About Atlanta's Lake Claire

We are officially less than one week away from the return of the Lake Claire Home and Garden Tour - "Experience Life on the Lake". It's been over 6 years since Lake Claire has hosted a Home Tour, so it's been much anticipated.

The Tour starts at Clifton Sanctuary Ministries(369 Connecticut Ave. NE, Atlanta, GA 30307), one of the beneficiaries of the tour, where tour booklets will be distributed and you'll have the opportunity to check out the amazing Organic Vegetable Garden- Click here to view.

Featured on the tour are homes that range from classic to contemporary - renovated and new construction - even a Cohousing Community built on the concept of village living - but all speak to the diversityand uniqueness of the neighborhood of Lake Claire. If you don't already know about the neighborhood of Lake Claire, you're in for a treat. Lake Claire is a small neighborhood located between Decatur and Candler Park - northeast Intown Atlanta. With mature trees, sidewalks, close proximity to local shops and restaurants, and best of all GREAT NEIGHBORS - Lake Claire is a truly special place to visit... and even better to call home.

Lake Claire is an in town neighborhood within the city limits of Atlanta, GA in DeKalb County on the northeast side. Neighboring communities include Candler Park to the west, Druid Hills to the north, Decatur to the east and Kirkwood to the south. Currently there are 26 homes on the market ranging in price from $189,900 for a 2 bedroom/1 bath home built in 1925 to $999,000 for a renovated 5 bedroom/3 bath home built in 1915. There are about 1200 homes in the Lake Claire community made up of 37 streets.

You won't find a lake in Lake Claire; the name comes from a combination of the intersection of Lakeshore Drive and Claire Ave. While most of the homes in Lake Claire are older, there are some newer construction homes peppered in. The homes are Craftsman Style, Bungalows, old Victorians with huge front porches and even some modern ones mixed in.

Lake Claire neighborhood schools include Mary Lin Elementary, Inman Middle and Grady High School.

Recreation in Lake Claire includes the community salt water pool. The initiation fee to join the Lake Claire Pool is $2,500. Annual dues are $300 for individuals and $450 for families. Membership is limited to about 400 families. The City of Atlanta seems to have parks everywhere, including Lake Claire. Lake Claire Park has tennis courts, playing fields, playground and picnic area.

Lake Claire is a neighborhood located in eastern Atlanta, Georgia (30307 zip code) is a close-knit community of about 1,200 homes and is within walking distance to Candler Park, the Candler Park Golf Course & the Candler Park retail district comprised of restaurants & shops bordering McLendon & Clifton. It is a part of the Atlanta City School System and the highly sought-after Many Lin Elementary School, feeding into Inman Middle & Grady High.

Lake Claire is situated in DeKalb County just east of Candler Park, north of Kirkwood, west of Decatur & south of Druid Hills.

Lake Claire & it's residents can stick their chest out a bit, because the neighborhood seems to be bucking this current Atlanta real estate shift:

In 2006 the neighborhood experienced 54 sales. Their average sales price was $415,270. On average, it took 43 days for these homes to sell.
In 2007 there were 48 sales (an 11 % decrease), but the average sales price was $432,515 (an increase of 4.2% from the year before). On average, it took a little longer for the homes to sell, but still only took 66 days to sell a home.
The most current data we have shows that, in 2008, there were only 40 sales in Winnona Park but the average sales price increased again by 3% to $445,552!

When many other neighborhoods were seeing sliding home values, this Atlanta neighborhood was seeing it's values increase.
Suffice to say that if you don't have to sell, don't BUT if you are a seller in Lake Claire (or anywhere in this Mary Lin School District) don't listen too carefully to the doom and gloom about Atlanta's real estate market.
