      <title>Princeville condo (and house) update for the week of November 9th to 15th</title>
      <description>&lt;p&gt;Aloha,&lt;/p&gt;
&lt;p&gt;Winter most definitely showed its face yesterday in the form of a huge afternoon downpour that lasted off and on into the evening. I was at the stable riding, and had just gotten off my horse when the rain started. By the time I left there, I was soaked through and through and there were small rivulets of water everywhere. Today we have high winds and gusts and intermittent rain - and whitecaps on the ocean. Believe it or not, it's still Paradise, just a different side of it. Here is your update:&lt;/p&gt;

&lt;p&gt;Villas on the Prince, listed at $985K and purchased from the developer in 2/02 for $474,320 was previously listed from 4/06 to 4/07, starting at $1.249M and dropping to $1.088M before it was withdrawn after 362 market days. It was also listed from 6/07 to 9/08 with a list price of $999K that reduced to $985K during the 453 days it was on the market that time. Hmmm, it didn't sell last year and half listed at $985K when the market was more active.... Ka'iulani 10 is listed for $2.150M and sold for $1,921,440 in 2/08. Those are the only two listings this week.&lt;/p&gt;
&lt;p&gt;Nihilani 14C finally went into escrow listed at $619,900. It's a great price and has some killer upgrades throughout. This unit is a tax write off for the owner as it was purchased in 3/06 for $706,310. One of the developer's Nihilani units also went into escrow this week, which is unit 33A listed for $731,500. Rumors are swirling about how the developer is heavily discounting the remaining units. It will be interesting to see what this unit ultimately sells for.&lt;/p&gt;
&lt;p&gt;Sandpiper 112 expired after 113 market days, which is hardly sufficient time to sell especially when priced at $415K. There's two other 2 bed / 2 bath units on the market that are significantly less; one is 132 listed for $329K and the other is 107 listed at $399K. There are even some of the larger upstairs units that are well priced, starting with 212 for $399K and 206 for $410K. Unit 112 was purchased for $335K in 6/04.&lt;/p&gt;
&lt;p&gt;Nihilani 20A was withdrawn listed at $749K. Given that this unit was purchased for $804,075 in 9/06, it's no surprise the seller decided to take it off the market as they apparently wanted more than the market is willing to bear. (Go back and take a look at 14C at $619K and you'll see what I mean.)&lt;/p&gt;
&lt;p&gt;We have an optimistic seller is our price change category today and that is in Ka'iulani 39 which went from $1.6M to 1.75M. This unit sold for $1,503,600 in 3/07. Hale Moi 116 followed the more typical pattern going from $429K to $419K. This unit sold for $459K in 10/04 and is also going to be a tax write off. Emmalani Court 524, purchased for 7/07 for $700K reduced from $576K to $519K. After purchasing for $700K, these sellers who are agents, put quite a bit of money and effort into upgrades which include new granite countertops, travertine flooring and stainless steel appliances. Of the 9 units for sale in this complex, this is the least expensive but nothing seems to be moving in Emmalani Court. (and many other places....)&lt;/p&gt;
&lt;p&gt;Plantation 422, reduced from $599,900 to $559,900 and last sold for $738K in 11/05. At $559,900 this REO (bank owned property) is far and away the least expensive unit in the complex and is $150K less than the next least expensive 3 bedroom unit. Mauna Kai 25 went from $599K to $569K and last sold for $585K in 8/07. Why would someone be selling after only a year of ownership in this market? I always wonder what circumstances changed to prompt a sale as I can't image that the seller bought it with the idea of flipping. Ali'i Kai 14G,purchased for $583K in 8/05 reduced from $635K to $589. Pali Ke Kua 13 went from $679K to $659K and last sold for $121K in 8/96. Now that's equity.&lt;/p&gt;
