About Lilburn's Mountain Park

Failed 771 times and still trying!

Brian Chesser Metro Atlanta and Northeast Georgia: Inspector in Lilburn, GA

This is one of those stories that shows great motivation or great stupidity. My wife heard on the radio about this grandmother who has failed her driving test 771 times and she says she will continue to try until she passes it. Now most people would have stopped at failing a test 3 or 4 times; But, 771.

Well, she get an A+ for perseverance.

Sellers - Look Around....

Brian Chesser Metro Atlanta and Northeast Georgia: Inspector in Lilburn, GA

If you are selling your home look at the number of homes for sale in your neighborhood and within one mile of your home. These homes are your competition and you must stand out from those homes in order to sell.

Too Many in your area

What everyone will do is:

  1. Mow the grass.
  2. Clean up the outside.
  3. Clean up the inside.
  4. A little paint here and there.
  5. I think you get the idea.

What very few will do is have the home they are selling inspected by a home inspector.

A Seller's Inspection will:

    1. The seller can choose a certified InterNACHI inspector rather than be at the mercy of the buyer's choice of inspector.
    2. The seller can schedule the inspections at the seller's convenience.
    3. It might alert the seller of any items of immediate personal concern, such as radon gas or active termite infestation.
    4. The seller can assist the inspector during the inspection, something normally not done during a buyer's inspection.
    5. The seller can have the inspector correct any misstatements in the inspection report before it is generated.
    6. The report can help the seller realistically price the home if problems exist.
    7. The report can help the seller substantiate a higher asking price if problems don't exist or have been corrected.
    8. A seller inspection reveals problems ahead of time which:
      • might make the home show better.
      • gives the seller time to make repairs and shop for competitive contractors.
      • permits the seller to attach repair estimates or paid invoices to the inspection report.
      • removes over-inflated buyer procured estimates from the negotiation table.
    9. The report might alert the seller to any immediate safety issues found, before agents and visitors tour the home.
    10. The report provides a third-party, unbiased opinion to offer to potential buyers.
    11. A seller inspection permits a clean home inspection report to be used as a marketing tool.
    12. A seller inspection is the ultimate gesture in forthrightness on the part of the seller.
    13. The report might relieve a prospective buyer's unfounded suspicions, before they walk away.
    14. A seller inspection lightens negotiations and 11th-hour re-negotiations.
    15. The report might encourage the buyer to waive the inspection contingency.
    16. The deal is less likely to fall apart the way they often do when a buyer's inspection unexpectedly reveals a problem, last minute.
    17. The report provides full-disclosure protection from future legal claims.

Weatherman says "What Global Warming".

Brian Chesser Metro Atlanta and Northeast Georgia: Inspector in Lilburn, GA

On Friday I was listening to the radio and heard this letter from John Coleman the founder of the Weather Channel. In the letter he explains the story behind the global warming or I should say the global warming scam.

It is a little long; but is really worth the read. SAFETY WARNING: I do not expect the liberals on ActiveRain to read the letter because it might cause their brains to implode.

Here is the link to the letter - Enjoy.

Another Oath: Enough Already!

Brian Chesser Metro Atlanta and Northeast Georgia: Inspector in Lilburn, GA

All I have heard after the swearing in ceremony of Almighty O was he is not the President because the Oath of Office was done incorrectly. Oh, please give me a break.

Alright, enough is enough. Last night Obama took the Oath of Office again and this time Justice Roberts got it right. Yes, Roberts is the one who got it wrong not Obama. They redid the Oath in the White House last night to make all the lawyers happy.

Oh and no Obama did not use a bible or any other book for this redo. He just raised his right hand and repeated the oath. The Constitution does not require the use of a bible.

There are more important things to watch out for in these dangerous times.

The Ruling Elite vs. Term Limits

Brian Chesser Metro Atlanta and Northeast Georgia: Inspector in Lilburn, GA

I have hear and read a lot about term limits over the years.

I have always supported term limits for all types of elected positions. One of the key problems with professional politicians is they have lost touch with their constituents because the only world they know is the political world and not the true realities of life here with us mere mortals.

Politicians quickly learn how to buy votes with the 3 "P"s: Promises, Programs and Projects. This is primarily supported (in Washington) not through the bills that they present to Congress; but, through the amendments (pork) that they can add to a bill that someone else has presented.

Examples of this can be found in the records of the longest ruling Elite:

  • Robert Byrd (D-WV) Senate 50+, House 6 years
  • Ted Kennedy (D-MA) Senate 46+ years
  • John Dingell (D-MI) House 53+ years
  • Daniel Inouye (D-HI) Senate 46+ years, House 3 years
  • Ted Stevens (R-AK) Senate 40+ years, last day was 03 JAN 09.
  • Dave Obey (D-WI) House 40 years
  • Charles Rangel (D-NY) House 38+ years
  • Bill Young (R-FL) House 38+ years
  • Thad Cochran (R-MS) Senate 31+ years, House 5 years
  • Pete Stark (D-CA) House 36+ years

I will end the list there; but, there are many more in both House and Senate with decades in those seats.

I know of large numbers with the same status in my state of Georgia and my local governments.

Term and year limits are needed to bring those who rule back down to earth with the rest of us.

Everyone tell your local, state and federal politicians you want term limits. If we do not tell them and with enough united voice they will only continue doing business as they have been.
