As of March 9 we have 213 single family homes listed in First MLS for sale in Lumpkin County.

We show an additional 43 homes under contract.

First MLS list 17 homes that closed in the county during February. Of the 17 homes that closed 11 were foreclosures.

The highest sales price was $375,000, a home in Achasta. The lowest sales price was

$10,000 a doublewide on 2 acres that needed lots of work on Broken Lance Dr.

We show 28 townhouses or condo's on the market and one contract pending contract and no closed sales for February

There are 244 developed lots listed for sale. There were no closed says in February and none listed as under contract.


The Land / Farm Section of the MLS list 102 active listings. There are 5 properties listed as under contract and one sale for Ferruary.

The sale was 10 acres on Reid Chapman Road that closed for $90,000.

Thinks may be starting to turn around at last. Three of my listings sold in January. Two of them were in Dahlonega and the other in Dawsonville. None of them were foreclosures however the one in Dawson was a short sale. I have two closings set for February, those two are not my listings They are foreclosures that I have found the buyer for. The number of homes on the market has dropped. We were averaging a little over 330 homes for sale in the county. We now only have a little over 200 active listings.

I have several buyers actively looking for a home that I can't find what they are looking for.

Some of the foreclosures that come on the market are actually getting multiple offers and sell above asking price. There was on that came on the market for $22,000 a couple of weeks ago that drew multiple offers. The listing agent said she had 12 offers on that property. I submitted a offer for $28,000 on it and still got out bid. I spoke with another realtor friend who submitted $34,500 on that same property and he got out bid as well. It will be interesting to see what it actually closes for.

My personal listing inventory is down to the point that I need to get some new listings to advertise. If you know of anyone that needs to sell I would greatly appreciate it if you would pass my name and number on to them.

January 2012 Sales.

As of today Feb. 8 we have 204 Single family homes listed in First MLS for sale in Lumpkin County. We show an additional 43 homes under contract.

First MLS list 13 homes that closed in the county during January. Of the 13 homes that closed 7 were foreclosures. The highest sales price was $320,000 at 518 Ranch Mountain Drive. The lowest sales price was

$12,750 at 293 Candlewood Drive, it sold for the land value only. The house was mostly torn down and could not be saved. There was a double wide on Shady Ln. That sold for $14,000.

We show 28 townhouses or condo's on the market and one contract pending contract. There were 3 closed townhouses or condo's sales in January. The highest sale price was $158,000 in The Summit and the lowest was $67,000 in Cane Creek Commons

There are 238 developed lots listed for sale with 1 under contract.There was only one closed sale, a 1/3 acre lot on Wimpy Mill Rd for $18,000.

The land farm section of FMLS has 111 active listings and 1 pending sale and 1 closed sale. It was 26 acres on Azalea Ridge. It sold for $107,478.

As of January 6 2012 we have 211 single family homes listed for sale in First MLS. That is 10 less than last month. We show 26 more that are under contract.
According to First MLS 13 homes sold in December. Seven or just over 1/2 of them were foreclosures.
The highest sales price was $269,300, a home at 616 Deans Drive in Parks Ridge subdivision. The lowest was $32,500 a foreclosed mobile home at 312 Emeley Drive. It is interesting to note that the home on Emeley Drive was listed at $25,000 and sold for $7,500 above asking price.
There are 26 townhouses and or condo's on the market. Two more are under contract and none sold in December.
We have 223 developed lots on the market. That is 16 less than last month. Two more are under contract. There was only bone closed lot sale in December, 3 acres at the corner of 19N and Dove Hill. It sold for $15,000. It had been on the market for 3 or 4 years.
The land farm section of First MLS has 102 active land/farm listings. Two more are under contract and only one closed sale in December. The sale was 7.4 bank owned acres on Emory Stephens Rd. It sold for $15,000. That is $15,000 total sales price not a per acre price. It was between three chicken houses so that helped bring the price way down.
