The Hamilton Mill development 45 minutes northeast of Atlanta, was one of the first major residential "home town" developments north of Atlanta. The concept is somewhat like the Peachtree City model south of Atlanta in Fayette County. Hamilton Mill offers a variety of fabulous custom built homes, overlooking the golf course, the 30 acre Mill lake or the quiet solitude of well planned wooded lots. Residents are welcomed through the main gate by an old mill house with trickling water sounds, and well manicured, landscaped common areas provide that "resort" experience that we all aspire to.
Hamilton Mill offers the "Home Town" experience for young and old alike. The Mill Creek school cluster which is part of the Gwinnett County Public School system is a recent addition to the county's school system and very conveniently located a short distance from the community.
Hamilton Mill has a thriving real estate market, even in these challenging economic times. The average listing price for available properties in March of 2010 was just over $300,000, with some listings approaching $1,000,000. Buyers are definitely attracted to all that Hamilton Mill has to offer. Average days on market for homes sold in 2009 and into 2010, was just 95 days, and that is considerably better than the area average market time for residential property. In March 2010, the average sales price for homes sold in Hamilton Mill was $292,868.

Hamilton Mill in Dacula, GA is still on of the most sought after neighborhoods in Gwinnett County. With 97 Hamilton Mill Homes For Sale, there's a lot to choose from.
There's quite a bit of activity but if you know me, let's just get to the facts....
A few other things is that most of the short sales are listed by agents who haven't closed 1 short sale... ever. In fact, there are numerous listings that are short sales but have incorrect wording putting the agent and home owner at risk!
The deals are outstanding and inventory is moving. This is a great time to move up or move in!

Ok so I put out a post a couple of days ago about hosting my first open house. I was absolutely asounded by the amount of advice given to me by all of you! It went well and I thought I would just share some of the amazing and generous adivce that was given to me by some of you nice ActiveRainers.
1. Bake some cookies. Not only is this a nice gesture and it gives them something to munch on, but it also gives the house a nice "homey" smell to it. Also try brewing coffee for added affect. ( Thanks Janaya Goselin)
2. Have a guest book and ask each visitor to sign in. Get their name, number, and email address and ask them if it's ok to stay in touch with them. (Thanks Edward and Celia Maddox)
3. Have some nice cool tunes playing in the background. Having a little "elevator music" can really add elegant touch to the atmosphere. (Thanks again Janaya)
4. Make up a showcase packet for the home. Include all the features and unique qualities of the home. Also make sure that you have all HOA fees on hand and include such information as local schools, nearest grocery stores, pool/tennis availability, etc. (Thanks Lane Bailey)
5. Properly advertise the open house. This can be accomplished on any budget. Some good places to check out are Craigslist, Facebook, Twitter, and of course local newspapers. Make sure that you start advertising far enough in advance. Usually a week is plenty. (I'll claim this one)Most importantly, HAVE FUN! If you're having fun it will be infectious. Make some friends! Have some cookies! How could you not have fun?!
