Snowbirds, Investors... Arizona is Calling YOU!!

Jackie Mahaney HomeSmart Phoenix, AZ Investments, 2nd homes, short sales : Real Estate Agent in Chandler, AZ

Tired of cold winters? Floods, tornados and a wanting to buy real estate in a down market? If you have been thinking about cashing in on the Arizona housing market... now is the time. Look, prices have not been this low in DECADES- neither have interest rates, by the way.

Consider this... you can purchase a brand new- 3 bedroom, 2 bath home in Gilbert, AZ for close to $150,000. These homes are renting out like hotcakes right now for a low of $1150 per month. That is a return on investment of at least 8%.

If your stock market account could guarantee you 8% for the next 5 years, would you think that's a good deal? Of course you would!!

Did you know that you can also purchase Arizona Real Estate with old 401K money you may have sitting around? I can help you open up a self directed IRA - and we can use that money to purchase Real Estate in Arizona. Each month, the rent goes right back into your 401K account. Consider the growth!!

If you are tired of the snow all winter and need an escape, I also invite you to take advantage of this Arizona Real Estate market. I'm from Iowa- and my family is scattered through the mid-west. I know all about winters- and that is why my mom and I moved to Arizona 15 years ago. If it has been your dream, call me. I would be happy to help you find just the right place down here!

I can be reached at 602-373-8469 or via email at jacklynjm@cox.net.

Sioux City Iowa is located on the Missouri River and resides in the county of Woodbury. Sioux City has a population of about 85,000 with over 33,000 housing units, with land area of 54.8 miles.

Here is a little Sioux City history.

Lewis and Clark expedition traveled up the Missouri in 1804 and set up camp near what would become Sioux City.

The first Steamboat arrived from St Louis in June 1856, loaded with ready-framed houses and provisions. The railroad followed 12 years later in 1868, which led the way for the livestock yards (stockyards) in 1884.

Something that happened in modern times and remembered by many because of the film footage was the crash of United Flight 232 in July 19, 1989. Coming from an Airline family I remember this well and was a miracle anyone survived.

Sioux City is a very affordable city to live in. We were not hit hard by the mortgage crisis and have faired well during the tough economic times. Sioux City has a very low crime rate and a good place to raise a family. The schools here are very good and outlying towns have very good schools too. There is also a Catholic High School for those that wish their children to attain a parochial education.

Part of my motive for doing this is that I read somewhere that "why would anyone want to retire in the Midwest". Coming from California, I know many, once hitting retirement could not afford to stay in that state. I have run across more and more that are thinking of going back to the state of their parents or grandparents. Where the cost of living is lower, which in turns stretches their dollar. Some retiree's say that this allows them to do some traveling during the winter months.

My other reason for putting this information out there for people to read is general information. I know before moving I do a lot of research into my future town. I look up: cost of living, retail stores, grocery stores, hospitals, things to do, restaurants, and other information. There are websites out there for you to compare your current town with your new one. I will list a few at the bottom of this page.

My first house here in Sioux City, Iowa was on 1.45 acres, out in the country, and the house is about 1800 square feet. When friends and family would come and visit they were always amazed at what we got for the price we paid. You also have to know that my family and friends at that time lived in southern California. Many of whom have left the state just before retiring or shortly afterwards. For me I do miss the beach, and the nice weather. I do not miss the traffic, crime, abundance of people and trying to afford to live in a good neighborhood. Now as a single parent there is no way I could go back. It was hard getting used to the snow and the cold but as time went on I do not mind it so much. Snow days are a day to relax, catch up on reading and fiddling around the house. I have come to enjoy the days being stuck at home. Though being snowed in doesn't happen too often. I would also have to say the people here are friendly. It reminds me of the way California used to be. I know a few would give me grief on this but I found as the years went by southern Californians talked less with their neighbors.

Here are some homes that will give you an idea what your money buys you. I put the estimated value of the home and 2008 property tax information. These homes are in Sioux City. For homes currently on the market in Sioux City and surrounding towns, click here.

This home is worth around $500,000.00, 5 bedrooms, 5 baths and 5000 square feet on .874 acres. Tax $9408.

This home is worth around $300,000.00, 5 bedrooms, 5 baths and 4600 square feet on 10 acres. Tax $6285. This home is located in a very beautiful area with rolling green hills.