&lt;p&gt;We have another Plantation that reduced, unit 121 that went from $695K to $685K - not enough to make much of a difference in this market. This unit sold for $488,993 in 5/05 and has every upgrade imaginable. Villas of Kamali'i 58, purchased from the developer in 5/03 for $432,155 reduced from $879K to $849K. Ali'i Kai 4303 was purchased in 12/03 for $490K then apparently sold 55.26% interest in 1/06 for $313K to an LLC. And that's it for this week's update.&lt;/p&gt;

      <title>Princeville condo (and house) update for Nov 2nd to Nov 8th</title>

&lt;p&gt;Welcome to this week's update. Once again I must say that there are MANY good buys available now and I just received news from one of my lenders that conforming loan limits will go up in 2009 from $625,500 to $713,000. Now that's something to be excited and happy about. Here is your update for this week:&lt;/p&gt;

&lt;p&gt;Ka'iulani 18, listed for $2.349M was previously listed from 11/07 to 11/08 for $2.5M with no price reductions during the year it was on the market. It was purchased in 10/07 for $1,972,350. Hanalei Bay Resort 1105/06 last sold for $495K in 12/07 and is now listed for $569K. Pu'u Po'a 201, purchased for $350K in 10/00, and listed for $1.3M was last listed back in 8/02 to 8/04 for $325K. What a difference a few years make!&lt;/p&gt;
&lt;p&gt;Emmalani Court 525 last sold for $400K in 1/03 and is back on the market after expiring while listed with a start price of $675K and an ending price of $574,900. It is back on the market at the lower price.&lt;/p&gt;
&lt;p&gt;Nihilani 5A, a fabulous unit listed as a short sale for $699K finally went into escrow. It appears that it took quite awhile for the lender to finally accept the offer. This unit was purchased in 12/06 for $929,600.&lt;/p&gt;
&lt;p&gt;Villas of Kamali'i 16 sold for $835K this past week with a list price of $945K and a purchase price of $511,365 in 8/03. This unit was beautifully painted and had an array of high end light fixtures, pendants and sconces.&lt;/p&gt;
&lt;p&gt;Kamahana 29 expired listed at $589K with 365 market days and no reductions during that time. Giving a unit market time to see if there is a buyer for it at the given price is reasonable but after a certain point the seller must realize the price is too high and reduce accordingly if they really want to sell. It last sold in 7/05 for $478. Paniolo 203 was withdrawn from the market listed at $459K during the entire listing period - again with no reductions. This unit last sold in 7/05 for $445K.&lt;/p&gt;
&lt;p&gt;As for price changes, first up is Ka'iulani 39 which was purchased for 3/07 in $1,503,600. It started at $1.761M and reduced to $1.6M. Paniolo 103, purchased for $410K in 4/05 seems to have reduced for the sake of appearing on the update page. When a property is listed it appears as a new listing on the daily update. From that point forward, unless there is a status change or a price change, the property can only be found by doing a search for listings. Sometimes, an agent will make a small change in price for what appears to be the goal of getting the property featured once again on the daily update page, and that seems to be the case here. I say this because the property started out at $349,895 and reduced to $348,500, then went from $348,500 to $347,450 then to $337,000 and finally this week to $336,500. Clearly $500 is not what I would call a price increase or decrease so I can only conclude that the change in price was for exposure.&lt;/p&gt;
&lt;p&gt;Sandpiper 212, purchased for $400K in 12/04 made a much more noticeable reduction by moving from $429K to $399K.&amp;nbsp; However, Emmalani Court 525, which was purchased in 1/03 for $400K, reduced from $575K to $574,900 which is yet another example of a seemingly meaningless price reduction.&amp;nbsp; Last up is Nihilani 17C, purchased for $822,870 in 8/06 and reduced this week from $795K to $695K.&amp;nbsp; Now, that's what a real price reduction looks like and this seller is starting to look like a serious seller.&amp;nbsp; On to your Princeville home update:&lt;/p&gt;

      <title>October Sales Numbers on Kauai reveal a lot</title>
