During August, 2009 the Jackson County, GA real estate market is virtually flat in the 12 month sliding sales volume. August is continuing the recovery of July off of the June low in volume for the last 12 months.
The average Days on Market continues to increase, up 7.5% in the last 4 months. Median prices have remained relatively flat while the average price has gone up about 1% for the second straight month with an average price gain.
Both average and median prices are well below the highs of last november. This decline might be attributed to an increasing number of first time home buyers entering the market and getting the $8000 tax credit as well as the high percentage of foreclosures included in the sales figures.
The number of pending sales, at the end of August, for Jackson County was 41, down 4 from the end of July.
Residential sales includes single family homes, duplexes & triplexes, condos, townhomes, mobile and manufactured homes.
