How Beautiful Photos Help Sell a Home.

I often see a lot of posts with emphasis on bad photos on the MLS and how detrimental it can be in selling a home. I couldn't agree more. Bad photos, combined with an ill-prepared home, will no doubt do two things: 1) ensure buyers pass on your house when viewed online and 2) help promote a low-ball offer.

In this post, I'm taking a slightly different approach. Rather than focusing on the ugly (smile), this post concentrates on the importance of having beautiful photos. With buyers using the Internet to search for a home, it's so important that the photos not only stand out, but are ones that help drive them from the Internet and into the home.

To demonstrate the importance beautiful photos can have, I've included photos taken by Iran Watson of a home we staged in Atlanta last Wednesday for an Atlanta investor. The home received two contracts last night, both for the full asking price. If you're not familiar with Iran Watson, he's a REALTOR in Atlanta as well as a Real Estate Photographer. POPS of color:

As demonstrated in this photo below, the artwork, with its' red, orange and yellow color, capture the viewer and helps to draw them in. The glimpse of the dining room in the background also helps to allow the buyer to envision eating meals.

A detail shot such as this one, is definitely unique.

Master Bedroom:

Master bedrooms are a "key" room to the buyer. I happen to love this close-up as it's different than what you would normally expect to see.

When Preparing Your Home For Sale - Aim for a Cohesive Look

As a professional home stager in Atlanta, I'm often asked by sellers what "look" they should aim for that works well when selling a home.

The short answer is to when possible, keep it as consistent throughout. Why? Let's use paint color as our example. Let's say that the living room is a celery green, the dining room is red and the kitchen is yellow. Each time you introduce a "new" color, your eye stops, registers the new color (all subconsciously) and carries on. With the use of one color, there is no stopping. Your eye continues to flow and as a result, can help make the space appear "visually" larger.

Yesterday, while staging this home in Austell, Georgia for an Atlanta investor - the walls were all painted the same color. So... what I elected to do is to carry that thought process of "keeping things consistent" with using like-colors in the furniture and accessories throughout.

South Cobb Real Estate Market Stats February 2009. FMLS Area 72

South Cobb average prices have gone down quite a bit in the last 18 months. There has been a definate downtrend in prices. The number of homes selling have also dropped.

This is a large market area that goes from the Perimeter in Smyrna west to the Paulding county border. It includes Mableton, Powder Springs and Austell. One needs to be careful about using these stats to make a general evaluation for the entire area.

Average number of days on the market spiked up to 151 and sales to original list price ratio has gone down to around 85%.

The numbers below are for single family detached homes in FMLS area 72. Links to stats for other areas are at the bottom of the page.

Year over year, total transactions decreased from 97 to 81 (-16%)

Year over year, average sales price decreased from $234,167 to $196,788 (-16%)
