Relief is on the Way ---- We Think, House Passes Stand Alone Bill To Extend Closing Deadline for Home-buyers!

Today the US House of Representatives passed legislation that would extend the closing deadline for the Home-buyersTax Credit. The Senate has already passed a similar measure and this is the second time this year for the house to do so. If the US Senate can pass a conference bill the credit will be available to Closing Home buyersall the way through September, 2010. (The deadlinie to qualify for the credit of April 30th, 2010 will not be extended, this bill is for closing those transactions only)

Estimates are as high as 180,000 for loan applications backlogged in a system that became swamped by potential home-buyers trying to cash in on the tax credit that can be as high as $8,000 to a first time home purchaser. The vote was for a separate bill as previous attempts to remedy the bottleneck in the nations mortgage origination, processing and underwriting systems became mired in partisan politics as the measure was made part of more controversial legislation in the Finance Reform bill currently being debated on Capital Hill.

Although the measure is expected to pass there is some concern as to when. Most projections from Capital Hill are saying that even if it dosen't get done and made law by June 30th, it can be retroactive. The death of Senator Robert Byrd (West Virginia) may cause some delay. Sources are not sure to what extend if any.

"The slow down in approving mortgages is really no one's fault. We have an industry that has had to reduce staff nationwide do to the slowdown in applications and then it gets hit with a massive month of applications and then after that another slow down. There is no way you can fill staff for a couple of months so the eemployees left have to do all the work. These are not labor positions. These people are highly technical and specialized. Right now it is ruthless in the Lending industry" said John Tuggle, Senior Lending Officer for Freedom Mortgage Corporation in Georgia and Alabama.

Veterans (active and former) have been allowed special exemptions and in some cases may qualify for the First Time Homebuyers Tax Credit well into 2011. A VA lender can assist any military personel in the details and whether or not they qualify.

If the deadline is extended it may have a huge and settling effect on residential Real Estate for the next few months and could allow lenders to hire based on expectation for a few months instead of a few weeks. Stay tuned to "...As The US Capital Turns.."

In Ft. Benning GA is it better to Rent or Buy?

Lately I have been receiving a lot of calls from people moving into this area that want to rent instead of buy. I understand. With everything that is happening in the nation and the effect it is having on our economy it has shook consumer confidence and so it is very scary to think about committing to a 30 year payment.

I would like to show you the other side of the story as it applies to to Ft. Benning, GA, Columbus, GA, Phenix City, AL, Ft. Mitchell, AL and Harris County, GA real estate market.

Ft. Benning and other businesses like AFLAC, WC Bradley, TSYS, Synovus, have kept our economy more stable than most in this recession. Our Chamber of Commerce has helped bring new businesses into this area like NCR.

Ft. Benning is about to have a HUGE expansion as they bring the Artillery Training School down here. This has been gearing up for several years since BRAC announced this massive change. This will impact our local economy by tens of thousands of people moving into this area. We have already started to see them coming but the major move is planned for Sept. 2011.

So, we have this pocket in the market right now that will likely change dramatically in Sept. 2011 when this area has a huge amount of Buyers or Renters coming into this area.

Basic economics tells us about supply and demand. Right now when the supply is high and the demand is low the prices have fallen. Next year when we have a surge on demand the prices WILL rise. It is an economic law that like the law of gravity does not fail.

So it's stands to reason that this is an EXCELLENT time to buy in the Ft. Benning, Columbus, GA Phenix City, AL area.



However, with the changes in the lending regulations many cannot qualify to buy. They must rent. For those I make the following suggestions

1. Talk to a Lender before you decide. A lender will pre qualify you or find the reasons why you do not qualify for a loan. Your lender and REALTOR can then work with you so you will qualify as soon as possible. It may take a year but it may only take a few months to get you where you need to be to qualify for a loan.
2. When signing a lease ask for a BUY OUT CLAUSE. You may have to pay a little more each month for this but what it does is gets you out of your lease if you buy a house without paying a penalty. This is where your lender and REALTOR can help you to determine your time frame and calculate cost vs time.
3. When signing a lease ask for a shorter lease period. You will pay more for this but if your lender says that you can be ready in six months why tie up your time and money for a year. You want to be able to get the jump on a purchase before the masses move in.

If you read history, Millionaires are made in times like this. When all others are afraid and take no action they are buying things up. They have put themselves in good financial condition so they can take advantage of this type of situation.

Columbus, GA the land of Grits and Sweet Tea

I moved to the Columbus, GA and Ft. Benning area from Southern California, yes the land of "fruits and nuts" to the land of "grits and sweet tea". I knew that I had passed into a different place around Mississsippi. That is where I discovered SWEET TEA.

My family had been traveling for at least a week by this time. We would stop at least 3 times a day to eat and at two of those meals I usually ordered iced tea. I grew up in Nebraska and we drink our tea "plain". I feel better about myself when I drink tea because I am avoiding the sugar and preservatives of a soda (or "pop" is what we call it in Nebraska) and it is a little more exciting than water.

I thought nothing of it as I picked up the tall glass with clear amber liquid and cool condensation dripping down the side and took my first refreshing gulp. AUUGH, I nearly spewed it on my husband. I got little sympathy from the waitress when I told her that I wanted tea and this has sugar in it. All she said was "Hawny, yur in the south now, that there is the only tea we've got".

The next morning when we stopped for breakfast there were no hashbrowns on the menu. In their place were grits. Grits weren't too bad, I knew I would take to them faster than SWEET TEA.
