Find A Home Inspector In Davenport, IA

Jim Hanson, CPI®, Bettendorf, Iowa Home Inspector: Inspector in Bettendorf, IA

Are you looking for a Certified home Inspector in the Davenport, IA area?

Finding a good home inspector can be difficult. It may be one of the few times in your life where you hire someone before you ever meet them face to face. You have many choices, but buyers and sellers are better off working with a home inspector that has been certified by a recognized association. The International Association of Certified Home Inspectors (interNACHI) is one of the best. Jim Hanson of Hanson Home Inspections is a member of InterNACHI. Here are just a few of the requirements members must meet...

Members must pass an Inspector Examination before joining and each year after to remain a member. Only about 40% of inspectors who take the InterNACHI exam pass. Of those who pass the exam...only 10% are able to fulfill the remaining membership requirements.

Its a good idea for a home inspector to have completed some type of formal education. Members must also complete a minimum of 24 hours of continuing education each year. I personally completed the National Institute of Building Inspectors course via the University of Iowa & complete 25-30 hours of continuing education each year.

InterNACHI Certified Home Inspectors must abide by a strict Code of Ethics and also adhere to InterNACHI's Standards of Practice.

So if you are buying a home, selling a home or a Realtor looking for an good, hard working and knowledgeable Certified Home Inspector...give me a call...I want to work for you!

Why Buy a Home?

The past few years of rocky real estate markets has left some people wondering, why buy a home? If you find that thought running through your mind consider these things.
A recent survey commissioned by the National Association of Home Builders found that 72 percent of its respondents opposed any effort to get rid of the homeowners' mortgage interest deduction. That's despite the fact that doing so could help ease the nation's budget deficit.
Gil Gross host of Real Estate Today Radio reported that, "The survey cut across partisan lines, and even across homeowner status. 76 percent of Republicans and 64 percent of Democrats oppose eliminating the

Disclosure: Safest Way
To Sell A Home

If you're putting your home on the market, better be sure you're ready to tell all -- good and bad.
"The majority of lawsuits or claims that occur are as a result of buyers finding out about something that is wrong with their property after the close of escrow and coming to the belief that the seller knew but didn't tell them," says real estate attorney, Peter Solecki of Winton & Larson, LLP.
Disclosure is vital. In one extreme case, it may have spared a seller from going to jail and even saved lives. The New York Times reported on a trial back in the late eighties that found the seller of a home guilty for not disclosing to the buyers that the home's heater had malfunctioned. The buyers and one of their children were asphyxiated by fumes from a gas-fired heater used to de-ice the driveway of their home. Only their four-year-old child survived. The seller was convicted of involuntary manslaughter. This case is believed to be the first of its kind where a home-seller was held CONTINUED >>>

Should I Take My Home Off the Market During the Holidays?

When you look at your calendar you may find the months already overloaded with seasonal obligations -- shopping, entertaining, children's pageants, charity work, decorating the house, and so much more. If you are also trying to sell your home, you are under extra pressure to keep your home in "showtime" condition. And that could be the last thing you need before the holiday spirit is broken.
It is understandable why you would be tempted to take your home off the market during the holidays. And the list of justifications is long. If you are too busy, buyers may be also, and you may find your efforts unrewarded with not enough showings. And what if you do get an offer? You may be faced with the possibility of packing and moving during the busiest time of the year. Besides, you can give your house a rest, and it will have better momentum after the holidays. Better to just pack it in and start fresh in January, right?
But wait! Most top Realtors agree that taking your home off the market during the Christmas season is a mistake. The house surely isn't going to sell off the market! What is the advantage of that? So you're busy. Let your Realtor do the work. You can leave in the morning, go to work, go shopping, and let CONTINUED >>>

Could Your Closets Be
Turning Off Buyers?

Homeowners are always looking to fine-tune the look of their homes before they put their house on the market. But all too often an area that gets forgotten is the closet.
Everyone seems to have more stuff than ever before and a lot of that stuff gets crammed into the closets. Then when you list the home on the market, and Mr. and Mrs. Buyer come to have a look, they reach for a closet door and are greeted with an overstuffed, unorganized mess. The prospective buyers don't see your valuables as prized possessions; instead what they see is too much stuff and too little space. Often buyers can't picture their belongings in a home that's filled with clutter. That's why a lot of agents will recommend organizing, not just the space you see immediately upon

Knowledge Is Power When
You Buy A House

If you are going to spend top dollar for a house, you want a golden goose and not a turkey.
Now, that doesn't mean the house has to be perfect. You are going to spend some money after you move in -- industry experts say an average of $6,000 within the first six months -- but wouldn't you rather focus on new curtains, paint and additional storage than on a furnace or a new roof?
Although sellers cringe merely at the mention of it, and some residential builders continue to set up obstacles to it, you should not forgo a professional home inspection by a reliable inspector.
By reliable, we are talking about inspectors who belong to associations

Four Questions Help Determine Improve vs. Move

The walls are closing in. Your teenagers are warring over closet space and you long to have a real office room instead of camping out at the kitchen table. What's the best solution? Should you improve the house or move to another?
The answers to four primary questions are a good place to start in the dilemma to improve the house or purchase another. Homeowners who are happy with their current neighborhood and school district (usually the top two owner' priorities) are wise to weigh answers to the following:
1. How long do you intend to keep the house?
This initial question has impact on several levels. First, it makes little financial sense to pour money into a house only to sell it. Second, if you've ever lived around and through a remodeling project, you know that the emotional upheaval you suffer during construction needs to be offset by enjoying the benefits once the improvements are complete. Kitchen Remodeling Trends

If you're shopping for a new home, chances are, whether you cook or not, the kitchen is an area of great interest. The bathroom is also likely high on the list to inspect. That's because we spend a lot of time in both of these rooms, socializing and taking care of the, ahem, important stuff.
These two areas of homes are so vital that there's even an association to educate, certify industry professionals, and promote ideas for these rooms. The National Kitchen and Bath Association (NKBA), founded in 1963 as The American Institute of Kitchen Dealers, has nearly 40,000 members. Earlier this year it released its top trends for kitchens and bathrooms for 2010.
Finding what you like in a home is most important but if you're considering a resale in the future, understanding what appeals to the masses can help. Here, then, is a look at some of the top trends from NKBA.
Concealed Kitchens. This doesn't mean that you walk into a home and can't find the kitchen. Instead, the kitchen area blends with other areas of the home. Formal dining spaces often aren't used much. But when a home has a kitchen that opens to a great room, it allows far more flexibility for people's lives. What may be concealed are items such as commonly used appliances. CONTINUED >>>

Five Tips to Increase Your Home's Appeal

Selling your home can be like a single person trying to get the attention of a prospective date--got to clean up, pour on the charm, and emphasize all those great assets.
However, if you can't get the prospective candidate to even notice you (or, in this case, your home), there sure won't be a date and that goes for the selling of your home, too (no closing date).
There's been much written about staging homes, adding curb appeal, clearing clutter, even adding subtle fragrances to help put prospective buyers in the mood. When it comes to getting a home noticed, especially in these market conditions, you'll want to pay close attention to get the deal done before the end of the year.
