Are you familiar with the term "Buyer's Agent"?

If you are considering purchasing a home, it is important you work with a Buyer's Agent. What a Buyer's Agent does is represent YOU, the Buyer, in the transaction - from start to finish. If you speak directly with a Listing Agent - whether it be on a private resale, or even in a new Subdivision - keep in mind that person has been hired by the Seller and has the Seller's best interests in mind.

AND, very importantly, a Buyer's Agent's services are FREE TO YOU in most cases! If you are purchasing a home listed on the MLS - the Real Estate Multiple Listing Service which just about all Real Estate Agents are connected to - the Buyer's Agent's fees are paid for by the Sellers and their Agents! (This is also true in many cases when purchasing a home that is For Sale By Owner.)

As a Buyer's Agent, here's what I do:

I talk to you via phone and e:mail to find out a little about you and your family, what it is you're looking for in a home, what areas interest you, what you feel your price range is and when you'd like to make this purchase.

I will put you in touch with a Mortgage Broker so you can discuss what loan would be best suited for you and have you "Pre-Qualified" for your mortgage. Pre-Qualifying is a quick, easy and painless process to find out what amount of mortgage you qualify for, before you start the process of looking for a home. This is an important step, as most Home Sellers would like to see the Buyer's are serious and already working with a Mortgage Broker.

Then I will answer all your questions and give you information on your preferred areas - including state, town, neighborhood and school information.

We'll go over your "Wish List" of what you would most like to see in your new home.

I'll research all the homes that fit that criteria and schedule appointments to preview those homes and then we start the search.

Once a home is selected, I will answer questions, advise, fill out contracts with you and negotiate the best deal for you.

When you are "Under Contract", I will then help you set up inspections to insure the home is in good condition, negotiate any areas of concern with the Seller and their Agent, set up your Closing with a local Attorney, stay in touch with your Mortgage Broker, answer any additional questions, do a final walk through at the home, attend the Closing with you, and be there to hand you the keys and congratulate you on your New Home with a Housewarming/Thank You Gift.

Help! It's so dark in this client's brain!

WOW!  It's dark in there.  Can you help me find a light switch? 

Sometimes it is so difficult to get the light bulb to flip on bright enough when the light bulb you desire to shine is residing in someone else's head!

Here's the gloomy story that I need Realtors and Home Stagers help with.  I want to create a light bulb that will flicker on with glowing "NIKE - Just Do It" results. 

A home seller's house sits vacant on the Atlanta market for approximately 6 months.  It is a FSBO; the seller moves out of state and leaves a key with a local friend.  It became close to impossible to show . . . my understanding is that many Realtors saw the home as they would drive by the scraggily "for sale by owner" sign in the yard and patiently book an appointment, often having to wait a week or more for the out of state homeowner to coordinate a time the "friend" could let them in to preview the home.

So, okay, I need to say, some light bulbs since that point and time have switched on with this home seller.  The home is now listed with an excellent Realtor who really gives a flip about, not just selling her listings quickly, but also her client's well-being and their sales success.

Now we can all agree that the situation has gone from doom to potential gloom; but getting brighter.  This Realtor hired Peachtree Home Staging to stage the property.  (As always, thank you, thank you!  I am honored and appreciate the business!) 

It's just that, at this point, the sellers do not have enough bulbs on to light the path to success, as of yet.

Now you must be thinking, what's the problem?  We have a converted FSBO seller, we have a great agent, and we have accomplished our vacant staging goals!  The property looks great.  The paint colors that had previously been criticized while the home was vacant are now being applauded with the home staging that has occurred!

I know, it seems all the lights are on, but they are not.  Let me explain why the seller's brain is still quite dim and dingy.  There is more story I still must share!

The home has been staged for 4 weeks come this Saturday.  In this time the agent has received 2 offers to rent (not the objective). One offer that was low ($30,000 off asking price for a home priced at $250,000, but the asking price is a little high - close, but high, in my opinion . . .oh, remember, I am a Realtor, too!)  And another offer, (this makes 4) but the buyer did not qualify for the loan.  That one hurt, but just the same, that's 4 potential opportunities since the home has come to market staged and represented with a Realtor.   I think that is more than the number of showings the home had for the previous 6 months!