      <description>&lt;p&gt;Here's a reblog of a post written by my new broker, Matt Beall, which i think makes a good point about &lt;strong&gt;October Sales Results &lt;/strong&gt;of the&lt;strong&gt; Kauai Real Estate market&lt;/strong&gt;. Of course, just as I was taking a flight on Monday night i met a golfer who told me his buddy fell in love with a home in Hanalei Bay and sure enough, it went into escrow today. Listing price, 12.990 Million. That being said, Matt makes some good points in his POV below...&lt;/p&gt;
&lt;p&gt;Hi everyone, here are the &lt;a href="http://blog.hawaiilife.com/wp-content/uploads/2008/11/october-ytd-08.pdf"&gt;Kauai sales stats, October 2008&lt;/a&gt;.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The first page (Number of Sales) has some dramatically low figures.&amp;nbsp; Let&amp;rsquo;s take the north shore for example, only&amp;nbsp;&lt;strong&gt;THREE&lt;/strong&gt; houses sold on Kauai&amp;rsquo;s north shore in October. &amp;nbsp;And, of the &lt;strong&gt;186 condominiums for sale on the north shore (mostly Princeville) &lt;/strong&gt;, only &lt;strong&gt;ONE&lt;/strong&gt; sold in October.&amp;nbsp; Kauai&amp;rsquo;s east side hasn&amp;rsquo;t faired much better&amp;hellip; with only &lt;strong&gt;7&lt;/strong&gt; home sales in October and &lt;strong&gt;zero&lt;/strong&gt; condo sales (despite 122 Active Condo listings on the east side).&amp;nbsp;&lt;/p&gt;
&lt;p&gt;With so little volume, and especially for such a sustained period (most of 2008), the laws of supply and demand lead us to assume that prices must drop&amp;hellip; but this is where the statistics start to fail us.&amp;nbsp; There are a lot of sellers in our market who simply can&amp;rsquo;t afford to sell their homes, but who are, nonetheless, trying their hand in the market.&amp;nbsp; The result is what looks like arbitrary pricing, a glut of inventory, and few sales.&lt;/p&gt;
&lt;p&gt;Those who can afford to price their properties accurately, and who&amp;nbsp;have enough information&amp;nbsp;to reach accurate conclusions about the current market,&amp;nbsp;are accounting for the little sales volume we have.&lt;/p&gt;
&lt;p&gt;I can confidently say that we, at &lt;strong&gt;Hawaii Life,&lt;/strong&gt;&amp;nbsp;have our finger on the pulse of the market.&amp;nbsp;&amp;nbsp;&amp;nbsp;We continue to receive an enormous amount of inquiries from prospective buyers, whether from our website or from other media.&amp;nbsp; The great majority of these buyers are looking for a &lt;strong&gt;DEAL&lt;/strong&gt;.&amp;nbsp; &lt;strong&gt;Short sales, REOs &lt;/strong&gt;(Real Estate Owned, as in, by banks), and properties that are obviously priced ahead of the market dominate the attention of the buyers in the market.&lt;/p&gt;
&lt;p&gt;And, perhaps ironically, it seems that we have a backlog of buyers (I know that sentance is going to generate a barrage of comments, but hear me out&amp;hellip;).&amp;nbsp; The challenge we face is to sort throught the glut of inventory to find the few properties where the sellers have finally reached the conclusion to price their property accurately, IF they can afford to do so, AND they have access to enough accurate information about the reality of the market.&amp;nbsp; For these reasons, our jobs as Realtors have become much more involved, on both sides of the transaction.&lt;/p&gt;
&lt;p&gt;And, unfortnately, the State of Hawaii isn&amp;rsquo;t helping much.&amp;nbsp; I&amp;rsquo;ll spare you the full diatribe here, and save it for another post&amp;hellip; but the passage of Act 137 is going to wreak havoc for sellers of &amp;lsquo;Distressed Properties&amp;rsquo; by making &amp;lsquo;Short Sales&amp;rsquo; far more difficult (if even possible).&lt;/p&gt;
&lt;p&gt;I&amp;rsquo;d love to say that the election will boost consumer confidence, and that credit will loosen up enough to add a wider variety of buyers to the pool (and perhaps help some of the existing distressed sellers get more affordable financing)&amp;hellip; but I know better than to predict the future.&lt;/p&gt;
