Maui Condos Market Report - Kihei Bay Surf update

In the past year there have been 10 sales of Kihei Bay Surf studio condos in the Maui MLS, ranging from $97,000 - $132,000.

• average sale price $111,922
• median price $110,500

5 of the 10 recent sales were bank owned properties, and those ones also brought the lowest prices. 2 were short sales. 3 were normal transactions.

The highest priced units were:

• unit 202 for $132,000
• unit 119 for $126,000
• unit 148 for $125,000

The 2 best units were nicely upgraded with tiled floors and granite countertops, nice furnishings. 8 of the 10 closings were with cash buyers.

There are only 5 units on the market right now:

• 2 Active priced at $136,900 and $149,900
• 3 units are pending at list prices of $99,500; $110,900; and $115,000.
• No bank owned units at this time, but 2 of the pending condos are potential short sales.

This morning an article on MSN discussed how interest rates have once again fallen to all time lows. For the first time ever a 30 year fixed mortgage average rate is below 4%. Wow! Interest rates in the 3% +/- range is truely amazing. What a terrific time to be a buyer. This is good news for all of us to be sharing with the buying community.

Kai Makani Beach Villas enjoy this nice sandy beach in north Kihei Maui HI

Just across the street from the Kai Makani condo development you'll find this sandy beach that stretches all the way to Maalaea... great for long walks and beach combing.

Look for it near the top of South Kihei Road. You can park beneath the large kiawe trees and go for a swim or walk. Maybe a picnic on the grass would be nice.

The views are great and there's not many people around here at this narrow beach in North Kihei. You can see West Maui, Lanai and Kahoolawe from here, and watch for whales in the wintertime.

Speechless Sunday - oceanfront Kihei condo opens escrow

Great views like this can be had from a number of North KIhei Maui condo buildings... Kauhale Makai, Leinaala, Maui Sunset and Luana Kai to name a few.
