A few months back I got a call from a person interested in new construction in Ankeny. Seems she had
been given my number by a lender who I've worked with in the past. She was looking at new construction and had narrowed here search down to one home, bu she wanted and independent opinion of the property from someone in the real estate industry, apart from the listing agent that is.
We spoke briefly on the phone and I got an idea of what type of home she was looking at. When we met about an hour later I had print outs of about a dozen other new construction homes in the area which were similar. We looked over her home of interest and the compared. Turns out I was able to find her a larger home, with better interior finish and a third stall in the garage area to boot: all for the same price. She jumped on it. We were even able to negotiate in closing costs and a discount.
When the appraisal came back the client was in for a pleasant surprise, her brand new home appraised at $8,000 more than she paid for it! We had a little tussle getting some items addressed before closing, but we came to an agreement with the builder and were able to get all requested items completed to the buyers satisfaction. We met the night before the closing to do a walk through (I did a pre-walk through the night prior which generated a list of items that were addressed the next day) and the home was in tip top condition.
When we closed the next morning at 8am the buyer was super happy and very appreciative, as were the lender and myself. Shanda was great to work with and the transaction was a real breeze with Steve Schrader-Bachar from wells Fargo. I was also fortunate to receive the following testimonial from Shanda when the deal was closed:

A couple months back I got a call on a Tuesday afternoon. This person, Shannon, it seems had just found out that she had landed an interview for a lucrative job opening in the area. She had found me on the internet and decided I was someone she'd like to work with and she wanted to come down on the weekend and look at homes with her family in order to get a feel for the market. There were just two problems, she wasn't sure she'd even get the job and it was the July 4th weekend. I assured here that I'd be happy to show her and her family homes in the area and it was not an imposition as my family had planned to stay around in the area anyway. As a result we kicked around some emails and set up a tour of about ten homes across the metro.
Well, that was the first of about six tours. A couple weeks after we first met that weekend Shannon got the good news that she'd been offered the position. The search kicked into high gear and we ended up changing gears abit as often happens when buyers get out and start looking at the inventory.
Eventually, we found an excellent home in Ankeny, their area of interest. It was an estate home and about a month and a half after the start of their search we had it under contract. After easily handling a few inspection related items and getting past the appraisal we were home free. We closed yesterday and they couldn't have been happier.
There's just something really satisfying about helping people relocate that I really enjoy and which makes relocations one my favorite types of transactions. This was no exception.
Shannon and Nate asked me if I'd come over and enjoy some of Nate's home brew as soon as they got settled in. I'm looking forward to that, even though I don't drink as I can't wait to see what they do with the place.