&lt;p&gt;For now, we&amp;rsquo;re left sorting through the inventory for the &amp;lsquo;right-priced&amp;rsquo; properties, and encouraging sellers to continue to lower their listing prices to stay ahead of the curve.&lt;/p&gt;

      <title>Princeville condo (and house) update for the week of Oct 26th to Nov 1st</title>
      <description>&lt;p&gt;Aloha,&lt;/p&gt;
&lt;p&gt;Hope everyone enjoyed a Happy Halloween and that you and your kids are not bouncing off the walls from a sugar overload. As for the market, it is STILL a good time to buy. Why do I say this now? Because buyers seem to be circling the wagons around potential purchases without ever really doing anything and I am wondering why. Everyone seems concerned about interest rates when in fact they are at historic lows. What are we waiting for? Does anyone remember when rates were at 16% to 18%? Now that was a time to wait and see if rates were coming down. Along with low interest rates, we also have fabulous pricing. Granted, pricing may come down a bit more, after all, just about every single buyer who is looking in today's market expresses concern that the market has not yet hit bottom, yet they only want to make low ball offers. Helloooooooooo.... Where do you think the lower sales prices come from if not from all the low ball offers? Does this look like a self fulfilling prophecy or what?&lt;/p&gt;
&lt;p&gt;Nevertheless, if you find a property that you really love, my best advice is this: buy before someone else does. After all, even in condo complexes, not all units are created equal in terms of upgrades, views, location and if your favorite sells, and another comes along later at a lower price, who cares. You don't like that one anyhow. It is better to spend a little more (knowing that pricing may still soften) and get something you love than to stand on the sidelines and watch a property you love go to someone else.&lt;/p&gt;
&lt;p&gt;Yes, it certainly does take much longer for a property to move these days but don't buy into the illusion that they are NOT moving as that is definitely not the case. At some point, an interested buyer will step up and buy. The only question is, when that happens will you wish that buyer had been you? On to this week's update:&lt;/p&gt;

&lt;p&gt;Puamana 2B joins the ever growing number of units in this complex on the market, with a list price of $549K and a sale price of $510K in 6/05. 2B was previously listed from 5/06 to 10/06 for $674,900. Emmalani Court 224, listed for $570K last sold in 4/05 for $670K. Wow, that hurts. Plantation 912, listed at $579K, sold for $599K in 10/05 and was previously listed from 9/06 to 9/07 for $679K. The fun thing about this unit is when it closed as a developer's sale, it was then transferred to not one but two other buyers. It was not uncommon when the market was hot for buyers of developer's units to list them for sale even before they had finalized their purchase. It was written up in the MLS something like "sale subject to close of current escrow" or words to that effect. In this case, the unit sold from the developer for $405K at which time the first buyer sold it as a resale to buyer #2 for $525K who then sold it to the current owner for $599K, who is now left holding the bag. You can see why "flipping" was so popular in the good old days. Back then, there was some money to be made and no one seemed to care. Unfortunately, some sellers still think those days exist.&lt;/p&gt;
&lt;p&gt;Hanalei Bay Resort 1537-8 listed for $695K, last sold for $430K in 8/04 and was previously listed from 5/07 to 11/07 for $789K. Three units are back on the market: Hale Moi 116 which last for $459K in 10/04 and is now listed for $429K. Puamana 1A, listed for $475K last sold in 7/01 for $157K (take a good look and see what "equity" looks like...) while Nihilani 16C, which sold for $769,570 is now back on the marekt at $794,570.&lt;/p&gt;
&lt;p&gt;We have one unit that went into escrow this week, and it did so with only 44 days on the market! Good job! Hanalie Bay Villa 9 which last sold for $405K in 6/02 went under contract while listed at $899K.&lt;/p&gt;
