What is going on in the areas real estate market? That is a question I get asked all the time now. My standard response is it is a GREAT time to buy. Yes the Young Harris & Hiawassee markets are slower than it was back in 2005 and 2006 and there are more properties for sale in Towns County now than back in 05 or 06. All of these factors just make it a better time to buy. A buyer has more properties to choose from and if they are thinking about building on a vacant lot the builders are available to work with them now. Lets take a look at some of the facts about the Towns County market. First off we all know that this is a true discretionary spending area. Nobody has to move to the Mountains and Lakes. It is not like we have major industries and or company in the area with relocations going on everyday. This area is all about lifestyle, it is what makes the area so special.

This works sheet is pretty self explanatory. All listings/properties in Towns County (Lots, Land, Homes, etc)
New: Number of new listing entered into the MLS system in Towns County.
Pending: Number of listing that went pending in Towns County.
Sold: Number of listing that closed in Towns County.
Source: NEG Board of Realtors.
As you can see 2005 and 2006 where very busy times for pendings and solds. 2007 and 2008 are getting back to normal, but with the increase of new listing it has given the buyer more options.

The Mountains of North Georgia and Western North Caroline are looking great. The Azaleas, Rhododendron and Dogwood Trees

are at full bloom. The bright oranges, reds, purple and white make the GA and NC Mountains look alive from the lake. It is my understanding that the bass are on bed now. Saw quite a few fishermen out on Sunday trying their luck. I trolled for a while, but no luck this time. The lake is starting to get busy. There were all kinds of boats (Personal Watercraft, Pontoons, Sail, Bass, and Run-abouts) out on Lake Chatuge Sunday. With the water tempurtures rising the beach and play ground by Hiawassee was very busy when I went by. The lake appeared to have more activity on the GA side than the NC side. Did see a low flowing ultra-lite plane buzz the dam a couple time, I’m sure the people walking the dam enjoyed it. At first I thought he was trying to land on the dam. Looks like the rope swings are still down. Not sure who it was (TVA or Forest Service) but, late last year somebody took down all the rope swings around the lake. Not only did they cut the swings down, but they also cut the trees down.
Lake Chatuge Lake Level latest midnight elevation was 1924.0, Remember full pool is considered 1926.0 and the top of the spill gate is 1928.0. It appears like we are right in line with TVA Chatuge Operating Guide.

Today begins Stage 5 of the Tour de Georgia, the longest and most challenging legs of the tour. This stage will cover 133.4 miles through the most rigorous-and most beautiful-terrain on the tour, the mountains of North Georgia. Cyclists will make three epic ascents today: Burnt Mountain, Woody Gap and Crown Mountain, before making the mother of all ascents, Brasstown Bald. Brasstown Bald, in Hiawassee, is Georgia's highest peak, rising 4,784 feet above sea level and has awe-inspiring views of four states. The cyclist who makes the ascent to the summit of Brasstown Bald first earns the title KING OF THE MOUNTAIN!
The Tour de Georgia is in its sixth year and is rated as the United State's highest-ranked professional cycling event, along with the Tour of California. The six stage event covers 600 miles in six days as cyclists ride through Georgia's unique geography, from the beautiful coastal community of Tybee Island to the spectacular mountains of North Georgia. Two of cycling's greats have won the Tour de Georgia on their way to winning the Tour de France: Lance Armstrong in 2004, and Floyd Landis in 2006.
For complete coverage of the Tour de Georgia, visit their Website.
Here are some interesting -- and colorful -- cycling terms:
Big Ringing It - The chain on the big chain ring, going for maximum speed.
Bonk - Total exhaustion caused by lack of sufficient food during a long race or ride.
Domestique - A team rider who will sacrifice his individual performance to help a designated teammate. Duties can include giving up one's bike for another rider, supplying refreshments to teammates, and catching breakaway riders. French for "servant."
Hammer - To ride hard. Also, to "put the hammer down."
KOM - King of the Mountain. Award for the Best Climber.
Peloton - The main field, or pack, of riders in the race. Peloton is French for a group moving forward.
Popped - Blown. Had it. Knackered. Stuffed. Lots of words to describe the legs just going all weak. Loss of power.
Wheel Sucker/Wheelsucking - Someone who sticks to a rear wheel ahead of him or her and refuses to go to the front.

Lake Chatuge was perfect today. With the temperature in the low 70s had to remove a section of canvas on the boat today. Can't wait until we can take the camper top off the boat. The lake temperature is rising too. Actual saw some kids being pulled on a tube on the lake today. Based on Chatuge operating guide we are still about 2 and 1/2 feet above where we should be at this time of year. If we keep getting the rain we may make it to full pool this year.
