Real Estate Market - Home Sales are UP - Highest Monthly Increase in 10 YEARS!

The National Association of REALTORS  just announced that in July home sales are UP 7.2% - the largestfirst time home buyers in georgia monthly increase in at least 10 years. 

Experts say this is primarily due to all of the first time home buyers rushing out to purchase their first home and take advantage of the $8000 tax credit that expires on November 30, 2009.

If you are a potential first time home buyer in Atlanta and are still on the fence, please do not miss this once-in-a-lifetime opportunity.  In addtion to the Federal Tax Credit of $8000, home values are down and the interest rates are still fantastic. Trust me, you will pat yourself on the back in a few years!

PLEASE NOTE:  If you want to take advantage of the tax credit, there are only 97 days left!  Typically it takes 30 to 40 days to purchase the home once you are under contract, so you really only have about 60 days to find your dream home.

In order to qualify for the 2009 First-time home buyer incentive, you need to PURCHASE your home by November 30, 2009. November is still a few months away, but consider this...

Usually it takes 30 to 45 days to find your "dream home". Once you have an accepted offer, it will take another 25 to 45 days to close (purchase) your first home.

If look the 2009 calendar, that means that you should probably submit an offer for your new home by October 15, 2009 and you should start looking for your dream home looking by September 1, 2009. That is only 30 DAYS from today... so it is time to stop procratinating and start house hunting!

Atlanta Home Search - First Time Home Buyers in Atlanta GA

Governor Sonny Perdue just signed the new Georgia Home Buyer Tax Credit last week, which offers up to $1,800 in tax credits on your Georgia state income tax. This credit is open to ALL home buyers and takes effect immediately for the next SIX MONTHS.

Here's how it works...

  • House Bill 261 (aka HB 261) will give Georgia home buyers a credit of 1.2% of the purchase price of the home or $1,800, whichever is less.
  • Starting with your 2009 Georgia Tax Reurn, you can claim 1/3 of the credit each year for three years(through 2011) and you can carry any unclaimed amount forward to the next year
  • It is only available for SIX MONTHS -- you must purchase your home between June 1, 2009 and Nov 30, 2009.
  • Home must be used as your primary residence
  • ONLY CERTAIN HOMES QUALIFY - the single family home or condo must be:
    1. Home must have been on sale prior to May 11, 2009 and still for sale or
    2. Home must be in default on or before Mar 1, 2009
    3. Home has already foreclosed and is held by a bank or mortgage company

The good news is that Georgia's first time home buyers can 'double-dip' and receive both the Federal Credit of up to $8000 AND the Georgia tax credit of up to $1800. So with historically low interest rates, affordable housing and incentives galore, this honestly couldn't be a better time to purchase your first home!
