Princeville Kauai condo (and house) update for the week of Jan 31st to Feb 6th

It was another glorious week here in Paradise, so much so that we even went for a motorcycle ride Saturday down to Lihue to take in a movie. It was equally beautiful Sunday so we went down to the beach in Kapaa (for a change of venue) and soaked up some sun.

January 2010 closed out the month well above January 2009 with 54 transactions compared to only 20 in ‘09. This is almost as much as December 2009 which ended up with 59 total. Let's hope February follows in January's footsteps. It won't be hard to outdo the number of sales in Feb 09 as there were only 26. Now on to your update:

Hale Moi 215 returns to active status, having previously been listed from 4/06 to 3/07 starting at $629,900 and ending at $560K when it was withdrawn. It was listed again from 4/07 to 4/09 during which time it went from $559K to $529K when it expired with 729 market days. This time unit 215, which sold for $425K in 8/04, is newly listed at $329K as a short sale. Also back on the market is Villas of Kamali'i 29 which sold for $750K in 6/05. This unit was listed from 2/08 to 2/09 starting at $925K and reducing to $855K when it was withdrawn. It was relisted in 6/09 to 1/2010 for $839K. It is now listed for $749K.

Sandpiper 107 is back on the market after expiring listed at $265K which is still the list price. This unit sold for $365K in 9/04 and started out with a price of $419K. This is not a short sale.

Nihilani 26A went quickly into escrow this week with only 46 market days, having reduced to $539K from the original start price of $589K. 26A sold from the developer on 12/06 for $805K.

Two developer's Ka'iulani units were withdrawn this week, unit 52 listed for $1.749M and unit 11 listed for $1.995M. Puamana 25B, listed at $385K and purchased for $380K in 9/04 was also withdrawn from the market. Nihlani 24C, a resale listed for $798K withdrew from the market. This unit sold from the developer in 12/06 for $876,145.

As for price changes: Sandpiper 115, which sold for $180K in 12/01 and was foreclosed on in 7/09 reduced from $224,900 to $214,900. I looked at this unit and other day and it is surprisingly clean and tidy for a foreclosure although it could use some updating. Hale Honu 9B which sold for $355K in 4/04 reduced from $324K to $310K. Ali'i Kai 6102 went from $499,900 to $486,900 and last sold for $140K in 8/98. The developer's Nihilani unit 15B went from $585K to $565K while Villas of Kamali'i made a token reduction from $735K to $730K. This unit last sold for $750K in 6/05.

I've been seeing more buyers coming into the office and agents out showing property which I hope will translate into sales. As of today (2/8/10) there are 132 condo listings and 63 residential listings in Princeville which includes Queen Emma's Bluffs. If you've been out to look lately, you know those numbers are deceiving because there's only a few that will catch your attention. Now is the time to look though, while the choices are there. Mauna Kai 2B returns to the market listed at $575K. This unit sold for $240K in 4/01 and was previously listed from 3/08 to 12/09, starting at $650K and reducing to a low of $497K before withdrawing from the market while listed at $525K. During the life of the listing the unit went into escrow twice but was unable to close. Kamahana 11 is new on the market at $599K after selling for $570K in 8/04. The final listing this week is Villas of Kamali'i 4, priced at $895K. This unit was purchased for $900K in 3/07 and was previously listed from 3/09 to 10/09 starting at $945K and reducing to $925K during the life of the listing.

It's nice to see so many units in escrow this week, starting with Paniolo 103. This is probably the only unit in a long time that has been successfully "flipped." Purchased in 7/09 for $184,900 (as a bank REO) and on the market at $239K it looks like this seller may be able to get a little cash flow out of the deal. Sandpiper 128, a short sale which last sold for $490K in 6/05 is now in escrow listed at $325K. The Nihilani developer put another unit in escrow this week: the Hoku floor plan unit 3B which is listed for $385K.

It looks like there was a fire sale at Ali'i Kai this week with several ocean view units going into escrow all at once! 7201, listed at $426,800, last sold for $380K in 9/03 and is a bank REO. Ali'i Kai 5301 sold for $977K and is listed for $530,900 and is also a bank REO. Alii'i Kai 4301, a short sale purchased for $1,157,500 in 6/06 went into escrow listed at $599K. Villas of Kamali'i 54 is the last unit going into escrow this week while listed at $849K. This unit sold for $607,500 in 11/03.

Leasehold Pali Ke Kua 130, and agent owned unit purchased for $429K in 3/06 closed for $350K while listed for $399K, gaining the seller a tax write off.

Sandpiper 107, purchased for $365K in 9/04 expired while listed for $265K. The fractional share of Sandpiper 128 was temporarily withdrawn from the market since the whole unit went into escrow this week.

