November 2011 Real Estate Market Update for Oakhurst Decatur

Single Family Homes Sold in Oakhurst
The number of Oakhurst Decatur homes sold was down from the same time last year, but the time to sell a home went from 67 days in 2010 to only 33 days in 2011! Because homes were priced closer to their fair market value, they not only sold faster, they list price to sales price ratio was much higher than the previous year (94.4% versus 96.3%).
Demand for this popular Intown Atlanta neighborhood is still strong, compared to other nearby neighborhoods and thankfully, the CIty of Decatur (including Oakhurst) haven't been hit as hard by short sales and foreclosures.
If you are thinking of buying a home, there are still some fantastic homes for sale in Oakhurst -- and many are listed at prices unheard of three short years ago.

Located just outside of Downtown Decatur, Oakhurst has quickly become one of Intown Atlanta's most desirable neighborhoods for young professionals and families. The active neighborhood hosts several festivals and events that bring in thousands of Atlantans each year. Events range from weekly live Jazz on the lawn in the Fall to the Oakhurst Arts Festival, Wine Crawl and special events for the children in the neighborhood.
If you are looking for excellent schools, an active neighborhood association, local eateries and pubs, and friendly neighbors, Oakhurst has it all!
What do you get for the money? The homes in Oakhurst Decatur range in style from 1920s bungalows to post-war cottages, with new Craftsman homes speckled in between. Home values range from about $220K to $675K, with the median in the mid $300s. If you are looking for a renvated 3 bedroom / 2 bathroom bungalow, expect to pay about $320K to $360K.

Decatur GA Real Estate - Homes for Sale in Decatur GA 30030
Decatur is one of my favorite places in Atlanta, especially the City of Decatur (zip code 30030). It features some of Atlanta's most popular "Intown" neighborhoods, from Druid Hills to Oakhurst and Downtown Decatur. Home values haven't been as impacted as neighboring communities and foreclosures are few and far between.

Single Family Homes Sold in Decatur
The number of Decatur homes sold was down slightly from the same time last year, but the list price to sales price ratio remains strong at 95.4% in 2010 and 95.8% in 2011.
On interesting thing to note is that the gap in the price of homes continues to increase, with the most expensive home selling in the mid $700s and the lowest priced home selling at $33K. Some areas of Decatur (Druid Hills, Oakhurst, Great Lakes) haven't been hit as hard by foreclosures as other areas, such as Midway Woods.

Homes took almost 20% longer to sell this October, with a few that took over 200 days.
No matter what market we are in, it is always so important to price your home correctly the first time. If your home is priced according to the current market value, not only is it going to sell quickly, previous research tells us that is it going to sell for significantly MORE than if you had it on the market for 3, 4 or 6 months.

SO.... HOW'S THE MARKET IN OAKHURST?
Overall, things are looking up! The number of home sales dramatically increased, homes are selling close to the listing price (about 2.5% less) and the time to sell a home has remained flat.
As for the home values, it is still too soon to tell if they are actually on the rise, as many of the Atlanta "Intown" neighborhoods with a wide range of home values only have a dozen or so home sales each quarter. Depending on which homes are listed during that time period, the average sales prices can often vary dramatically from quarter to quarter (as you will see in the following report).

The number of homes sold dramatically increased (by 20.8%) compared to the same time last year. This could be due in part to the low interest rates and buyers may also realize that we are at -- or close to -- the bottom of the market.
LISTING PRICES VERSUS FINAL SALES PRICE
Based on the 3Q 2011 data, it reveals that Oakhurst Decatur home sellers are pricing their home correctly the first time -- and buyers understand that homes in this neighborhood are in high demand.
