Federal Home Buyer Tax Credit Extended & Now Expanded to Assist Move-up Buyers too

For all those 1st time homebuyers who had trouble finding "the one" in time for the tax credit, you now have a few more months to contact me and we'll ensure you get a great deal and a quick return from Uncle Sam.

Congress has extended and expanded the homebuyer tax credit. It has passed by both the House & Senate and will be signed off by President Obama in the next few days. The modifications will become effective when President Obama signs the bill. All changes made to the current credit become effective on that date, as well.

December 1 - April 30, 2010 Rules

$8000 ($4000 married filing separate)

First time Buyer - Definition for Eligibility

May not have had an interest in a principal residence for 3 years prior to purchase

Current Homeowner - Amount of Credit $6500 ($3250 married filing separate)

Effective Date - Current Owner

Date of Enactment

Current Homeowner - Definition for Eligibility

No Provision Must have used the home sold or being sold as a principal residence

consecutively for 5 of the previous 8 years

Termination of Credit

Purchases after April 30, 2010 Binding Contract Rule None So long as a written binding contract to purchase is in effect on April 30, 2010, the purchaser will have until July 1, 2010 to close.

$125,000 - single, $225,000 - married, Additional $20,000 phase out

Moments ago, the House voted 403-12 to expand and extend the Homebuyer Tax Credit (as part of the Unemployment Insurance Bill).  The bill is now on its way to President Obama for his signature... so this is ALMOST a done deal!

The agreement on the extension and expansion of the credit is as follows:

  • Credit available for purchases before May 1, 2010. Prospective purchasers with binding contracts in place as of April 30, 2010 will be allowed an additional 60 days to complete the transaction. 
  • Credit remains at $8,000 for first-time purchasers. No change to definition of first-time purchaser.  
  • NEW $6,500 tax credit for REPEAT BUYERS who purchase between December 1, 2009 and May 1, 2010. Repeat buyers must have lived in their homes consecutively for 5 of the previous 8 years.  
  • Income limits are expanded to $125,000 on a single return and $225,000 on a joint return. Current law $20,000 phase-out retained.  

     *New anti-fraud limitations will be imposed.  Stay tuned for more details.

It's beyond me how some business models function but MagCloud will produce a very slick 8.5 x 11 magazine for you. These mini-mags might be great for marketing a listing. Don't you know that buyers would be blown away. I have a friend who did an 8 page magazine instead of a resume! It really looked nice. He said it ran about $.015 a page (plus shipping and handling). I don't think you can even do color copies for that. Get it while it lasts.