One of the offers wanted to buy the entire staged inventory of my accessories separate from the home offer.  One of the other offers was from someone who had previously discarded the home due to the unusual paint colors, but now that it was staged they took a second look and could see how well those paint colors really worked!

But, almost 4 weeks after staging, the total scenario is about to get dimmer and go back to gloom.

Unless the Realtor can convince the home seller to pay for another months rent of furnishings and accessories, I will be de-staging this property on Friday.  Normally, I have a 2 month minimum on my staging furniture and accessories, but because the realtor was paying for it from her own pocket, hoping to convince the home owner of the value, I agreed to do a month to month.  I do a tremendous amount of staging for this Realtor, so I worked out this exception.

What can I do to help this Realtor help this home seller recognize the value of keeping this home staged?

Peachtree City is located South of Atlanta in Fayette County, that neighbors Fulton County in Georgia. Fayette County public schools are touted among the highest ranked in the State of Georgia.

Peachtree City's claim to fame is its exceptional 90 miles of recreational multi-use pathways designed for golf carts, bikers, walkers and runners. The path system is the largest in the U.S. and leads to most every home, restaurants, schools, churches, shopping and businesses.

Everyone love statistics, and I've got to admitt . . . I love mine!

In Peachtree City, Georgia there are currently 274 homes for sale. The average home for sale is $367,000. It is a great place to live, without a doubt. It was recently ranked as the 8th best place to live in the U.S. And, I eagerly second that!

Okay, back to the Peachtree City Stats . . . here's what flips my skirt and makes me smile, over and over again!

Wish I could say I staged 274 homes in Peachtree City, but I didn't. I did however recently stage 3 homes.

Tell me, am I crazy? Is it that hard to get it?

I was reading some online comments on another website (pardon my admitting I do browse) and they were speaking so negatively (actually bashing) about staging. How it was just a scam and a way to get more money out of sellers. WHOA, I thought. I know there are people who don’t believe it or other who don’t understand it, but I don’t usually hear those people bashing staging.

The people seemed knowledgeable and most seemed to be Realtors. At first, I thought they had a badpulling hair out experience with staging, but the more I read, the more it came out that they thought everyone should be able to see past the dirt, clutter, pink flowered wallpaper, etc. It then hit me, they don’t hate staging, they don’t understand the concept of how everyone is affected by marketing everyday and more specifically the concept of staging.

Marketing and sometimes staging is around us all the time in grocery stores (the cans and boxes all neat in a row, strategically placed) clothing stores (mannequins sporting outfits looking like they stepped out of magazine) furniture stores, on TV and radio, just about everywhere. If it wasn’t, how would we be ready to buy a perfume or scents from a television add where we can’t smell the scent? It’s visual marketing. They set the scene, show you how your life will be if you use this scent and by Gosh, you’re ready to buy it, even if you haven’t smelled it. There is marketing all around us.

Example: Offer someone the choice of a crisp new dollar bill and a crumpled, torn one and see which one they choose. They will always take the clean one. They are worth the exact same amount. Same with houses. Most houses in a neighborhood don’t price that far apart. There are of course exceptions, but for the most part it’s the upgrades, the way the house has been cared for, the way the house looks that determine which house commands a higher price.

The minute a buyer emotionally connects with a house they start to re-prioritize their “Must Have” list to make the house fit it. Staging helps clean away the obstacles and sets the scene to show them how their life in this will be whether it be making that office in the dining room disappear and become a beautiful dining room again so that the buyers can imagine having their whole family over for the holidays to picking out paint colors that make buyer’s feel welcome, not turned off (just because your daughter loves fuchsia, doesn’t mean the next person will appreciate it).

I guess I just don’t understand how someone wouldn’t understand the concept of improve the product, improve the salability and price. You can either lower the price or improve the product. In this competitive market where there is an absurd number of houses for sale, why wouldn’t you want you yours to stand out right away, look better than the rest giving it an advantage.
