Barrington Hills, long renowned for being the Equestrian location, has a more diverse choice than buyers might imagine.
The majority of Barrington Hills properties are located on 5 acre lots, there are some with larger parcels of land too, but there are also some small areas with 1 acre lots and even a subdivision of duplexes and homes on lot sizes about 0.2 of an acre. If you are considering Barrington Hills for your next home here a few of the options open to you:
Paganica of Barrington Hills - Remember we talked about duplexes? Well this is where you will find them, just a few. Paganica is not a huge subdivision but it is very unique for Barrington Hills. You will not be able to bring horses here! The majority of homes are single family with quarter acre lots or there-about and the sizes are between 1750 and 3000 square feet.

Pondgate Farms - Need space for horses but also a budget friendly home, consider Pondgate Farms. Less than ten years old, this subdivision was built with a lower budget in mind. Was it? No not really but that's the way I look at it. The houses have great sized rooms, with up to 5500 square feet and with the Barrington Hills standard 5 acre lot, there's room for paddocks, out buildings and fencing for your horses. At $800,00 it's a pretty good price for a big house with 5 acres even if you don't need a lot for equestrian purposes.
Creekside Meadows - Looking for new construction? One of Barrington Hills rare events. Not only is this new construction but it is a Planned Unit Development - PUD. The vast majority of homes built in Barrington Hills are custom builds on indivisual lots. Creekside Meadows started just before the real estate market collapsed and therefore was kind of a non starter. There are only 3 homes built, although many of the lots are owned. One of the 3 homes is already foreclosed on and you can buy it for less than $1 million. However I hope you have really deep pockets as the real estate taxes are an incredible $51,828 a year. Original prices here were around $3 Million.
Barrington Hills real estate choices are diverse, but the village is known for horses and luxury.

Barrington Hills Real Estate Market - Month End June 2011
How is the Barrington Hills real estate market is doing? We know that Barrington Hills has a different kind of real estate to other Barrington areas, mostly because it has much bigger parcels of land and because much of the area is zoned for horses. Now we are half way throuhg the year I am adding Barrington Hills as a monthly report so you can come back here often to monitor progress. Let's start with a year to date graph of the sales and market time. I'll update this every month. For now here are the Barrington Hills real estate market sales January through June 2011.
Barrington Hills never has a lot of sales in a month as it's a small village but over the year we'll see about 30 to 35 homes sold. With 116 homes for sale and 10 currently under contract, there is still an adequate demand for homes in the low to middle price ranges. The upper quartile certainly has less demand. Now let's look at sales price to list price ratios. I am going to show you the sales price as a percentage of the original list price and the final list price.
I hope you can see the numbers at the top, which show the final sales price as a percentage of the original list and final list prices. It sure shows many of the sales had to make price cuts before getting a sale. So far this year we have closed 21 sales of homes in Barrington Hills. That's more than last year to the same date when there were 15. The lowest sale price was $343,740 and the highest $3,000,000. So perhaps things are looking up, more sales and sales in a wide range of prices. It's the best time of year to have your Barrington Hills real estate on the market for sale, we know when the cold comes out the buyers go in. I am pleased to present my very first ever published video here on the web. For buyers of homes in Barrington Hills it's nice to know how quiet and tranquil it really is here. Most homes are situated on 5 acre lots and homes are well set back from the roads. As you'll see from the video many of the homes cannot be seen from the street at all.
If you have any feedback, I truly welcome it. After all this is a maiden voyage and suggestions for improvement will help me produce better video for my Barrington buyer and relocation clients.
So without further ado, I present the privacy and tranquility of Barrington Hills and I hope you like it.

Anyone who owns real estate is interested in the market and whether we are at the bottom, near the bottom, or maybe even moving off the bottom. Market data for real estate in Barrington Hills on a month by month basis will tell us very little. However if we compare year to year then we should see some trends.
I have prepared reports for the other areas of Barrington: Lake Barrington, North Barrington, South Barrington, Lake Barrington Shores and Wynstone, and they each show an increase in sales in 2010 compared to 2009. Listing price to sales price ratios are all fairly similar although North Barrington has struggled with sales. So now we'll see how Barrington Hills real estate sales in 2010 did.

If you ever have the opportunity to drive along Brinker Road in Barrington Hills three things might come to mind.
Barrington Hills-Well they are not really very big hills. I think I'll call them "hillocks". Brinker Road is mostly a straight road and easy to see these little hills as you drive along up and down. The decent and ascent of our hills does not take very long but if you ride a bike around the area they sure make your legs burn.
Where are the houses?-Can you see any? Most properties on Brinker Road in Barrington Hills are pretty much buried in the acreage and well set back from the road. There are several private drives that lead to two or more homes. So if you are thinking of buying on Brinker Road you will not be able to drive by and take a peak at the house. There are a few near to the road but more commonly you'll see our 4 legged equine friends taking a gallop in their pastures or stopping for a bite to eat-their grass is lush.
Gorgeous Countryside-If you are new to Barrington Hills and drive down Brinker Road it really is a sea of countryside green trees and shrubs. The only things that might lead you to think that there are homes here are the property signs, electric wires and the mailboxes.
