About Oxford's Northwood Subdivision

Northwood Subdivision is a desirable swim / tennis community located in the heart of Oxford, GA 30054. You can reach Northwood from either end of Duncan Road, or driving South on Johnson Road to the junction with Duncan Road. The three phases of the subdivision are situated within wooded areas and a patchwork of open fields. Horses are a common sight in the area.

Northwood consist of approximately 140 homes the first of which were built in 1998. The lot sizes range between one to four acres and there are still over 20 undeveloped lots in the new phase of the subdivision, located close to the clubhouse and pool. Northwood has an active Home Owners Association.

For May thru October of 2010 there were nine homes sales and three new foreclosures. For the same period in 2009 there were four sales and only one foreclosure. However, during this time period in both 2009 and 2010 the average homes sales priced remained at $178,000, as did the number of days homes stayed on the market before selling remained at 98.

Looking at the total sales per month (Market Absorption Rate) for the past 12 months, the figure was 0.67 for the first six months, and an average figure of 1.50 for the second six months. The Months of Housing Supply (Total Listings/ Market Absorption Rate) was 18.00 for the first six months and 6.10 for the past six months.

Northwood is situated in the countryside and can only be reached by driving along country lanes. It is a relatively young community and new homes are still being built there. Home prices do seem to be holding up well with little change in the sales price or how long it takes homes to sell when 2010 is compared to 2009. More homes are now selling and the supply of homes for sale has dropped during the past 12 months.
