Last Sunday’s Garden Island Newspaper had a list of new law suits in their business section. As expected the judicial foreclosures filings were up and listed in this section. I’m not sure how long the judicial process will now take. Maybe 6 to 9 months depending on the timeliness of the attorney filing the papers. The newspaper also has the Best of Kauai posted. Thanks again to everyone who voted for me (winner!) and Kauai Dreams Realty(# 2). Someone finally admitted to voting for me the other day. :)

Buyer restrictions have been removed for Lihue's affordable housing called Kamamalu. These brand-new, 2 bedroom condominiums are now available to all buyers including investors. This project was an offset to the Kauai Lagoons luxury condos & homes and was intended to provide affordable housing to Kauai residents. Demand was less than expected and less than 1/3 were sold as affordable units.

I have some new and exciting REOs coming up, including the custom home at 1793 A Makaleha Place. This is a new large quality home. It is owed by Wells Fargo so all financing offers need a prequal from Wells Fargo. This is true of all Wells Fargo REO properties. Bank of America & American Home Mortgage Servicing Inc (AHMSI) also have this rule that a bank prequalification letter is required from the direct bank or if AHMSI there preferred lender is Prospect Mortgage. I often recommend going with the seller’s preferred lender because the seller/bank will be much more lenient in waiving per diem and other fees when using their lender.
