va logorecently I have been trying to figure out why the VA Loan is such a tough sale.

After-all it is 100% financing and BAH is already being received. As long as a military

member retains employment their Mortgage is going to be paid on money that was

100% leveraged. BAH stands for " Basic Housing Allowance" and it is monies that

is given to service members towards housing expense. In Hawaii the amount of BAH that is paid is very high

as housing is more expensive then most other parts of the United States. The average BAH

should support a mortgage payment on a home purchase of around $330,000. In many parts if the United States

$330,000 will buy 2500 sq feet with some land and a two car garage. In Hawaii that will buy

a 1300 SQ foot condo. To most it would seem very expensive for what one can get in Hawaii

compared to where they come from. Guess what? it is expensive, however home ownership is not only about

having a box of wood around you, it is also an investment. In addition why would one want to throw

away $22,000 - $36,000 a year without any investment or write off to benefit from? If you

You are eligible for VA home loan veteran benefits if you served on active duty in the Army, Navy, Air Force, Marine Corps, or Coast Guard and were discharged under conditions other than dishonorable after either:

  • were discharged because of a hardship, or
  • were determined to have a service-connected compensable disability, or
  • were discharged or released from active duty for a medical condition which pre-existed service and has not been determined to be service-connected, or
  • received an involuntary discharge or release from active duty for the convenience of the Government as a result of a reduction in force, or
  • were discharged or released from active duty for a physical or mental condition not characterized as a disability and not the result of misconduct but which did interfere with your performance of duty
  • are an unremarried spouse of a veteran who died while in service or from a service connected disability, or
  • are a spouse of a serviceperson missing in action or a prisoner of war.

If you are now on active duty, you are eligible after having served on continuous active status for at least 90 days. When an ending date is established for Persian Gulf War service, a minimum of 181 days of continuous active duty will be required for persons who did not have wartime service.


"Selected Reserve" means the Selected Reserve of the Ready Reserve of any of the Reserve components which consists of units and individuals who participate actively in paid training periods and serve on paid active duty for training each year.
A veteran, who is not otherwise eligible, who completes a total of 6 years as a member of the Selected Reserve (need not be ordered to active duty) is eligible if he or she either:
  • received an honorable discharge
  • was placed on the retired list
  • was transferred to the Standby Reserve or an element of the Ready Reserve other than the Selected Reserve after service in the Selected Reserve characterized as honorable
  • continues to serve in the Selected Reserve
The 6 years service need not be continuous nor in the same Reserve or National Guard unit. However, active duty regular military service cannot be combined with Reserve service to reach the 6 year requirement.

just some humble advice to all in our profession. when gathering your facts and information on your interview don't forget to ask a the crucial question " do you have any military service" If so chances are you have a transaction that will stick as long as your loan officer is experienced with VA transactions. If they don't know the basics run for the hills because the transaction will be a nightmare. Here are some basic questions.

1.Q. who is the head of the appraisal department at the va

A. Ray Chang

2. What is the max lending limit with 0 down

A. $783,750

3. what is the minimum mid fico score

A. 620

4. who is entitled to more money coast guard or navy?

A. all service members are entitled to the same amount

5. where does one go to get a VA certificate of eligibility?

Another reason the location of this unit is excellent is because there is a path from Ko Olina Kai to the golf course that starts a few houses away and the fitness center and golf course are across the parking lot from the Country Club. So... that puts you less than a 5 minute walk from Roys Restaurant and Bar or tennis and exercise. Down the path and left to award winning food, sushi and drinks or right to the gym. These are the hardest choices you'll have to make here.
