Avondale Lake is post card pretty, set beside Avondale Golf Club under the tall timbers just a stone's throw from Hayden Lake, the lake, in Hayden Lake, the town. Only wakeless watercraft are allowed on the lake, which makes for quiet serenity for lakeside residents. It's hard to say whether the main attraction is in this mature neighborhood is the lovely lake or the stunning golf course. Most folks settle here for the winning combination of the two.

Homes for Sale on Avondale LakeThere are currently just four homes for sale with frontage on Avondale Lake, ranging in price from $675,000 to $989,000.

On the low end, for $675,000 you can be the first owner of a new rancher with a finished walkout basement. It has 3394 sq. ft. and 120' of deep water frontage on slightly more than a quarter acre. I'm a little partial to this one because it's my listing! In fact, the first two photos in this blog post are taken from this home. With a good offer, the seller will install a 10x20 floating dock and a 3' wide aluminum ramp from the yard to the dock.

On the high end, $989,000 will get you a 4398 sq. ft. home on an acre and a half, built in 1996. Unfortunately, the MLS information doesn't state how much water frontage there is, or whether a dock is included.

There were 2 closed sales on Avondale Lakefront homes in the past 12 months. Here are the stats for the homes that sold:

A 1254 sq. ft. home with 95' of lake frontage which was originally listed at $349,900 sold for $290,000 on June 12. It was built in 1984, and was a cash purchase after 129 Days on Market. The list to sale price ratio on this one was 83%.

Avondale Lake$500,000 bought a 4385 sq. ft. home built in 1995 with 75' of frontage. It was originally listed for $795,000, and sold on July 22 after 976 Days on Market. It included a dock, boat, golf cart and $10,000 bonus to the selling agent. It sold for 62% of its original list price.

A search of the stats shows that there are currently no purchase offers pending on Avondale Lake.
