The latest episode of "This Month in Real Estate" is out it covers the hot, hot topic of FORECLOSURES.
If you are in the market for a new home, this is 'must see TV'. Take a peek...
In addition to discussing the latest foreclosure rates, the video also offers tips for submitting an offer on a foreclosure, timelines and repairs.
One tip that wasn't mentioned that I think is important -- especially in the Atlanta real estate market:
Many of the foreclosure homes are priced significantly BELOW market value in order to generate multiple offers on the property. So if you are out looking at homes or condos with your real estate agent and find a property with a price that is too good to be true, sometimes it is. Over the last 18 months it seems to be happening more often than not on the homes under $250,000.

Winnona Park, a neighborhood located in the southeast corner of Decatur, Georgia (30030 zip code) is a close-knit college community within walking distance to Agnes Scott College and downtown Decatur's many restaurants, bars and shops.
Winnona Park seems to be bucking this Decatur's current real estate shift.
In 2006 the neighborhood experienced 41 sales. Their average sales price was $376,973. On average, it took 54 days for these homes to sell.
In 2007 there were 73 sales (a 27% increase). Their average sales price was $395,675 (an increase of 5% from the year before). On average, it took 73 days to sell a home.
The most current data we have shows that, in 2008, there were only 33 sales in Winnona Park but the average sales price increased by 13% to $449,810! When many other neighborhoods were seeing sliding home values this Decatur neighborhood saw record increases.
Suffice to say that if you don't have to sell, don't BUT if you are a seller in Winnona Park don't listen too carefully to the doom and gloom about Decatur's real estate market.
We have experience and the most up-to-date data and statistics regarding the economics of Decatur, Georgia real estate.
