Today is FAN day. What is FAN day you ask? Today is the day when the members at Midway Macedonia Baptist Church in Villa Rica take time to celebrate their favorite teams, in good old fashioned Christian fellowship.
If you are near Villa Rica, GA come on out to the soccer fields behind the church, and meet some really nice Christian people who also are sports fans. Meet me at the big RV...my sister has 60 burgers, and 60 hot dogs, plus chili waiting.

Our company built a parade float for the Peoples Parade for the 4th of July in our town of Carrollton, Georgia. We went with the theme of "Backyard Bar-B-Q. We had a playhouse on the back of a 24’ trailer. We had agents to build a picket fence, agents who painted. We then put down green indoor/outdoor carpet for the grass, a kiddie pool with agents kids and a grill with a friend cooking real burgers. We passed out small American flags with our company name on the stick, patriotic wrapped bubble gum, branded jar openers and small branded Frisbees. We won 1st place in the small business category! I am so proud of our team.
Now, the real work begins. The parade is a huge advertising splash. There were probably 7 – 8 thousand people along the parade route. It was a great opportunity to make a statement that our company is here and we are a strong, independent real estate company. I am constantly challenging our agents to be over the top with excellent service. Our advertising is only worth it if we can deliver!
I’m grateful to all who participated in the parade – because in the end I felt like we found favor with the people among whom we work and live. That can turn into listings and buyers who need our services. That makes the hard work worth it.

My Temple, GA short sale has a closing date! Yes, that's right. I have an approval and a closing date of on or before June 15.
We started the short sale journey in November of 2010. We had one buyer walk away, but the current buyer loves the house, knows he is getting a great home at a great price, and is committed 100% to getting to closing.
Although theshort sala journey has been long, and emotionally painful, we can see the light at the end of the tunnel.
I was a short sale newbie when this started, but I have earned my stripes. I am ready to help more sellers walk through the short sale jungle.
I want to thank everyone who was a part of this. The negotiator, the attorney's office, the lender, the buyer, the buyer's agent, and especially the seller. We all worked hard dealing with stupid stuff, and many times the seller was so fed up she wanted to hand over the keys and run away.
I know it's not over til it's over, but we are so close, I am almost excited.

I can't believe it - I got a lead from Walt Disney recently on my website. He wanted to know the value of his home here in Carroll County. Unfortunately I couldn't help him, because he didn't give his street address on the input form.
I know that people want anomonity, but good grief - could they not be more creative than that?
I want to work everyday to build trust in the community that I work - so that people know I will not pester them to death. I will not make false promises. I will not fluff up the CMA just to tell them what they want to hear. I will speak truthfully - deal with them respectfully and honestly.
I guess Walt really doesn't live here - I must confess though, it made me smile.

Everyone is aware by now of the importance of internet marketing in real estate. Maintaining a high-ranking site is a must for any tech-savvy agent. While website traffic is typically comprised of buyers searching for homes, a real estate website that ranks well also makes for really easy listing presentations. Generally the prospective homesellers found you on the internet and are pretty much sold on your services already. If not, a quick breeze through Google shows the homesellers how their home will be viewed more than most other properties and that is usually all it takes.
The real estate marketing company that I use keeps my sites ranking well and informs me of keyword trends for local areas. Their research suggested that wasting resources on Carrollton GA SEO is not recommended due to the very low volume of searches. Something I already knew, Carrollton is something of a throwback to simpler times. Located in rural West GA, things move at a slower pace and it is a well-connected community socially. The seven degrees of seperation theory becomes more like two degrees. That is what makes the town so charming and why I choose to live in Carroll County.
As a result the Carrollton GA real estate market is a close-knit community of agents that all know each other well. Many use their own Navica MLS system separate from the other two metro MLS systems. Properties are often sold before even listed due to the intense networking that takes place. It harkens back to a time back in the 70's when I remember my father's agent bringing huge books of listings that the local agents shared through personal networking. Print advertising is still used to a degree in Carrollton and a Carrollton agent uses a broader marketing strategy to effectively sell homes.
When choosing an agent for the Carrollton or West GA areas homesellers would be wise to interview many agents to be sure their agent is a top-producer and well-versed in marketing to the local area. Selling homes in Carrollton does not take expensive Atlanta SEOs or flashy websites, but good old-fashioned real estate sales skills.
