No helicopters Lake Lanier I received an email today that I thought was very important and timely. It is worth sharing to all. It concerns helicopters flying to our Beloved Lake Lanier. In my own opinion, it would be an intrusive nuisance to all that live their and want to escape the noise and din of the city and enjoy the natural beauty and solitude.

"On June 15th the Hall County Zoning Board voted to recommend the approval of a helicopter landing in a South Hall residential neighborhood so one family from another county can visit their vacation home on Lake Lanier. I am opposed to the negative impact helicopters' loud noise, and potential danger, have on the peace and serenity of Hall County and all Lake Lanier property.
I think this precedent setting decision can only hurt the real estate values on the lake now and in the future.

On July 9th at 5:00 pm the Hall County Commissioners will meet to make a final
decision. Please email ALL the Commissioners ASAP to voice your concern."

As an appraiser we have noticed one thing is certain. The office is free of phone calls! We rarely get calls anymore asking about values, what do you think the home will appraise for, etc., etc.

The orders just come in via email or fax and away we go! I cannot tell you how nice it is not to have people calling us wanting to know if they think a home will appraise for a certain number before they place an order.

All orders coming from BANKS or Appraisal Management Companies.

BUT if you want to get a feel for value without having to pay for a full appraisal. Well remember that all appraiser can and will do either Drive-By appraisal reports or desk top reports for a fraction of the cost of a full report.

We are also offering special prices on PRE-LISTING appraisals. It is a full interior/exterior report, but we discount it for the client as we do not have to jump through so many hoops when we are dealing with a personal appraisal report and not one that involves a BANK or a LOAN.

We have been busy talking to Realtors at their meetings all about the new world of appraising and I cannot tell you how profitable that has been. I have had MANY agent referrals for appraisals. We always had a good referral network with our local Realtors, but now more than ever they are suggesing to their clients to get that appraisal up front before they buy or sell property.

The few hours that I spent at their offices have paid back many times over. So it is always true if you help people they will help you back.

Business has been steady, not ganbusters, but not dead either so we are grateful.

Celebrate America!

For anyone living in south Hall or north Gwinnett Counties, I hope you will join us at Blackshear Place Baptist Church this evening as we celebrate America. This year's program is titled The Torch Is Passed and is centered around the theme of passing the torch of freedom on to the next generation while we pass our faith along. Here is a photo of a previous program to give you some idea of what you are in for.

Military

The program is always a huge crowd pleaser and incorporates choir, orchestra, drama and narration. Year to year, the highlight of the presentation is our Salute to the Armed Forces section. We bring in military in full uniform representing each branch of service as well as a local color guard comprised of Army personnel. Here are the particulars:

Ways to Stop Foreclosure

The best thing to do when trying to prevent a foreclosure is to act before your lender files a Notice of Default, at this point you options are limited. That is why it is better for you to call your lender before falling behind on your payments, because lenders are often reluctant to work out repayment schedules after foreclosure proceedings have been commenced.

Though, in some ocassions we have had a bank stop the sale, it is not common after the houses has been been put up for sale or auction.

You will be given a certain time period to bring the payments current, pay the costs of filing the foreclosure and stop the foreclosure. This is called reinstatement of your loan. If you cannot make up the missed payments and the lender will not work with you, here are a few other options to stop foreclosure:

Sell Your Home.
Interview real estate agents to get an opinion of market value and average DOM to sell your home. You might be tempted to hire a discount broker, but many sellers feel they need the exposure and marketing that full-service brokers offer. Compare both to determine which best meets your needs and time frame. Many banks will not talk directly with the homeowner, so with WeBuyHousesin1Week.com we will negotiate with the bank for you.
Consider a Short Sale.
If your home is worth less than the amount you owe, you might be a candidate for a short sale. A short sale affects credit but it's not as bad as a foreclosure. Sign a Deed-in-Lieu of Foreclosure

The lender might also work an arrangement where a home owner can remain in the home until finding a place to move into. Owners in default should negotiate the right to retain occupancy, arguing that if the lender followed through on the foreclosure, an owner would still enjoy the right of possession during that procedure.

Another tax credit for Georgia home buyers

After many requests (Emily) here is some information on the new $1,800 tax credit for new home purchases. On May 11th, the Gov. Purdue signed House Bill 261 which provides $1800 State Tax Credit (1.2% up to $1800). The new tax credit is available for new homes and resales that were listed prior to May 11th and foreclosure properties. Purchases must be closed by November 30th, 2009. You may claim one-third of the credit available in each taxable year, and may carry forward unclaimed amounts. There are no income restrictions and you don’t have to be a first time home buyer to receive the new tax credit. This is also in addition to the $8,000 tax credit for first time home buyers.