As for price changes, Kamahana 2 reduced to $339K from $390K and last sold for $136K in 11/94. Nihilani 26A which sold from the developer on 12/06 for $805K reduced to $539K from $589K. The final reduction is on Ali'i Kai 4301 which reduced from $685K to $599K on 1/27 after which time it went into escrow on 1/30.

Ka'iulani 68 is new on the market at $995K since selling from the developer for $898,250 in 1/08. Agent owned Ali'i Kai 7202 is back on the market after expiring while listed at $499K. It comes back on the market at the reduced price of $475K. This unit sold for $115K in 1/88. Cliffs 9302, priced at $875K and purchased for $205K in 9/99 is back on the market after expiring. This unit came on the market at $945K 551 days ago.

Puamana 11B went into escrow while priced at $365K. This unit last sold for $445,500 in 9/07 and started out on the market at $400K. Also going into escrow is Pu'u Po'a 103 priced at $999K. This unit sold for $695K in 7/03.

On to price changes: Sandpiper 111, purchased for $215K in 2/03 reduced from $260K to $240K. Ali'i Kai 7202, as noted under the ‘back on the market' portion of this report, went from $499K to $475K. Villas of Kamali'i 12, went from $745K to $740K and last sold for $750K in 6/05. Hanalei Bay Villas #9 was purchased for $855K in 12/08 and reduced this week to $899K from $955K. This is one of the shortest updates I've done in awhile!

I am as suprised as you to see a home listed for $475K in Princeville. This agent owned short sale has been on the market extensively since being purchased in $599K in 10/04. It was first on the market from 11/05 to 6/08 starting at $975K, dropping to a low of $685K, and ending at $799K. This home came back on the market in 10/08 at $695K which was withdrawn 93 days later in 1/09 listed at $689K. During this period the low list price was $629K. Although this 1984 built home needs renovation, it is on a large 11,244 sqft corner lot. It's a great property for someone who is "hands on" for remodeling.

As we work our way through the first month of 2010, it seems that real estate activity in the way of showings has definitely increased. I've had several agents tell me that their "snowbirds" are here looking for a part time or permanent place to thaw out. Maybe all those cold temps elsewhere thoughout the mainland will work to our advantage. We'll just have to wait and see if units start going into escrow as a result. On to your update:

Pali Ke Kua 13, purchased for $121K in 8/96 is back on the market once again listed for $589K. It was listed from 3/08 to 11/09 starting at $699K and ending at the current price.

Several units are back on the market this week, starting with Cliffs 2103 which unfortunately fell out of escrow after going contingent on 11/3/09. The prior offer on this short sale was rejected by the bank while priced at $230K (not known what the offer price was) and is now listed at $275K, a bank approved list price. This unit sold in 12/98 for $50K as a leasehold and converted to fee simple in 6/03 for $63K. You'll also see it under the price change portion of this update.

Also coming back is Puamana 11B which expired listed at $375K. It is back on the market at $365K and is also under the price change portion of this report. This unit sold for $445,500 in 9/07.

Hale Honu 4A, purchased for $153K in 5/02 is back on the market after being withdrawn several months ago. This listing is somewhat odd as it's listed as a "SH" which indicates a fractional ownership but is priced at $459K up from $279K. (Also under the price change part of this report.) When reading the MLS remarks you'll find that you can buy the whole nine yards for $459K or 6 months for $279K. Regardless of whether you want 6 months or full time, the pricing is much higher than comparable units. Here are the other two Hale Honu's on the market:

The first one, which is a bank REO, is priced to sell for even less than 6 months of 4A ownership while unit 9B is bigger and well priced by comparison. 4A certainly looks the nicest but for the price differences you can do a lot of fixing!

Pali Ke Kua 130, a leasehold unit purchased for $429K in 3/06 went into escrow listed for $399K after 75 days on the market this time. It has been listed several times before:

Also going into escrow is Ali'i Kai 5201, priced at $599K and purchased for $875K in 8/05. This short sale started out at $799K and was listed for 1,014 days before finding a buyer. Hopefully these two units will close smoothly and successfully.

Cliffs 9302, priced at $875K and purchased for $205K in 9/99 expired after 549 market days. It started out at $945K. Villas on the Prince 19 was withdrawn while priced at $844K. This unit sold for $520K in 6/02. Sandpiper 213 was temporarily withdrawn while priced at $399,999. This unit sold for $183K in 1/02 and started out on the market at $499K.

