About Atlanta's Grant Park

GRANT PARK Atlanta - Deal of the Week - 4 bed / 3 bath across from Grant Park!

Atlanta Victorian and Bungalow homes for Sale - Grant Park Atlanta Homeshomes for sale in grant park atlanta

Last weekend I toured some stunning new listings in Grant Park, one of the most popular "Intown" Atlanta neighborhoods. One of my favorite things to do as a real estate professional is to tour historic homes, especially old Victorians and Craftsman bungalows.

A few years ago, most people would not have been able ot afford one of the gorgeous old homes on Cherokee that overlook Grant Park.

Now there are several amazing deals, including this 4 bedroom / 3 full bath FULLY renovated home. The sellers have been transferred out of state and need to sell immediately. The price is now just $419,900... priced $100,000 BELOW appraisal according to the listing agent.bungalows for sale in atlanta neighborhoods

The kitchen was beautifully remodeled by Saw Horse, one of the premiere renovation companies in Atlanta. The master suite is spacious and the hardwoods really sparkle. I really fell in love with this home!

2008 Grant Park Tour of Homes Is Shaping Up To Be The Best Yet

Melissa Wakamo: Real Estate Agent in Atlanta, GA

It's that time of year again - the leaves have fallen, the weather's getting colder, and after Thanksgiving our minds and hearts move toward the winter holidays. At Red Robin Group, that means one of the most beautiful holiday traditions in Atlanta: the Grant Park Candlelight Tour of Homes.

Now in its 28th year, the Candlelight Tour features stunning Victorian and Craftsman homes in Grant Park all dressed up for the holidays. Proceeds from the Tour benefit three community non-profit organizations. Last year, the Tour raised more than $18,000 in 2007 for the Grant Park Cooperative Preschool, the Grant Park Parent Network and the community ministries of St. Paul United Methodist Church, and we plan to make this year even better.

If you've never taken the opportunity to go on the Tour of Homes, plan to join nearly 1,000 people from all over Atlanta to kick off your holiday season. In addition to the Tour, there are other activities, including an Artist Market, a Winter Wonderland celebration for kids and a Caroling Hayride.

This year, the Grant Park Candlelight Tour of Homes will be Saturday, December 13th and Sunday, December 14th from 6:00 -10:00 PM. The Artist Market is both nights 5:00-9:00 PM at St Paul United Methodist Church in Grant Park. Winter Wonderland is Saturday 4:00-6:00 and the Caroling Hayride will take place each night at 6:00. The Tour starts at St. Paul United Methodist Church, located at 501 Grant Street in Grant Park.

TICKETS: You may purchase tickets in advance from Red Robin Group for $10 each. Our goal is to sell 100 tickets to the event. To purchase tickets from Red Robin Group, come see us at our new office located at 749 Moreland Avenue, Suite A-102 (near Little Azio) Monday-Friday 9:00-6:00 or email info@redrobingroup.com and we'll deliver them to you if you live intown. Otherwise, tickets are $12 in advance by ordering online or $15 at the door at St. Paul UMC either night of the Tour.

We hope you'll make time to come to this very special event where good cheer and merriment are guaranteed as you visit each of the gorgeous homes warmed by holiday candlelight. Plus, you'll know that you've helped out three very deserving organizations this holiday season.

Onward, Upward

How Red Robin Group Real Estate Services Is Pressing Forward in Trying Times

by Rob Smith REALTOR, Listing Specialist

On a day-to-day basis, we're asked "How's the market? How's your business?" A couple weeks ago, one of our sellers topped that with "How are you going to work with ME differently now that we're in a completely different real estate market?" Here's what I said, more or less...

1. Red Robin Group will continue to be honest and forthright with our sellers. Just because the market is getting increasingly tougher to sell a home, we're not going to start sugarcoating the facts in order to get you to give us your business. If you need to lower your price, we'll tell you. If you need to clean up and stage the house, we'll find a way to help. Now more than ever, we're being starkly honest about what it's really going to take. And if you don't have a compelling reason to put your home on the market anymore, our best advice, simply, is DON'T.

2. Red Robin Group will continue to work smarter than anyone else to market your home. It's easy to get a listing. But to actually sell a home today takes some pretty innovative and persistent marketing, networking and cat-herding. We are constantly coming up with new and inventive ways to get your home sold, and are highly regarded by other agents in the industry for our success in that arena.

3. Red Robin Group will continue to hire only the best talent for our business model. Most real estate groups grow by acquiring new agents that want do it all. At Red Robin Group, we thrive on job specialization. We believe, for instance that working with buyers today takes a completely different set of skills than working with sellers. We've banked on the idea that a successful real estate group should be modeled after the mantra "do what you do best; hire an expert for the rest." And it's working better than we could have ever imagined.

4. Red Robin Group will continue to be neighborhood specialists. There's a reason why we're #3 in Grant Park, #1 in Ormewood Park and #1 in East Atlanta. It's because we take our neighborhoods seriously. We stay on top of the market conditions that affect us, we know what works when selling a home here, and we know exactly what buyers are looking for when they come to our neck of the woods. We live here, we work here, and just like you, we want the best for our neighborhood.

5. Red Robin Group will only continue to get better at what we do. As the market gets tougher, many agents are giving up and giving in. Not us. We believe the best time to invest is when the market is down - meaning, we're putting sweat equity into our business and giving our clients more for their money, not less, in these unprecedented times. We're not afraid to spend money to make money, but we're spending it wiser, making decisions for the long-run, and ensuring that client service continues to be our #1 focus.

Oh, and as for the seller who asked me that question, we had his home under contract and sold within three and a half weeks of listing it. We listened to him, he listened to us, and working together we both became winners in a very short period of time. That's what it's all about.
