Kauai Real Estate Update for Hanalei & Haena Single-Family Homes 10/28/08

It's pouring down rain today so it's a perfect opportunity to get online and give you an update on single-family homes currently on the market between Hanalei and Haena. For those of you who love Kauai's north shore, these two favorite communities (with Wainiha tucked in between) currently offer 30 single-family homes on the market.

Since my last blog post updating you on these Kauai properties, only two new listings have appeared. They are:

MLS #217088 - a single-family home in Hanalei on Kuhio Hway. Days on market = 9, asking price is $1,259,000

MLS #217160 - an oceanfront home on Alealea Road, 3 bedrooms/3.5 baths. Days on market =1, asking price is $6.5 million.

One home currently has an accepted offer on it. It's a 2 bedroom/2 bath home on Alamihi, close to the Hanalei Colony Resort. It has been on the market for 412 days. An oceanfront home on Alealea sold on Sept. 30th for $5 million after being on the market a bit more than 6 months. When it first went on the market, the asking price approx. $6,850,000.

Interested in Condos on the North Shore?

The Hanalei Colony Resort still has 3 condos on the market. Asking between $534,000 and $739,000, these 2 bedroom condos have been on the market between 132 and 139 days.

With 30 homes on the market along Kauai's famed north shore, there are many choices. Priced from $799,000 (3 bedroom/3 bath) to $15,000,000. Let me know if there is a property you'd like to know more about on Kauai.

Kauai Real Estate Update for Hanalei and Haena Single-Family Homes 9/16/08

The weather on the north shore of Kauai has been stellar lately. Those who love to kayak the Na Pali Coast still had the opportunity to do so last weekend before a swell moved in on Sunday afternoon. Then, just across the street from me, at what we call "Ike's beach" (for my famous golden retriever), near the Y camp (Camp Naue), neighbors - young and old alike - were out having a blast on their boogie boards, paddle boards and surf boards.

Since my last posting on Sept. 8th, there are no new homes on the market between Hanalei and Haena. And, two of the homes that had been on the market are now off the market.

#1. After 353 days on the market, the 5 bedroom/5bath Hanalei home at 5-5522 Kuhio Hwy, asking $3,395,000, was withdrawn on Sept. 15th.

#2. After 549 days on the market, the listing for the 3 bedroom home at 4522 Uku Lii Place (Wainiha), asking $1,099,000, expired.

There was a time when finding a home between Hanalei to Haena for under $1 million was highly unlikely. Today there are four homes on the market priced between $799,000 (MLS #209531, 3 bedroom/3 bath in Wainiha, DOM=166) to $980,000 (MLS #200910, 2 bedroom/2bath in Wainiha, DOM=370) in the area. For those who know the north shore, Wainiha is just before and just past the well-known “double bridges.” (This MLS information has been supplied by third parties and has not been independently verified by Hawaii Information Service and is, therefore, not guaranteed.)

Since last week, no additional homes in this area have received any accepted offers. However, if you have any questions regarding these properties, I'd be more than happy to assist you. It is a Buyer's market and interest rates are still near historic lows. Take advantage of it while you can.

Currently, there are 4 single-family homes with accepted offers or under contract in the Hanalei to Haena area.

1. Ocean View home at 5-5895 Kuhio Hway. with 2998 SF of living space, 4bd/4.5 baths. Asking price $3,199,000 (started at $3,450,000 when first placed on the market) DOM=285 has a contingent offer.

2. Large home with 7 bd/6.5 baths at 7162 Alealea has a contingent offer. DOM=965. Asking price currently $1,700,000 (has been reduced a few times since first going on the market).

3. Oceanfront home at 7356 Alealea with 4 bd/4.5 baths has a contingent offer. DOM=203. Asking price current $5,900,000 (started at $6,850,000 when first placed on the market).

4. Home near the river at 4814 Ananalu, 5 bd/5baths is under contract. DOM=92. Asking price $690,000 (started at $990,000 when first placed on the market, reduced a couple of times before receiving an accepted offer).

Hanalei Valley Hike

I've been on the Hanalei Okolehau Trail before but its been so long I'd forgotten how beautiful it is. I also was not aware of how far the trail actually goes. The trailhead is accessed by driving up the Hanalei Valley road (Ohiki Road) located at the one lane bridge as you drive down from Princeville towards Hanalei. When you get to the one lane bridge, you'll see the Hanalei Valley Road off to the left. Turn onto the road which heads back into the valley. Please go slowly as the road is narrow and borders the Hanalei National Wildlife Refuge area. The trailhead is a short distance down the road and has a parking area. Here are pictures going back into the valley. The Hanalei river is on the left.

This trail is pretty much all uphill and offers spectacular views. It is not for the faint of heart or those unaccustomed to hiking. It is fairly well sheltered from the sun as you ascend to the first lookout point, which took me about 15 minutes. Here is the view looking out over what seemed like the whole world towards Hanalei Bay. Spectacular.

The trail continues on, again all uphill, with several photo opportunities as you climb higher.

Here's a photo from even higher up where I found some sort of reference point for the Coast Guard. It is located about 1.25 to 1.5 miles in and is on a small plateau that offers amost 360 degree views. If anyone can tell me what this reference point is, I'd certainly appreciate knowing.

I turned back at the Coast Guard marker but a friend told me the trail actually goes on quite a distance, although the trail itself becomes more obscure and overgrown. Views become even more amazing. It took me another 20 minutes from the first outlook to get to the Coast Guard market. If you're up for a strenuous hike, you will be well rewarded with views on this one.
