Maui Hawaii South Shore Condo Newsletter - August 2009
This month I want to feature some Maui condos for sale that are screaming
deals. Some of these are bank owned properties, which can mean a quick sale
for a buyer who is prepared. Others are just well priced for this market,
even below recent comps. Take advantage of these prices if you're ready and

Makena Beach (pictured) - after some confusion, it has been announced that visitors to
Makena State Park don't have to worry about their cars being ticketed if
they park outside the lines. State enforcement officers won't issue
citations for people who park on the dirt or gravel in the first parking
lot. This unusual parking event has been resolved for now, so go ahead and
enjoy your Makena Beach experience!

How to effectively sell your condo in a slow Maui market?

We all know that the real estate market has really slowed down. Maui condos for sale are not exempt from this current market. So what can I do to sell my Maui home or condo more effectively? Pricing your condo to current sales in the last three months is really important. Have your Realtor do a price comparable of condos recently sold. You might also think about getting an early appraisal. This will also help all potential buyers, and sellers get a reality check. In some cases you might price a little under the last sale, being the market is still slow and hasn't hit bottom, or it is close lets hope.
Clean Decor
I would recommend getting an early home inspection. This will save you time, so your buyer has full disclosure. You can also list any defects or have them repaired. Holding open houses is a great way to give your condo exposure to the public. Serious buyers are driving around in their cars to view units. Yes you do get the curious lookers, but that's okay.

Very important is to use an experience Maui Realtor. Marketing your home through the Internet is Hugh. The number of buyers on line is close to 87%, and most likely they will see your condo on line before they even walk in your front door. Networking with other realtors to promote your condo is very important. I have sold homes and condos from working out in the gym, or surfing with other realtors. I would always look for an agent who is aggressive and creative in marketing ideas.
Last is curb appeal. Clean up your unit, and if needed apply fresh paint, carpets, and drapes. A little art work placed in the right spot to enhance your atmosphere in your unit. Some times buyers are on line and they need a connection to your home. Created that picture or video that will draw in the buyers. In a tough market you need to create interest to set your condos apart from the pack. So get creative and draw your buyer into your paradise.

We just got back from a vacation in Canada, which included a stop in Vancouver B.C. One of the things we love about Vancouver is the amazing variety of restaurants, and especially Greek restaurants. I would have to say that I don't think I can ever tire of eating Greek food, and hopefully one day I can visit that country and experience Greek food at the source.
On Maui there is a real shortage of Greek restaurants, so the Greek Bistro in Kihei really stands out. These guys have been in business for over twenty years, so you know they're doing it right. Check out these menu items:
The Greek Bistro doesn't have a website, but they do have an online menu that will tempt you to pick up the phone and make a reservation. Don't call me, call them... 808 879-9330.

Where is the Greek Bistro you ask? If you're driving on S. Kihei Road you can't miss it. It's right across from Kamaole Beach II, in the large blue building along with some other restaurants. Look for the blue sign.
They are open every day for your dining pleasure. Choose a table with a peekaboo ocean view and maybe you'll get to see the cool kitty that hangs out (attn Zoey the cool cat!).
