The sky fell today....well actually it was just the
very much anticipated snow...
From our office we can see the remnants of the storm this afternoon.
Here in the Treasure Valley we had got no snow
to speak of in a long time.....
since December 2010!!!
Doesn't do much for those that sell snow shovels....
In Nampa we only get an average of 12 inches of precipitation per year....
That is part of why we are referred to as the Treasure Valley...
We have all 4 seasons and other than very hot summers our temperatures are pretty mild.
We got good news that Bogus Basin Ski Resort will be opening tomorrow...
I think that the Louder for Powder fundraiser worked....
(actually it was tonight and the snow started falling this morning!!)
We were predicted to have got between 4-8 inches of snow during this storm...
I know for many of you out there this is small potatoes...
But it is pretty big out here...
They showed folks at the local WinCo foods stocking up on groceries and supplies...
A lot of us didn't believe we would get that much....
But we did...some where between 4-6 inches
Schools closed early and Churches advised their members to stay home tonight.
Right now it is raining but it is supposed to snow
all through the night....
mixed with a bit of rain.
The roads may be icy and slick tomorrow morning...
All I can say is be careful....
Drive Smart...and that means if you are not
comfortable on the roads...
Maybe consider not driving in the snow...
Save your nerves and others around you ...
If you do drive...
Allow plenty of time to get where you are going...
And remember it isn't a race to see who can go the
fastest either!!!
Be safe...
And go and make a Snow Angel if you have time!!!

I have been working on my Facebook Business Page off and on all year long....some months more so than others...
But I am at 96 "likes" and would love to get to 100 by the end of the year...
Since the end of the year is coming up rather quickly.....
This is a shameless act of begging.....can you please "Like" my Bzy Bee Real Estate Page???
I know that Facebook is a love/hate thing with many of you ....
I do have my 2 business pages...BzyBee Real Estate and Things to Do In and Around Nampa Idaho
And both pages have grown in the past year however...
I get far more of my leads from my main Facebook personal page...
I have reconnected with so many folks I knew from High School....
The key, in my opinion, is that you need to have both to differentiate and not bore your friends to death....but all in all Social Networking is about socializing ....with friends
And where are our Friends? on our Personal Pages....
But none the less....I would like to get to 100 Likes....so if you could please oh pretty please like my Page!!

What is the market doing in Canyon County .....Nampa Idaho?
Below is a chart with all sorts of information to explain what our market is doing...
As many of you have seen in TV commercials...
Real Estate is Local....
Our Market is a Sellers Market...

The above chart has so much information....where to start....
If we look at the total number of homes sold in Canyon County we can see that we are just short of 3000 homes sold in the past 12 months....
The average price of a home sold in 2011 is $85,862 compared to 2010 where the average price was $85,323
72.2% of the homes sold were Distressed....(short sales or REO/Bank Owned Properties) This actually makes a seller who has equity in their home have a very good chance of selling their home. Buyers are fed up with the long process of a short sale and the hoops and challenges they have to go through to buy a bank owned home. A seller who has equity can complete a home purchase quickly and with less headaches.
The average square foot of a home sold in Canyon County this year is 1683 sq ft at $51.02 per square foot. Quite a bargain when you think of it!
Over all there is a shortage of homes on the market....less than half of what was listed just one year ago. In some price categories we have less than 6 months of inventory. This will make slim selections come this spring unless we have more inventory come on the market!
We are actually in a Sellers Market now with these inventory levels....over all we have 2.8 months of inventory....a good or balanced market has about 4-6 months of inventory.

Dear Deborah....
What is the Market doing?
Is now a good time to sell my Nampa Idaho Home? I see signs every where and I don't think anything is selling....is that true?
Confused Soon to Be Seller
Dear Confused....
It is a great time to sell your home in Nampa Idaho...below is a chart where I can show you why you should not hesitate to sell your Nampa Idaho home...

This chart shows that we had 200 properties sell in November 2011....this was only down slightly from November 2010 where we had 209 homes sold.
The real number on this chart is the fact that we have only 698 units for sale in the Nampa Idaho Area....including all of Canyon County. Last year this time we had 1232 units for sale.
Why would it be a good thing to put your home on the market? As you can see we have a shortage of homes for sale in our area. When there is a shortage of homes many buyers find them selves in a "bidding war". Buyers often pay more than asking price for their new home.
Interest rates are low now....so a buyer can buy more of a home than they could if interest rates raised up even a little bit.
Yes....you may not net as much out of your home as you would wish....but if you are in a situation where you need to sell your home because your life style has changed....you need more room or less room....wouldn't it make sense to make the change now while prices and interest rates are down for your new home?
Doesn't it make sense to gain equity in the new home rather than the home you have to sell currently? By the time that the prices increase enough to sell your home for what you want out of it....your next home will be more expensive and interest rates may be higher too.