On to the price changes, many of which have already been addressed. Sandpiper 111 came down from $275K to $260K and last sold for $215K in 2/03 Cliffs 2103 was increased as discussed under "back on the market." Ali'i Kai 9G came down yet again from $310K to $299K. This unit sold for $151K in 12/99. Puamana 11B reduced as discussed under "back on the market." Ali'i Kai 2101, purchased for $451K in 11/04 reduced from $409K to $399K. The short sale Nihilani 16A, purchased from the developer in 5/06 for $603,600 went from $439K to $399K. Kamahana 27 went from $444K to $419K and last sold for $395K in 4/04. Ali'i Kai 7201 reduced from $438,800 to $426,800 and sold for $380K in 9/03. Plantation 1421, purchased for $536,066 in 2/06 reduced from $559K to $449K. Hale Hou 4A increased as discussed under "back on the market." Sealodge C6 went from $575K to $545K and sold for $190K in 11/99. Our final reduction is Nihilani short sale unit 1B which went from $639K to $559K and sold for $912,788 in 3/07.

It's been a little cold here on Kauai, certainly not as cold as some places on the mainland but cool by Kauai standards nevertheless. Princeville Kauai condo (and house) update for the week of Jan 3rd to 9th

It's been hard to concentrate on the computer since every time I look up there is yet another monster wave bigger than the one before. This weekend was the 4th or 5th time we've had a swell bringing these huge waves and I have to say, I'm getting pleasantly spoiled. Since I'm up here on the the bluff at the Cliffs condos, I'm accustomed to looking out on the ocean and even manage to occasionally look up just in time to see a whale spout, or a tail slap as I work. I'm still not used to seeing breaking waves as my building sits back a bit from the bluff but it's happenning with such regularity, I'm quickly becoming accustomed to it. One of the Honolulu newscasters was saying that they usually have 4 sets of huge waves a season and they're already up to 5. I say bring it on. It's truly an awesome site. Take a look:

First up on new listings is Villas on the Prince 9 which last sold for $570K in 10/03 and is now listed for $814K. Hale Honu 2A is a FNMA bank REO listed for $234,900. It was purchased for $155K in 5/02 and taken by the bank on 10/09. I guess people kept refinancing as values went up. Prior to the bank REO, 2A was listed from 1/05 to 5/05 for $449K. Another Hale Honu, 9B, is back on the market this week listed at $324K. It also shows under the price change portion of this update having been reduced from $350K to $324K in the first week. Purchased in 4/04 for $355K this agent owned unit was previously listed from 4/08 to 4/09 starting at $450K and reducing to $350K when it expired. Puamana 17A is also returning to the market, having been previously listed from 7/08 to 12/08 starting at $459K and reducing to $435K before it was withdrawn, only to be relisted from 12/08 to 12/09 during which time it went from $435K to $367,500. It is back on the market at that price and was purchased for $320K in 3/04.

Three units are back on the market after expiring. Sandpiper 111, listed at $275K, last sold for $215K in 2/03. Ali'i Kai 7202, an agent owned unit purchased for $115K in 1/88 is an ocean view unit very attractively priced at $499K. Also returning to the market is Ali'i Kai 4104, another ocean view unit purchased for $950K in 8/05 and listed for $875K.

Sandpiper 217 went into escrow this week listed at $354K. Purchased in 2/04 for $310K this extensively remodeled unit started out at $399,900. It's probably one of the nicest Sandpipers in the complex.

Ka'iulani 39 closed for a mere $1.040M after selling for $1,503,600 from the developer in 3/07. It was listed as a "possible short sale" and started out at $1.761M before dropping to $1.250M. Pali Ke Kua 105 also sold for less than it was purchased for in 8/07 which was $795K. It originally came on the market 567 days ago at $1.1M working its way down to $743K, closing for $710K. This unit has the coveted Bali Hai / Hanalei Bay view.

Puamana 11B expired after 184 market days listed at $375K. This unit sold for $445,500 in 9/07. Also coming off the market were Ka'iulani 40, listed for $1.825M and Villas of Kamali'i 29, listed for $839K. Ka'iulani sold for $1,772,090 from the developer in 2/07 and Kamali'i went for $750K in 6/05.

There are only two price changes one of which, Hale Honu 9B, was mentioned under new listings. The other price change is the bank REO Ali'i Kai 5301, which went from $544,900 to $530,900. This unit sold for $977K in 4/07 and represents a great opportunity at a top floor, end, ocean view unit. Now on to your Princeville home update:

The one new listing, 4064 Kaahu'manu has probably been on the market longer than any other house that I'm aware of in Princeville. Purchased in 11/93 for $340K this house, which is on the golf course (the good news) on the very end of Kaa'humana which backs up to the busy main road Ka Haku (the bad news) started out listed for $495K in 1/01 to 12/01. It was back on the market from 2/03 to 4/03 for $580K. It next came on the market in 4/05 to 11/05 listed at $1.2M and dropping to $998K. It was relisted from 11/05 to 8/08 during which time it was priced at a high of $1.165M and a low of $769K. It was most recently listed from 1/09 to 12/09 going from $770K to $689K. This is a short sale which apparently had a buyer lined up at a bank approved price of $500K but for whatever reason, the buyer decided not to wait for the approval. The offer that was accepted may be transferable with a new offer at same price according to the agent.
