The Plantation Estates, Kapalua, Maui: real estate market update

The Plantation Estates in Kapalua is one of Maui's most desirable neighborhoods. Nestled along the famed Plantation Course (home to the PGA's season opening SBS Championship), these two plus acre homesites feature a variety of stunning views: the Kapalua coastline, the neighbor islands of Lanai and Molokai, the setting sun, whales in winter, and the golf course itself.

There have been two sales this year, 223 Plantation Club Drive at $3,900,000 and 708 Mokuleia at $7,125,000, both of which were our listings. There are just eight home sites offered for sale, ranging from $995,000 to $2,950,000. There have been no land sales since the beginning of this year.
While vacant land sales have been flat in the resort in 2010, home sales are on the rise. We have had five sales ranging from $2,750,000 to $7,125,000 in the first seven months of 2010, compared with the same number of sales ranging from $1,700,000 to $2,650,000 in all of 2009.

Kapalua's Plantation Estates: Homes for the Holidays
The last week of the year signifies the beginning of our real estate season here in Kapalua, as visitors escape chilly winters in favor of bright sunshine and tropical beaches. The SBS Championship (formerly the Mercedes Championship), is also a tremendous draw to the area, as this invitation only tournament begins the golfing season.
As Sellers begin to prepare for the season, it is not uncommon to see several new listings, and the Plantation Estates is no exception. This week, three spectacular estate homes are now listed for sale ranging from $9,600,000 to $16,000,000. All three are located in one of the most prestigious and sought after areas of the Plantation Estates, along the 18th fairway. The reason these home sites are considered so special is their perfect orientation toward the sunsets, with the prevailing trade-winds behind the house, views of the Kapalua Resort, and a feeling of being close to the ocean.
The Plantation Estates consists of two phases with a total of 53 lots, each a minimum of two acres. Annexed into the Plantation Estates was Honolua Ridge, with 50 lots ranging from approximately three to thirty acres.
These new listings bring the total number of homes on the market in both Plantation Estates and Honolua Ridge to 15, and with a low list price of $4,998,000. The Homes in Plantation Estates and Honolua Ridge range from 3407 to 13,705 sq. ft. For those who would rather build, there are currently 11 home sites available in Plantation Estates and Honolua Ridge , ranging from $1,099,000 to $3,500,000 for two to fifteen acres.

I took this photo this morning of the bleacher set up on the 18th hole for the 2009 Mercedes-Benz Championship. Each year, the Kapalua Resort's Plantation Course is host to this event, which begins the PGA season.
Nestled along the course, is the gated community of the Plantation Estates. This neighborhood consists of two-plus acre homesites, with exceptional ocean and island views. I've been fortunate to watch Tiger Woods go by, with the backdrop of Molokai and Lanai, while showing a home on the 18th fairway. It was quite a sight!
This year, the PGA welcomes back the field of 2008 tournament winners January 5-11, 2009. The qualified field includes such well known golfers as Daniel Chopra (2008 Winner), Ernie Els, Phil Mickelson, Justin Leonard, Vijay Singh, and Davis Love III. Pro-Am spots are still available as of this posting. I've attended this event each year since I began working at Kapalua Realty in 2000. One of the comments I hear most often, is that its less crowded than most mainland events, and following your favorite golfers with the pacific ocean as the backdrop is spectacular. In addition, proceeds from the tournament have made it possible for Kapalua Maui Charities to donate over $2.6 million since 1999 to many Maui charities.

Perhaps the most luxurious estates in the Kapalua Resort can be found at the Plantation Estates and Honolua Ridge. The Plantation Estates consists of 52 two-plus acre homesites, which surround the famed 720-acre Plantation Course, home to the first PGA event of the season--The Mercedes-Benz Championship.
In 2004, the Kapalua Resort expanded the Plantation Estates with its Honolua Ridge offerings. Ranging from two to thirty acres, the homesites in Honolua Ridge were amongst the largest ever offered in the resort.
