Greater Athens Area Residential Real Estate Monthy Statistics Charts, June - Oct. 2009

The following charts show the month to month residential real estate sales volume of the Greater Athens Ga metropolitan area for the months of June through September 2009.

Chart 1 shows the trends for both the number of residential units sold and the average number of Days on Market (D.O.M.) for those units. After a two month trend downward, the sales volume rose slightly in October while the average D.O.M. decreased slightly after a two month increase.

The total number of units sold in October was 112, up 6 units from September. D.O.M. fell to 197 days, down almost 3 weeks from the 215 days in September. Both are positive indicaters.

The second chart is tracking both the average and the median price of residential sales in the greater Athens metropolitan area. The average price rose sligthly from $186,702.00 to $189,764.00 but is still relatively flat for the monitoring period. The median price, however, showed a sharp increase of almost $22,000 from $143,400.00 to $165,000.00.

Most of us consider the upcoming holiday season to be a time for family, gift-giving and food. However, the Athens community has many families that dread the holiday season because they don’t have access to those same items that many of us take for granted.
I have a huge heart for kids when it comes to charitable giving, because kids are usually products of their environment and have no means to better themselves. So, each holiday season, I adopt “Angels” from the Salvation Army.
This program allows you to buy Christmas gifts (clothes, toys, etc) for a specific child that might otherwise not receive many, or any, gifts. The Salvation Army will provide their names and sizes, and you buy the gifts. If you enjoy shopping, you can sponsor a local child and dropoff at the local Salvation Army location. “I don’t have time to go shopping” is not an excuse, because you can adopt an angel and shop for them online. And, if you don’t like shopping in person or online, call us at Atlas … we will gladly volunteer our time and do the shopping for you, if you’d rather just make a monetary donation.
It’s a great program, and I strongly encourage you to participate. Help make a difference in the Athens, GA community and more importantly in the life of a child.

Home Sales Up for First Time in More Than a Year - Athens-Clarke County, GA Residential Real Estate Market Report & Stats for October 2009

October 2009 residential real estate sales volume in Athens - Clarke County, GA showed the first increase in the 12 month sliding sales volume for more than a year. While only 2.8%, the increase is a postive sign that perhaps the Athens, GA market is stabilizing, if not improving. Also, as volume went up, the average Days on Market (D.O.M.) dropped by 4 days, another positive indicator.

Both the average and median sales price of homes remainded flat from September, however, both the median and average prices are down just over 6% from a year ago.This is probably driven by two factors: 1) the number of foreclosures and short sales on the market; 2) first time homebuyers taking advantage of the $8000 tax credit.

At the end of September there were 148 pending sales of residential property in Athens - Clarke County, up 5 from the September figures. Residential properties include single family homes, duplexes, triplexes, condos, townhouses, mobile and manufactured homes.

Homebuyer Tax Credit Extended Through Spring 2010

Both the house and senate have agreed to extend the $8000 first-time homebuyer tax credit through May 1st, 2010. In addition, ANY homeowner that’s lived in their home for 5 of the past 8 years can now also claim a $6,500 rebate as well.
This is big news for those of us in the real estate community, as this credit seems to be the driving motivation behind a large percentage of recent home-buying decisions. Here are some of the most frequently asked questions on the changes to the Homebuyer Tax Credit

Question: Existing homeowner credit: Must the new house cost more than the old house?

Answer: No. Thus, for example, individuals who move from a high cost area to a lower cost area who

meet all eligibility requirements will qualify for the $6500 credit.

Question: I am an existing homeowner. On October 25, 2009, I signed a contract to purchase a

new home. I have lived in my current home for more than 5 consecutive years and

am within the new income limits. I will go to settlement on November 20. If

President Obama has signed the bill by the time I go to settlement, will I qualify for

the new $6500 tax credit?

Answer: Yes. The existing homeowner credit goes into effect for purchases after the date of enactment

(when the bill is signed). There is no reference to the date of contract for the new credit. The

provision looks solely to the date of purchase, which is generally the date of settlement.

Question: I am a firsttime

homebuyer but was not within the prior income limits at the time I

entered into my contract to purchase on October 30, 2009. I will be covered,

however, by the new income limits. If the new rules have been signed into law by the

time I go to settlement, will I be eligible for a credit?

Answer: Yes. The new income limitations go into effect as soon as the President has signed the bill.

The income limit and other eligibility rules will look to your status as of the date of purchase,

which is the settlement date. So if the new rules have been signed when you go to settlement,

you should be eligible for the credit (or a portion of the credit if you're within the phaseout

range).

Question: I am an eligible existing homeowner. I have a fair amount of equity in my home. I

have found a home with a nonnegotiable

price of $825,000. Will I be able to use any

of the $6500 tax credit?

Answer: No. The $800,000 cap on the cost of the purchased home is firm at $800,000. Any amount

above $800,000 makes the home ineligible for any portion of the credit. The $800,000 is an

absolute ceiling.

Question: I owned my home for 10 years, but sold it two years ago year and have been renting

since. If I purchase a home, will I be eligible for the $6500 tax credit if I meet all the

other eligibility tests?

Answer: Yes. Because you lived in the home for more than 5 consecutive years of the previous 8, you

will qualify for the $6500 credit. For example, Say John and his wife bought a home in 2000

and lived there until 2008 when he got a divorce. Whether John has been renting or bought in

the interim, he WOULD INDEED be eligible for the credit because he owned a home and

occupied it as his principal residence for 5 consecutive years out of the last 8 years. The

keyword here is "consecutive." As long as he lived in that house for 5 years straight what he

did since 3 years doesn't impact eligibility.

Question: I am an eligible firsttime

homebuyer. I entered into a contract to purchase on

November 1, 2009. Do I have to go to closing before December 1? How does the

extension date affect me?

Answer: You do not have to close before December 1. Once the legislation has been signed, it will be as

if the Nov 30 date had never existed. Therefore, so long as the contract settles before April 30

(or July 1, worst case), the purchaser will be eligible for the credit.
