This week my lovely, Coeur d'Alene equestrian property passed a milestone anniversary. This short sale listing turned one year old!

Happy Birthday!

Actually, it was a very happy birthday for the sellers, who couldn't be happier than to have as much time as possible in their home before they have to face their eventual relocation. Free of a pesky mortgage payment.

I currently have a couple other listings, one a short sale and one not, that celebrated their first birthday this past May and June. What makes this particular listing noteworthy is that we are just a few days away form the one year anniversary of the day we submitted a full price offer to the Seller's lender. November 2nd, some very patient buyers will celebrate the first anniversary of their attempts to purchase this home.

Amazingly, they are still hanging in there!

And so it goes with short sales in Coeur d'Alene, Idaho. You just never know. There are twists and there are turns. There are curve balls out of left field. Sometimes, short sales are quick and easy. Usually, short sales are not. Always, one never knows until an offer is submitted and the ball starts rolling along.

A seasoned, hands on short sale agent can make all the difference in the world for an upside down seller. These sellers were 9 months behind on their mortgage payments and days away from thier trustee sale when they called me last October about short selling their house. They never dreamed they would be able to stay in their home for Thanksgiving, let alone Christmas LAST year. As it turns out, they will still be in their home for Thanksgiving and Christmas THIS year, too! I found out this week that the anticipated date for a response to their offer has been pushed back again, from October 17th to December 14th...
