First of all, the Honu (pronounced ho new) is the endangered Hawaiian Green Sea Turtle and the Ilio Holo Ka Uaua (pronounced ee lee oh- ho-low-ee-ka- oo-ah-oo-ah) is the endangered Hawaiian Monk Seal .

On a bright sunny day, Honu Sally was basking in the sun on Laniakea Beach on the North Shore of Oahu. She came on the beach when she had had enough to eat from the deep blue Pacific Ocean and in need of resting. She didn't make the mistake of doing things too quickly and got enough rest before heading out again to exercise, eat seaweed and get her work done. Sally made sure to always get her needed rest so she could attend to her business and family. She had a balanced life.

On that same day, Ilio Holo Ka Uaua George was out in the gorgeous cool blue Pacific Ocean and came up for air and to see what was going on. He looked towards the beach and saw Sally basking in the sun. He taunted and teased her and told her she didn't need all that sleep and to come play with him. She ignored him and he finally gave up and went to find some spiny lobster, crab and octopus to dine on. George hadn't slept in a few days and he kept going and going and not giving himself the rest he needed. He was a go getter and didn't even take time to spend with his family.

The next day George got off track and strayed into waters unknown. A tiger shark attacked him and he was a goner and out of business. His family didn't even miss him because he was never around. Sally continued on with her business, her life and tended to her family. She knew they would miss her if she didn't focus on all areas of her life that are important to her.

Both the Hawaiian Turtle and the Monk Seal are endangered species but both have different qualities. It's the ‘nature of the beast'. As Real Estate Professionals we all have different qualities and the way we run our businesses. No matter how we conduct our business there has to be balance in all we do to be successful.

Google VS. IDX

Google announced they will no longer support real estate listings. Hmmm. You just gotta wonder why, right? Well, for one many third party sites were taking Real Estate listings and creating their own home search.

Not that I didn't buy into it either. I took the ‘easy' way out and had a third party Home Search on my website. It wasn't really up to date and I didn't get many leads except for rentals (per company policy I only do not do rentals) so it wasn't really doing me any good.

I finally got off my behind when the announcement came out and went with an IDX site (Internet Data Exchange site) and got it up an running with our Honolulu Board of Realtors® MLS (Multiple Listing Service) site. I inserted the idx link into an iframe on my website and voila!

Hawaii Home Search

I have to thank both IDX PRO and my local board (HBR) for working quickly to get me up and running by the second day.

Whew! I learned my lesson that I have to do things the right way all the time for my business. With strict rules within our Honolulu Board of Realtors® Multiple Listing Service we have up to date information on status of all listings submitted into our system. Therefore, so is my Hawaii Home Search

It really is true.

Mililani Real Estate Market Report | Mililani Home Sales November 2010

The national news does not depict the housing market for Hawaii and it's local areas and neighborhoods.. Each neighborhood will determine the housing market for your local area. For Mililani Real Estate, we can pretty much gather that that the sales prices will vary from other neighborhoods.... and so will the median and average prices and the number of sold properties.

Mililani Single Family Homes Market Report November 2010: We have 40 Active Listings for October 2010 (21 for Mililani Town and 19 Mililani Mauka), with 29 in contract (19 for Mililani Town and 10 for Mililani Mauka) and 20 sold properties (7 for Mililani Town and 9 for Mililani Mauka) Mililani Single Family Home activity remains comparable with previous months for 2010 with multiple contracts submitted and accepted due to the lower inventory. Average Sales Prices were a lower at $594,843 than the previous month of $641,150 and about the same price range of $597,333 a year ago. Average days on market...DOM was 63 days.

Mililani Condo Statistics for October 2010: We have 97 Active condos/townhouses on the market from November 2010 (77 for Mililani Town and 20 for Mililani Mauka), 34 Pending (22 for Mililani Town and 12 for Mililani Mauka), and 27 sold (19 for Mililani Town and 8 for Mililani Mauka) . Average sales price of $ 275,516 a slight increase from October 2010 of $271,382 and down slightly from a year ago at $288,321.. Average days on market for November 2010 -DOM was 59 days.

Needles to say, our Mililani Condo Townhouse and Home Sales are fluctuating ever so slightly in sales numbers and sales prices.

Still moving, still trying to find a happy medium- but still selling!

For those that dislike to do Short Sales...I'm here to tell you I do too! It's a lot of paperwork, time spent on phones and a LONG tedious process to get from start to finish.

BUT......

There are exceptions though. I had the pleasure to work with a fine upstanding family who wanted to do the right thing. They had no choice but to list as a short sale after finding out through an independent appraiser that their home was not worth what they bought it for in 2007.

And there are the exceptions for those servicers at the borrower's lending institution who go above and beyond to help get the transaction through quickly....that make it an actual pleasant transition. I had the pleasure...this time...to work with great team players.

From start to finish....this short sale took a whopping TWO months and THREE weeks.

Hawaii Home Buyer | SOME Military Qualify for Extended Tax Credit

The Home Buyer Tax Credit ended on April 30, 2010 but there are some "Qualified service members" (which means a member of the uniformed services of the U.S military, a member of the Foreign Service of the U.S., or an employee of the intelligence community) that may still qualify for the extension of this Home Buyer Tax Credit. Qualified service members who are ordered on a period of official extended duty are extended for one year. For these home buyers, the tax credit applies to sales with a binding sales contract in place on or before April 30, 2011 and closed by June 30, 2011.

Military Housing Allowance (BAH) for Hawaii
Below are the rates of tax-free housing allowance (Basic Allowance for Housing, or BAH) that are provided to enlisted military personnel (with dependents) who are authorized to reside off base at government expense in the state of HAWAII , for calendar year 2009 and 2010.

MONTHLY ALLOWANCE:
E-7 with DEPENDENTS: $2553.00
E-7 without DEPENDENTS: $2004.00

For property taxes, it will be $850 for a $250,000 home. I would use $5000 per year for maintenance costs, 2% for savings and 3% for inflation.
“You would save approximately $904,337 (in today’s dollars) by buying a home, rather than renting, over the 30 year timeframe you have entered.” Even when I raise the annual maintenance costs to $6000, or $7000, it still comes out higher.

If you want to live close to Tripler, choose Aiea, Salt Lake, Moanalua, Pearl City, Kalihi, Pali, Kakaako, Pauoa Valley, or Punchbowl, those are all within 5 miles.

The years that you live in a home give you the biggest tax advantage. Also, if you live in it for 2 out of the previous 5 years, ALL of the gain is tax free. You may be eligible for the federal tax credit of $8000 as well:
