The last story for my state representative This one happened in 2011....
Judith and Sam,
Judith and Sam are friends of mine. I was at their wedding. Their story is a little different They only had one mortgage and it was for a mobile home on a rented lot. They bought their home right after the marriage for $59 K… Things were going OK even thought they were paying over $900/ month for their mortgage (payment) and lot rental…Then Sam lost his job. He was unemployed for over a year. They did some things to try to keep body and soul together. A paper route and a home day care business. But it wasn’t enough. Plus they had 4 children. I heard though the grapevine that they were in trouble and I got involved. After 10 years of owning their home they still owed $57K on it and it was worth $30 K. Molbile homes are on rented lots are different. They are repossessed like cars but they are really homes that people live in. All the laws to protect homeowners do not seem to apply to these people. I asked 3 0r 4 lawyers for opinions.
I talked to the bank. They were most unhelpful. I tried to get them to modify the loan. I suggested that they lower the principal and put the mortgage at 8%. That would bring the payment down to place they could afford. The banker kept saying that they could afford their mortgage.. They could not… They had 4 children, the youngest a newborn. I then suggested a deed in lieu of foreclosure The banker seemed to sneer over the phone line. I set up a plan with a charitable group. They had offered help with the deposit and some rent. I suggested we needed a lawyer to give pro-bono work for a bankruptcy and that the charitable group would pay the fees. They could also help with the deposit Time passed and the phone rang. It was another banker and she offered a deed in lieu of foreclosure and gave them 2 months to move out and $300. I also had them agree not to go for the deficiency so they did not need the bankruptcy lawyer J. Despite all of my friends problems the only item they were behind on was the payments for the mobile home.
Without the negotiation my friends would have been hit with a deficiency judgment and forced to declare bankruptcy.

A week or so ago I wrote about the Total Homes Sold in 2011 in Ada County - Existing & New Construction.
Since Canyon County is also part of my market area, but tends to be quite different than Ada for a number of reasons I wanted to make the same comparisons for that county as well.
These numbers are for Canyon County only.
The low was in January with 183 sold. I have not provided the graphs for 2010 but am interested in comparing them year over year as well.
The low for 2010 was January as well at 153.
2010 had a high of 320 in April and 2011 saw it's high of 335 in June.
Total homes sold in Canyon County for 2011 is 3159.
Total homes sold in Canyon County for 2010 is 2920.
That is a total of 239 homes less in 2010 compared to 2011.

Now, compared to new construction - 130 of the 3159 homes in 2011 were new construction homes. Compare that to Ada County's 744 of the 6262 being new construction. Canyon County is a smaller population than Ada County, but look at the difference between how many new construction homes were sold compared to the total numbers. There are hardly any new construction homes being built in Canyon County and I would bet that the vast majority of that 130 in Canyon County are CBH homes.
2010 actually had nearly double total number of new construction homes sold with 241.

Just for fun I wanted to check out 2005, the last full year of our peak. 1900 new construction homes sold in 2005 - with 5924 total homes sold.

The sky fell today....well actually it was just the 
very much anticipated snow...
From our office we can see the remnants of the storm this afternoon.
Here in the Treasure Valley we had got no snow
to speak of in a long time.....
since December 2010!!!
Doesn't do much for those that sell snow shovels....
In Nampa we only get an average of 12 inches of precipitation per year....
That is part of why we are referred to as the Treasure Valley...
We have all 4 seasons and other than very hot summers our temperatures are pretty mild.
We got good news that Bogus Basin Ski Resort will be opening tomorrow...
I think that the Louder for Powder fundraiser worked....
(actually it was tonight and the snow started falling this morning!!)
We were predicted to have got between 4-8 inches of snow during this storm...
I know for many of you out there this is small potatoes...
But it is pretty big out here...
They showed folks at the local WinCo foods stocking up on groceries and supplies...
A lot of us didn't believe we would get that much....
But we did...some where between 4-6 inches
Schools closed early and Churches advised their members to stay home tonight.
Right now it is raining but it is supposed to snow
all through the night....
mixed with a bit of rain.
The roads may be icy and slick tomorrow morning...
All I can say is be careful....
Drive Smart...and that means if you are not
comfortable on the roads...
Maybe consider not driving in the snow...
Save your nerves and others around you ...
If you do drive...
Allow plenty of time to get where you are going...
And remember it isn't a race to see who can go the
fastest either!!!
Be safe...
And go and make a Snow Angel if you have time!!!
