The Colbert, GA Independence Day Celebration 2011 is scheduled to take place this Saturday on July 2, 2011 in downtown Colbert due to July 4th being on a Monday this year.
The parade will begin at 9am again this year, in an attempt to beat the heat!
As always, there will be a crafts festival, great music, and fabulous food available.
Plan to spend the day in downtown Colbert, GA just northeast of Athens, GA at the Independence Day celebration this Saturday July 2, 2011 from 9am until 2pm or so!
**Also of note, this is a dog friendly event however leash and common courtsey required :) (please clean up after your pup!).**

Behind Historic Madison County Ga Courthouse
During the month of March 2011, the Madison County Ga real estate market had the most active month for total sales since June of 2010. Only this year, the sales were not driven by the need to close on homes by the end of June in order to get the Home Buyers Tax Credit.
At the end of March, there were 314 active listings in Madison County. 155 of those were residential listings and 136 farm, lot and land listings. 34 of the residential listings and 30 of the farm, lot and land listings are REO/foreclosure properties while another 3 of the residential listings are short sales.In addition, there are 31 listings under contract and pending sale, 22 residential and 7 farm/lot and land listings.
During March there were 17 total real estate sales, all of which were residential. Of those 17 sales, 9 were REO/Foreclosure sales. There were no short sales of any type in Madison County during March 2011.
Residential listings include single family homes, town homes, condos, mobile homes and modular homes. Farm, lot and land listings include residential lots (developed or undeveloped), farms, acreage and undeveloped land. The other listings not detailed include multi-family units, commercial properties, industrial properties, etc. and are included in the total listings but not broken out in the details. All real estate market information in this post is derived from data in the Athens Area Association of Realtors® multiple listing service (MLS).
Madison County Ga real estate activity includes the towns of Hull, Danielsville, Colbert, Carlton, Comer & Ila as well as the unincorporated areas as well as the parts of Nicholson that are within the boundaries of Madison County.

What happenned in 2010? 2010 was a challenging year for real estate across the country. While Madison County Ga did not escape those challenges the presence of the University of Georgia in neighboring Athens and an unemployment rate that remained below both the state and national averages kept the real estate market a little bit more stable than in many areas of the country as well as Georgia.
The numbers: Chart 1, below, shows how the 2010 residential real estate market faired against the 2009 market as far as total sales and Days on Market. In 2009, there were 166 residental units sold in Madison County Ga. In 2010 that number decreased by just over 8.6% to 143 units. During the same period the percentage of sales that were foreclosure property sales went in the opposite direction than in most areas by decreasing 20%. In 2009 there were 90 foreclosure sales, or just about 52.4% of the total sales volume. In 2010 there were 72 foreclosure saless or just over 50.3% of the total sales volume. The positive news is that in Madison County Ga "organic" resales are still a large part of the real estate market and actually increased as a percentage in 2010. In 2011 foreclosures and short sales will more than likely make up they same or higher percentage of the total sales volume. Those wanting to sell their homes for reasons other than foreclosure or short sale will need to differentiate their homes in order to obtain a higher price.
The average time to sell a residential property (Days on Market, D.O.M.) , in Madison County Ga decreased almost 19.5% from 221 in 2009 days to 178 days in 2010.

Chart 2 below shows the direction of both average and median sales prices in Madison County Ga. The average sales price declined just under 3.8% from $123,882.00 to $119,251.00. The median price declined 2.4% from $125,000.00 in 2009 to $122,000.00 in 2010. The decline in both median and average prices were almost certainly driven by the combination of the number of foreclosure sales along with the number of first time buyers trying to take advantage of the federal income tax credit during the first six months of last year.
What does 2011 hold? 2011 will probably be almost as challenging as 2010 was. Foreclosures and short sales are expected to become a larger part of the market. Prices are expected to suffer some decrease, at least during the first 6 months of the year. The forecast is for prices to stabilize during the second half of the year. This will really be dependant upon how the economy fairs, especially in regard to unemployment.
For those that want, or need, to sell their homes for reasons other than foreclosure, the good news is that, as the numbers for 2010 indicate, "organic" sales of homes are still happenning in the Madison County GA market. However, the homes and properties need to be both priced competitively and in a condition considerably better than foreclosure or short sale properties in order to get that higher price.

Madision County, Georgia real estate market statistics, what a wild ride this county has taken lately. The Good: There are excellent deals to be found! As of 10/7/2010 there are 104 single family homes on the market listed for under $200,000. List prices start at $48,000. The Bad: Sellers of homes listed at over $200,000 are finding buyers to be very scarce. Year to date in 2010, ther have only been 9 sales in Madison County, GA over $200,000; with sales prices ranging from $200,000 to $349,000. Currently there are 41 active listings in Madison County, GA (per Athens MLS) ranging from $200,000 to $875,000. The Ugly: In September 2010, there were only 13 sales in Madison County, GA of which 10 were REO sales (homes that had been foreclosed upon and were bank owned at the time of resale). Madison County sales in September 2010 ranged from $39,900 to $182,000 in sales price. Regarding Single Family Residential Sales in Madison County, GA year to date in 2010:

So although the median sales prices have declined by 5+-%, and sales activity has decreased by 13%; the average days on market has declined by 22% for 2010 year to date versus 2009 through the same time period.
