Most home inspections will reveal some items in the house that need to be repaired or replaced.
What should the buyer do?
Most buyers want the house to be "perfect" when they move in, but is it a good idea to have the seller fix everything?
If the seller does the repairs:
1. Buyer has no control over the quality of work or products
2. Closing may be delayed
3. Seller will usually choose cheapest or fastest solution
4. Buyer may not have access to repair people for follow-up
If the buyer does the repairs (may be able to reduce the sales price):
1. Complete control over the quality of work and products
2. Work is done after closing, so no delays
3. Buyer can be flexible on timing and cost
4. Buyer has relationship with contractors and suppliers for warranty work and follow-up
Sometimes a repair is required by the lender prior to closing, based on the appraisal. In this case, the seller must have the work done.
The buyer should always allow time for a follow-up review by the buyer's own inspector, and the buyer should get all paperwork, warranties, and contact info on the service providers. This is especially important when buying an REO/foreclosure property. The buyer should also purchase a home warranty.

Looks like good news for homeowners in the Medlock School district of Decatur, GA. It appears it will be one of the elementary schools removed from the list of closings. Medlock is the ideal neighborhood school and has served the area since the 1950's.
A big Thanks goes out to all area neighbors voicing their opinions to the school board. This area has been a strong, sought after area for years and a quality school in the neighborhood will definately help things stay that way.

Medlock Park in Decatur GA 30033 is comprised mainly of brick and frame ranch style homes built in the 1950’s and 1960’s. There are a few larger infill homes in the mix. Currently there are 3 homes on the market ranging in price from $218,000 to $249,000. Most of the homes are 3 bedrooms, 2.5 baths. Some of the homeowners have found additional space in their homes by finishing out the attic space.

The Medlock Park neighborhood is on the north side of Decatur with Scott Blvd/Lawrenceville Hwy as its eastern boundary, North Decatur Rd as its southern boundary, Willivee Dr. as its western boundary and the Clyde Shepherd Nature Preserve is its Northern boundary.

The Medlock Park community connects to University Heights and North Decatur Heights. The actual lines seem to be a little blurred because tax records show a different picture than the signs within the neighborhood.
The hidden gem in Medlock Park is a 28 acre Nature Preserve. The Clyde Shepherd Nature Preserve has interactive walking trails. You can find it on Pinebluff Trail at the end of Woodtrail Lane. (2580 Pinebluff Trail, Decatur, GA 30033). Take time to enjoy it on the next beautiful day we have.

DeKalb County’s Medlock Park is also tucked in the neighborhood by the same name. The park has 39 acres with ball fields, multi use courts, playground, picnic area and swimming pool.

Medlock Park students attend DeKalb County’s Medlock Elementary,Shamrock Middle and Druid Hills High School. Medlock Elementary is within easy walking distance as it’s in the neighborhood at the end of Medlock Rd next to the park.
Close by, at the top of Medlock Rd off of North Decatur Rd, you’ll find:
For homeowners at Medlock Park medical care couldn’t be more convenient with DeKalb Medical Center less than ½ a mile and Emory University Hospital about 1 mile away. Need Milk? Publix and Kroger Grocery stores are also just about a mile away.

Decatur GA - Holiday Events -Decorate Decatur Community
Grab your outdoor lights, garland, and yard "art" and get ready for the annual Decorate Decatur Contest!
On December 20th, judges will drive through Decatur and pick their 10 favorite homes, as well as one favorite business and one favorite neighborhood. There will also be one "overall" winner that will receive the Commissioners Cup from the Decatur City Commission.
