Atlanta’s Old Fourth Ward is one of the oldest areas in the city. Originally developed in the years immediately following the Civil War, the Old Fourth Ward’s history is deeply intertwined with the history of Atlanta. Most of the original homes, including the mansions that once lined Boulevard, were razed and replaced with apartment buildings or businesses over the years as the neighborhood has experienced times of prosperity and poverty. Today, however, the Old Fourth Ward is quickly reemerging as one of Atlanta’s great neighborhoods. Neighboring Inman Park and Poncey-Highland areas are also experiencing rapid revitalization. There are beautiful homes for sale and excellent investment opportunities in the Old Fourth Ward.
Geography
The Old Fourth Ward is bordered by….
· Piedmont Ave. and Downtown Atlanta to the west
· The Beltline, Poncey-Highland and Inman Park neighborhoods to the east
· The Blue (east-west) MARTA line to the south
· Ponce de Leon Ave to the North
The Old Fourth Ward is bisected by Boulevard. The neighborhood can be divided into three major areas:
· The section west of Boulevard and north of Freedom Parkway has few single-family homes but includes the Atlanta Civic Center and large housing complexes.
· East of Boulevard is found the largest concentration of single-family houses; here, especially south of Irwin Street, is perhaps the most eclectic part of the Old Fourth Ward. Auburn Avenue and Old Wheat Streets are streets that continue in the unique character of the Sweet Auburn neighborhood and Martin Luther King, Jr., National Historic Site on the west side of Boulevard, while Boulevard at Edgewood Avenue is now ground zero for a concentration of hip bars and restaurants.
· The area furthest east along the BeltLine is a formerly industrial area where the former factory and warehouse space now contains some of Atlanta's best restaurants and galleries, located in complexes like Studioplex, and just across the BeltLine at Stove Works. In the very
northeast corner of the Old Fourth Ward is the southeast's largest building (by sheer volume), the former Sears building, later called City Hall East, and now called Ponce City Market, awaiting redevelopment.
Residents love the eclectic, urban environment with several hip restaurants and bars within walking distance. The Old Fourth Ward will continue to experience an influx of professionals of all ages who love the Intown Atlanta lifestyle.

Atlanta Foreclosures for Sale - What happens to renters when home is foreclosed?
This question is being asked more and more in this Atlanta real estate market.
Our on-site closing attorney, Leigh Clack with Neel & Robinson, wanted to share this information with as many people as possible. Here's the scoop...
Before 2009, a rental agreement / lease was automatically terminated by a foreclosure, and the tenant was expected to move out as soon as possible.
On May 20, 2009, Congress passed the Protecting Tenants at Foreclosure Act as part of the Helping Families Save Their Homes Act, and here are the current rules and protections for tenants (valid through December 31, 2012):
1) The tenant must qualify as a valid renter:
2. If the new owner (bank or purchaser at the foreclosure sale or afterwards) plans to live in the house, the tenant must be given 90 days notice from the foreclosure date to move out.
3. If the tenant does not have a written lease or is leasing month to month, the tenant is still entitled to the 90 days notice.
4. If the new owner (bank or purchaser at the foreclosure sale or afterwards) does not plan to live in the house, the tenant is allowed to stay for the remaining term of the lease. The new owner would be entitled to all rent and subsidized lease payments.
5. The new landlord is not responsible for returning old security deposits to the tenant.
6. The tenant is still responsible for all rental payments and may need to save some payments until the new landlord is identified.

Old Fourth Ward is an in town neighborhood in the city limits of Atlanta GA. There are currently 32 homes for sale in Old Fourth Ward ranging in price from a 2 bedroom/2 bath home built in 1895 for $49,000 on Hogue St NE to a new construction 4 bedroom/4.5 bath home for $749,000 on McGruder St. NE. One of my listings is in the mix at $489,000. It's an 1895 Victorian Home.
There are 8 homes pending sale which means they are under contract but not yet closed and 2 there are in their contingency due diligence period.
Since July 1, 2009 9 homes have sold ranging in price from $76,500 on Hogue St to $342,000 on Prospect Place.
Old Fourth Ward is famous as the birthplace of Dr. Martin Luther King. Old Fourth Ward is also home to the Atlanta Medical Center . It's off of Ponce de Leon Ave between Virginia Highlands and Midtown. See the map of Old Fourth Ward. You can also get there by taking Freedom Parkway to Boulevard.
