The North Georgia Mountains are unique in many ways. As a destination we know that 32 percent of baby boomers look for mountain property. This alone makes the North Georgia Mountain highly desirable.
North Georgia is on the Southern end of the Appalachian Mountains. Summers are cool and winters are milder than you will find further north in the chain.
The North Georgia Mountains are close to Atlanta, Chattanooga, and Asheville. This makes us centrally located with many different types of amenities and medical facilities. From an environmental standpoint some of the Mountain Counties are as much as 50 percent green. Much of North Georgia, Lake Blue Ridge, Look Out Mountain, Dahlonega and Jasper have been written up as great places to vacation or live. Things to do in our mountains are: 1. Pan for gold in Dahlonega the site fo the first gold rush in the US in the 1820's 2. Attend the Ellijay Apple festival . One of the oldest running festivals in the US. 3. Attend the Jasper Marble festival and see where the marble used in the US comes from. 4. Hike in the Chattahoochee National forest or horse back ride through many of the maintained trails. 5. Go White water rafting or float on one of our many lakes. Fish in Carters lake and try to catch a bass that runs so large it is considered a separate species. With all these things to do you would think prices here are really high. However land can still be bought for under $20,000 a lot. Nice homes start in the $140,000's. We are very, very economical in our land and home prices when compared to other mountain destinations. Georgia is a tax friendly State. Property taxes are reasonable and exemptions are provided for retirement income. All in all we are uncrowded, unspoiled, and live in a great place. |

Yes contrary to popular belief there were humans alive with dinosaurs. I know because I feel like I was there. Now before Fran the man says, "Aw shucks I missed it!!" Rachael Welch was not there running around in a leopard skin.
Why do I feel this way ? Because something is lacking. It is called personalized customer service. It is becoming a thing of the distant past. I was at a show in Atlanta and asked the exhibitor to call me. I want to buy his product. Did he call me . No. He emailed me. If I had wanted to be emailed I would have asked to be emailed. Now I am not yet his customer so I figure this is as good as he is going to be to me. So a I going to do business with these guys??? Probably not.
Now I understand it is the age of call customer service for an American product and speak to some one in a foreign land. And I know if you get emails protocol dictates respond via email. But if I am old fashioned and want a phone call then YOU SHOULD CALL ME. If your product does not mean that much to you then it certainly doesn't mean much to me either . Customer Service that is what it is all about!!!!
I would like to continue this rant but a Tyrannosaurus is trying to get into my cave.

A great deal of business in the North Georgia Mountains comes from our neighbors to the south, Florida. So a question that we are often asked is do you get Hurricanes in Georgia ? The answer is yes.
After all Georgia is a coastal state. Many of us remember Hugo which just missed us and ended up making Land Fall in South Carolina. So while it is rare it does happen that we get big storms. Now in the mountains those storms, like Faye now, are usually big rain events. We like the rain in the mountains. It keeps the trees green and the plants growing. It also lessens the danger of fire.
So for those of you who worry about hurricanes and the mountains I am writing this post. Many have RV lots or condos in the mountains just so they can get away from the gulf if needed. Prices in the North Georgia mountains are holding steady. Yes there are foreclosures and some short sales. But over all prices are steady. Now the opposite side of this is the length of time it takes to sell. This has ballooned to over 100 days in many cases. This is an average so you know there are some properties that are well over this.
A sign of building slowdown can be felt here. North Georgia is the carpet capital of the US and a force world wide. The low value of the dollar always aides this industry. It makes our prices low on the world market. This year we are seeing a closing of a plant in Dahlonega due to slow domestic sales. Other places are laying off. This is a sign that sales for new construction are slow as the need for carpet domestically is soft. This impacts our mountains as it means less residents are able to buy.
The other factor slowing us down is the inability of baby boomers to sell and move. Price is becoming more and more an important issue. With all due respect to my neighbors to the North I think we will see prices in North Carolina in the mountains retreat a bit late this year and early next year. I do not believe the strong Charlotte market is enough to keep prices where they are especially with increasing competition from Tennessee and West Virgina.
