Home prices in Kailua-Kona Hawaii, like many other places have seen substantial decreases since the market peak in late 2007. Recent market data in Kailua-Kona, HI has shown prices remaining flat but the number of homes and condominiums sold, increasing. Rather than going into the old "there's never been a better time to buy" pitch, I am going to point to a real estate market niche that is performing extremely well through these difficult times. I am referring to the vacation home rental market in Kailua-Kona , Hawaii.

Vacation home rentals have become very popular across the country. Web sites like VRBO.com, and Homeaway.com which provide an advertising platform for vacation home rental owners, have exploded in popularity in recent years. As vacation accommodations, the appeal is to families or groups of friends that are traveling together and want to avoid the incredible expense of renting multiple hotel rooms or a large multi-room suite. Vacation homes are fully furnished and ready for occupancy, just bring your suitcase. Many of these homes, especially in Hawaii have private pools, upscale furnishings and spectacular settings. The appeal to buyers interested in investment property is not only the far superior income potential versus a long term rental or the future appreciation; its also the benefit of having a fully furnished , well maintained vacation home for you, your family and friends enjoyment. Vacation home rental bookings in Kailua-Kona Hawaii are near all time highs despite, or possibly because of the sluggish economy.

Why is Kailua-Kona the best place to own a vacation home rental? The two most important variables to an owner are nightly rate and occupancy percentage. You want your home to fetch the highest nightly rate, coupled with the maximum possible number of nights rented. In Kailua-Kona, the weather is beautiful year round and while the Winter months are the busiest, the rest of the year does not see a substantial drop in visitor numbers. I do not believe that there is a place in the United States that has as a year round vacation rental market as strong as Hawaii. Kailua-Kona Neighborhood Video Tour - Kahakai Estates

The Kahakai Estates gated subdivision in Kailua-Kona is one of the most beautiful neighborhoods in the area. This master planned, award winning community was developed by Stanford Carr LLC in a spectacular hillside setting over looking the Kona Coast. Driving through the gates you are greeted by 180 degree ocean views, tree lined streets with art deco street lamps and meandering sidewalks. This truly is one of my favorite neighborhoods in Kailua-Kona, not only because I own a home here, but the experience of living in the Kahakai Estates has been wonderful.

The top 1/2 of the Kahakai Estates has 1 acre lots with custom built homes, many with amazing panoramic ocean views. The lower 1/2 of the subdivision consists of developer built homes with four different floorplans from 1500 to 2200 square feet and 1/2 acre minimum lot sizes. The Kahakai Estates has a 3.3 acre private park that is great for a game of soccer or throwing your dog his favorite ball. Landscaped sidewalks meander throughout the neighborhood making it a great place to take a nice scenic walk.

The Kahakai Estates is one of the newer Kailua-Kona neighborhoods, having been completed in 2003. Homes in this neighborhood were built in the plantation style with board and batten siding and double pitched, hipped roofs, giving them a tropical look. The gates keep the neighborhood very quiet with little road noise, which makes for a good nights sleep. Perfectly located a mile from downtown Kailua-Kona, the Kahakai Estates could be just what you are looking for in your Hawaiian home.

Let's Take a Trip to Kona- Stay in My Luxury Kona Vacation Home

It's been a rough few years for most of us. Why not take a trip to Kailua-kona on the Big Island of Hawaii and stay in my beautiful 3 bedroom 2 bath Kona vacation home? Hawaii, especially Kailua-Kona, HI, has a tendency to make the mind wander off... Back to my luxury vacation home in Kona. This three bedroom two bath beauty has furnishings from throughout the Pacific, wireless Internet, a fully equipped kitchen, central air conditioning if you want it, however, I believe the weather in Kona is perfect just the way it is. Of course, there are ceiling fans in all the rooms which do a great job of supplimenting the tropical ocean breezes. Bring your binoculars if you are there from December to April to watch the humpback whales from the poolside deck, that take their annual trip from Alaska, to the calm warm tropical waters of Kona for their vacation.
