Most people are unfamiliar with the fantastic options that buyers have in this market for Zero Down Purchases. This isn't the days of sub-prime, where anyone could get a loan with zero down, these programs are tried and true programs that have endured through the collapse of the market. What's more, not everyone can qualify for these programs, but they are available to select borrowers--qualification will be up to your mortgage professional; if you need a few ideas, give me a call. Zero Down Homes in Boise, Idaho
1. VA Loans. The Veteran's administration has long offered 100% financing for men and women who serve the country in the military.

Star, ID is a small town located about 20 miles west of Boise. The city has a reputation for it's rural character and is community oriented with an active Parks and Recreation program. It is best know for Mule days in June but it is also has a reputation for being quieter and having a slower pace. The Boise River runs just south of town with foothills just to the north.

Every week I research and then post information about the best real estate buys in Star, Idaho. As a former appraiser who was tasked with researching residential real estate and completing over 1,200 residential appraisals it allows is fun to do research.
One thing we learned as appraisers was that if it cost less to build it than it does to buy an existing home then build it.
This week was unusual in that three "to be built" listings came up as being bale to be built for less than other existing homes. You can get a 2,076 square foot, three-bedroom, two-bath home and a two-car garage in Star, Idaho for $59.00 per square foot.
There's another home that is 2,045 square feet, with three-bedrooms and two-baths and a two-car garage in Star, Idaho for $61.36 per square foot.
And, yet anther one that is 2,248 square fee with four-bedrooms, two-baths and a two-car garage in Star, Idaho for $57.82 per square foot.
These are amazing value and I don't represent the builder.

In my research this week for homes for sale in star I found these best real estate buys in Star, Idaho.
I have seen homes that are to be built as well as those that are 31-50 years old.
This week's list includes two rentals with tenants in them already. As a landlord myself I would always recommend buying a rental with tenants in the house to insure cash flow. I remember investors who approached me in 2005 and 2006 who had to have a rental in the Boise Metro area of Idaho and I refused to help them if I couldn't guarantee a tenant would be in the unit by closing. All of my investors have kept their homes and will move on to great values in the future.
