Service is a defining word. What makes good service? Depends doesn't it. In real estate service equals results in the minds of most. Service is truly better if it produces good results, but sometimes it does not. A service can be refusing a listing, believe it or not. It is a service to the seller in that you have been honest about value and more than likely, they will come to see the truth in your opinion sooner or later. Service can be trying to help above and beyond selling a home. Finding the right "fit" when it comes to the home and the lender, so the buyer is in the best of circumstances. Yes, if the lender does not call back, do you as a Realtor know?? Are you in contact with the buyer to see if the lender has called back, or are you waiting for the buyer to call you? If you are a Buyer's Agent, have you actually showed them homes above and beyond what they have found on the internet prior to actually looking? Or are you just content to close the sale? It is all about service and value. It is all about how you interpert the word service.

Correct, sometimes buyers to our area don't buy! That is when you wonder why. I guess northeast Georgia is not for everyone, thank goodness, or we would lose our charm and our country feel! But being a real estate agent, when they don't buy it is more difficult to remain objective. Finding the perfect match for the buyer is not easy, but once found and the decision is made to purchase, what happens when it all falls apart? Well for one thing, the fun of looking is done! No more riding around looking at homes and arguing about which is best. No more searching the internet for the new homes on the market. No more "what ifs", it is now time to act. Wait..maybe they did not want to act, maybe they just wanted the thrill of the hunt? Yes, that does happen. Many a buyer has been surprised when you have found them the perfect home! No more delays, time to act. And the buyer does not really want to act. You see the buyer was not a true buyer, he had not motivation except "looking". A fun way to pass the week away from home. Unless the buyer has a true motivating reason to relocate, you can never be sure they will. Sellers should be told not to get excited, sometimes buyers don't buy!

It's hard to believe that Memorial Day Weekend is already here. It's time for barbeques, get-togethers and the Indy 500. Traditionally, it also marks the beginning of the summer vacation season as well.
But we should never forget the genuine significance of the occasion. Memorial Day is the day that we recognize the ultimate sacrifice made by those that fought to protect our way of life. Many did so in pain and agony, enduring suffering beyond imagination.
And our remembrances should be more than perfunctory. Every privilege and entitlement that we enjoy as Americans has been purchased at a very high price by the brave men and women that fought and perished for it, and by the families that lost their loved ones forever in the struggle to preserve our freedom.
Every locality in the nation has an official commemoration on this most important day. Wouldn't it be a good thing to pay tribute to our fallen heroes by planning to attend?
And while you're there, shake the hand of a surviving veteran and thank them for their service.
I'm certain that it will be appreciated.

The American recovery and Reinvestment Act which was passed on Feb. 17, 2009 is available for homes purchased on January 1st, 2009 and before December 1st 2009....(KEEP that date in mind). This tax credit does not have to be repaid. The tax credit is equal to 10percent of the purchase price for our home, up to a maximum of $8,000. Now, if you purchased a home in 2009 before you knew about this, and have already filed your taxes, you can consider doing an amended return to collect on this. Of course you have to be sure you are qualified. And that includes your income if you are single and your combined incomes if you are married. If you are single, your income can be no more than $75,000. If you are married you can double that and have an incomes up to $150,000 for the full tax credit.
As always, consult your cpa, accountant, tax preparer or mortgage lender for additional information.
The time to buy is now! First time home buyers, take advantage of this incentive, it won't last! And the best place to buy is my area, the northeast Georgia mountains.
