Resort Properties By The Lake - Finding The Right Lake Front Property

Finding The Right Lake Front Property should be a great experience ... that is if you have the right agent! The first question that you should ask yourself is, "How do I find the right agent?" The answer is really quite simple, and it all comes down to the interview. Not your interview of the agent ... but rather that agents interview of you.

The "Needs Analysis Interview" is the opportunity for any agent to get to know the needs of their client. Nobody wants to be pushed toward a property of someone elses choosing. Some listing agents may be trying to peddle their latest resort property listing. Who knows what you need better than YOU! Make sure that you select an agent that comes with an attitude of curiosity about the things that suit your needs.

The "Needs Analysis" is the agents way of learning the key criteria that is central to sifting through all of the available resort properties by the lake of your choice.

Among those questions should be:

  • How will you use the property?
  • Will you eventually use the property as a full time residence?
  • Will you host others like family or entertain (and to what level)?
  • Do you need a dock?
  • Is deep water important?
  • How many feet of shoreline are important?
  • Is a level lot important? Do you want to deal with steps?
  • Do you want a sandy beach?
  • Will you need a property management company like Coeur d'Alene Rental Group that offers full vacation rental services?
  • What are your pricing expectations?

Some buyers think about buying a buildable lot to have the home of their dreams built. A number of pre-existing resort properties by the lake are grand-fathered in under certain water and sewer rules that were in place when they were built. There are newer restrictions and guidlines that govern how a new construction home on the lake can handle sewage.

Finally, your needs and desires will also determine which lake is the best for you.

Coeur d'Alene Real Estate and Community Events: What happens when a Moose and a Mouse decide to play hide-and-seek in Coeur d'Alene, ID?

Mudgy the Moose & Millie the Mouse, Lake Coeur d'Alene IDWhat happens when a moose and a mouse decide to play hide-and-seek in Coeur d'Alene, Idaho?

Answer: The City of Coeur d'Alene creates a 2-1/4 mile Adventure Trail lined with 5 Life Size Bronze Moose and Mice statues and calls it the Mudgy Moose Trail.

What's it all about? A new childrens adventure book that centers around Lake Coeur d'Alene.

This charming tale for children is all part of a public art project funded by a grant from the Coeur d'Alene Arts Commission. As an accompaniment to the book, the town of Coeur d'Alene has commissioned a local artist, Terry Lee, to create 5 life-size bronze statuesof Mudgy and Millie, which will be placed at strategic points along Mudgy's route-now officially christened the Mudgy Moose Trail.

The Trail begins at the base of Tubbs Hill in Downtown Coeur d'Alene. For the more adventuresome, Mudgy actually begins his search for Millie at the southern most tip of Tubbs Hill, about a half mile down a dirt path that circles Tubbs Hill. (Tubbs Hill, a natural area next to The Coeur d'Alene Resort surrounded by a two mile hiking trail, was named for an early Coeur d'Alene resident.)

The trail then follows a 2 1/4 mile route to the Coeur d'Alene Library, then through the Downtown area, around the Resort's famed boardwalk and through the City Park before ending at Independence Point overlooking the lake.

In this story, Mudgy Moose searches high and low for his friend Millie Mouse, but Millie has found herself a very clever hiding place. Mudgy wanders from the shores of Lake Coeur d'Alenethrough the picturesque town of Coeur d'Alene and then back to the lake before he finally discovers where Millie has hidden. Mudgy's quest is whimsically illustrated with sparkling watercolors by award-winning artist and children's book author Charles Reasoner. Sales of the book will benefit the Coeur d'Alene Public Library Foundation.

Be sure to support our Local Library and purchase a Mudgy the Moose Book. Mudgy & Millie will be available at your favorite bookseller or gift shop beginning September 13th, 2008. Pre-orders may be made by contacting the publisher, Eastern Washington University Press at www.ewu.edu/ewupress.

I'm looking forward to joining Mudgy and Millie on the Trail after I purchase my own copy of the book. I'll remember to take lots of pictures for everyone. Better yet, set a date to buy your copy of the book and take to the trail!