&lt;p&gt;Several units were withdrawn, starting with Plantation 812, which was on the market for 797 days, Sandpiper 207 with 175 market days and Nihilani 7B with 166 days under it's belt.&lt;/p&gt;
&lt;p&gt;On to price changes: Sandpiper 132, which last sold for $330K in 8/04 moved from $349K to $329K. Looking at this, the sale of my 137 last year this time for $379K doesn't seem so bad now. Puamana 24B went from $497K to $487K and last sold for $375K in 2/05. Ke'eo Kai 2B, which sold for $240K in 4/01 reduced to $550K from $650K. Now that's what I call a price reduction. Nihilani 14C is a great buy at $619,900 down from $649K. This unit has a purchase price of $706,310 in 3/06. Plantation 121, with a sales price of $488,993 in 5/05 went from $719,500 to $695K. This unit has just about every upgrade that was offered by the developer. Nihilani 20A optimistically went against the tide and increased their sale price from $699K to $749K. This unit sold for $804,075 in 9/06 so even with this increase it's still a tax write off when it sells.&lt;br /&gt;On to your home update for this past week:&lt;/p&gt;

      <title>Princeville Is Getting A Face Lift!</title>
      <description>&lt;p&gt;Princeville has been one of Hawaii's most exclusive resort destinations since it was created in the 70's.&amp;nbsp; The exclusive Princeville Resort Hotel sits on a bluff overlooking Hanalei Bay and that famous Hawaii landmark known as "Bali Hai".&amp;nbsp; It is such a prime location, that it has been chosen to be the site of Hawaii's first St. Regis Hotel which hopes to open by the summer of 2009.&lt;/p&gt;
&lt;p&gt;For the last month, bargain shoppers have been coming in droves to take advantage of the Liquidation Sale, where everything had to go!&amp;nbsp; You could find everything from $1800 Mirrors to used sheets and towels.&amp;nbsp; And the prices continue to drop each week, which makes it irresistible.&amp;nbsp; The first time we checked out the sale, I came away with a leather-like Princeville Resort telephone book cover for $2.00, a lacquer ice bucket for $4.00, two cocktail glasses for $1.00 each and a wine bottle opener at no additional charge!&amp;nbsp; On our second visit, we set our sights a little higher and splurged on two $10 stereo systems and a $5 Hawaiian Music CD.&amp;nbsp; Then, yesterday we found two beautiful burl wood lamps imported from Spain.&amp;nbsp; Now the cashier is starting to recognize me and is sure that I really need to take home one of their $1800 Victorian Mirrors!&amp;nbsp; As you can imagine, Don has suggested that we stay away from the liquidation sale for awhile!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;While the big sale is going on at the Princeville Hotel, the Makai Golf Club is also taking advantage of the opportunity to re-do 18 holes of the 27 hole course.&amp;nbsp; Currently, the Oceans 9 hole course and the Lakes 9 hole course are being reconfigured, replanted and restored.&amp;nbsp; Meanwhile, golfers take a couple of turns on the 9 hole Woods Course to get in their 18 holes of golf at the Makai -&amp;nbsp; or take on the challenging 18 hole Prince Course nearby.&amp;nbsp; The Makai Clubhouse is planned to be remodeled by next summer and there is talk of a new health club being integrated into the facility.&amp;nbsp; We will keep you posted as we get more details on that project.&amp;nbsp; Meanwhile, the weather continues to be balmy and numerous white sandy beaches continue to call to our visitors to spend long and lazy days in the sun.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We have noticed an increase in visitors also taking time to visit our Open Houses.&amp;nbsp; Everyone seems to recognize that when the St. Regis is complete, Princeville will again be the Premier luxury Hawaii destination.&amp;nbsp; These next six to nine months may be the perfect time to catch the bottom of the resort real estate market in Princeville.&lt;/p&gt;
