Total Homes Sold 2011 in Gem County - Existing & New Construction

Over the last few weeks I wrote about the Total Homes Sold in 2011 in Ada County - Existing & New Construction. and the Total Homes Sold in 2011 in Canyon County - Existing & New Construction.

Ada and Canyon Counties are my primary market area, however I also work in Emmett, Idaho which is part of Gem County which is also quite a different type of market than either Ada or Canyon, so I wanted to include Gem in the Market Reports for 2011 year end.

Gem County is much more rural than both Ada and Canyon - though we certainly have rural and agricultural in both of these as well, the Treasure Valley encompasses Boise, which is the largest city in Idaho and is in Ada County as well as Nampa, which is the second largest city in Idaho and is in Canyon County but is part of the overall Boise-Nampa Metropolitan Area.

Gem County, on the other hand doesn't have any of Idaho's largest cities, and to give you an idea of the difference, according to 2010 census the entire Gem County population is only 16,719. Emmett, which is the county seat, and where I primarily work in Gem County is a town of 6557 people.

These numbers are for Gem County only.

The low was in January with 7 sold. I have not provided the graphs for 2010 but am interested in comparing them year over year as well.

2010 had a high of 26 in August with it's second highest in April at 22 and 2011 saw it's high tied for April & May at 26 homes sold each month.

Total homes sold in Gem County for 2011 is 236.

Total homes sold in Gem County for 2010 is 192.

That is a total of 44 homes less in 2010 compared to 2011. That's actually quite a difference compared to the overall amount of homes sold.

Now, compared to new construction - a whopping 2 of the 236 homes in 2011 were new construction homes. 2010 actually had 50% less with a total of 1.

Just for fun I wanted to check out 2005, the last full year of our peak. 50 new construction homes sold in 2005 - with 391 total homes sold.

Hi all,

I have a 22 acre horse ranch listed in Emmett, ID and I am looking for ideas on how to target market to the horse enthusiast crowd. Does anyone have any recommendations for websites or publications that have worked in the past for marketing horse property? The home is great, shows perfectly, and the property is amazing. The price is right and the location is very much what you would expect when dreaming of an escape in Idaho - it is private and peaceful. So, it's making me a bit nuts that it hasn't sold yet so I think a targeted marketing approach to horse enthusiasts might do the trick. Any ideas?
