Well it looked like another good turnout for the 8th annual Zeitgeist Half-Marathon run around The Hidden Springs community in The Boise Foothills at the North-East end of The Boise Valley! While the registration numbers pushed a thousand it was hard to tell how many
showed up but It looked like several hundred anyway! This is just one of the many foot races run through Hidden Springs each year. Include the many bike races and the "Bicycle Friendly" Community Designation and you have one of the most active communities anywhere in the nation. Moving here several years ago was the best "quality of life" decision our family has made. Our neighbors are a rare blend of caring and fun! Let me know if anyone out there has any questions concerning Hidden Springs or The Boise Valley for that matter!

There is a new phase out at Hidden Springs called Rolling Hills at Hidden Springs. There are some wonderful view lots available at excellent prices (with home). I snapped a few pictures of the area the other day when I was up there and wanted to share them with you. The land was purchased by a builder at quite a deal, so they're building new homes on these lots and selling for very competitive prices...even in today's market. They are actually competing against short sale and REO properties in price. This phenomenon is taking place in several places in the greater Boise area, and it is great for buyers.

Hidden Springs has become one of the premier communities in the Boise area. Because much of the development occurred within the last 5-7 years it has been hard-hit by the recent market difficulties. With market volitility comes some pretty sweet deals.
I don't know if we've hit the "bottom" yet, but activity sure is increasing. Whether it is a sign of an improving market, the warmer spring weather, or both, there is certainly an increase in home sales and pending activity. There are some short-sale contracts invovled in that number, which may screw the results slightly as they may not close. It is unmistakable, however, that there is movement afoot.

January 2009 closed sales: 3
February 2009 closed sales: 1
March 2009 closed sales: 1
April 2009 closed sales: 3
May 2009 (through May 20): 3
Pending sales (May 20, 2009): 11

We are now half way through January 2009, so I thought I would put together a summary of what the market in Hidden Springs, Boise, Idaho is looking like. I don't want to be overly wordy or overly technical, so here's the low-down:
Active listings: 51
High: $995,000
Low: $205,000 (not a short-sale...this is a great deal!)
Median: $399,000
Average: $412,533
Pending listings: 3 (from $375,000 to $700,000)
Sold listings:
Janaury to date: 2 ($303,000 and $560,000)
December 2008: 1 ($350,000)
As you can see, the market isn't red hot. There are, however, some homes moving. Likewise, there are some great deals that will be moving soon. (That listing at $205,000 is unheard-of since 2005.)
