At work this morning at our West Group Real Estate office in Victor of Teton Valley Idaho and from my desk this is what I see. I like having the city park across the street from our office. Just wanted to share picture this with others. Our community towns include Driggs and Tetonia as well as Victor. What a great place to live!

Frontier Corner in Victor Idaho was one of my first development ventures. I brought the city its first Planned Unit Development. When this project is fully built out it will have roughly 22,000 square feet of commercial building space and roughly 21,000 square feet of mixed office residential.
My vision for this development was a little ahead of its time. With zero lot lines and a mixed use plan setting the buildings to the front and the parking behind out of site. With this plan I set the stage for a walk-able community. My construction company managed the construction of three of the six new buildings in this development. My Development Company planned the project, took it through entitlement and managed the development. I then marketed and sold the lots and buildings to investors and end users. This was the beginning of a number of great investment opportunities in Teton Valley Idaho.

CAMP ON MAIN - HOLIDAY CHARITY EVENT:
The Wilcox family and Vision Real Estate to host "Camp on Main". Harley and family will be raising awareness of local charities and uniting community to help our neighbors. We will be camping at the location of Music on Main. There will be drop tents for the Food Bank, Subs for Santa, and (gently used coats for E.I.C.A.P. Let's fill the tents! Food will be served to raise money for the Learning Academy, Housing Authority Commission, and American Legion. Join us by the campfire as we spend a snowy December (5th) night in celebration of giving. Enjoy music, food, and meet your neighbors.
Food: Beef, Dutch Oven Potatoes, Beans, or Chili
Lunch: Noon-1:30
Dinner: 4:00-6:00
Activities
Just before Noon: Horse pulled wagon rides
Noon-2:00: School Bands
3:00-7:00: Choirs
2:00-4:00: Santa Claus
7:00: Roast Marshmallows
What We Need
· tarps
· wall tents (and help setting them up)
· wagons (with safe teams)
· barrels (55gal drums for fires)
· firewood
· crock pots
· dutch ovens (filled with potatoes ready to cook or beans)
· gas burners for cooking dutch oven food
· marshmallows
· paper plates/forks/napkins

Set Goals High. I have been accused on occasion of setting lofty goals. I believe it is best to aspire to do great things, do your best and be grateful for what becomes of it.

Currently we're seeing the Banks take a primary position in the Real Estate sales market as new Buyers and savvy Investors seek pennies on the dollar deals to acquire Real Estate.
What drives a new Buyer or savvy Investor to want to complete a Real Estate Transaction with the Bank/FDIC? ...Value (or at least perceived value)
I'd rather go to the Dentist.
Property Sellers breathe the same air as the rest of us. Sellers are cognizant of the Bank/FDIC role in the marketplace. Sellers get it.
Sellers have adjusted their pricing to compete with the Bank/FDIC. In many cases, these deals are 10-15% BETTER than the Bank/FDIC deals.
Buyers/Investors: Want to get a pennies on the dollar deal WITHOUT having to deal with the Bank/FDIC? now that's VALUE.
