Chateau Elan Homes For 50 Cents on the Dollar?

It's a pretty common occurrence for a new buyer, especially one investment minded, to throw out, "I'm looking for 50 cents on the dollar" in terms home pricing. The age old debate is whether that's today, yesterday or tomorrow's 50 cents? Is that potential or real value. In many instances it's hard to prove the 50% off value but for Chateau Elan it's easier than you think. In fact, most luxury real estate is on sale so much that it's almost hard not to find these kind of deals except for one thing.

These homes are not advertised as HALF OFF. Most move up buyers and many first time luxury home buyers may not realize that these homes do not have a "fire sale" mentality even if it's a short sale.

Take this Chateau Elan Legends Home for example. It's a short sale previously worth over 1 Million Dollars. Unfortunately, there's not a ton of information on it, but upon closer inspection you'll find:

• It's in Gwinnett County School District (Major Plus)
• It's on the Golf Course
• The kicker is that it's in the Legends section of Chateau Elan which is one of the most exclusive areas of all the state Georgia, let alone the area.

When I woke up this morning I was a bit nervous. Today was our bi-annual golf tournament with Southern Loss Association at Chatuea Elan and it was about 40 degrees. Thankfully the sun came out and it was a beautiful day. Selling mulligans we were able to raise $930 for the Susan G Komen foundation. It was a beautiful scene.
