The first chart is showing the marketing times for home sales in Barrington Hills for 2009 to date. With only 21 sales to date this iot is difficult to reach any real conclusions about market trends in Barrington Hills alone.
The next chart reveals the sales price to asking price percentage. Again it is difficult to see trends with so few sales in 9 months. Barrington Hills currently has 114 active real estate listings with many older homes available at the lower end of the pricing, and if you have $2 and half million or more to spend there is a choice of 34 homes to choose from with prices up to $17 million. Most of the upper price homes are new construction.

First let's describe a luxury home in Barrington. The upper quartile of homes in Barrington has a median price as of August 21st 2009 of $1,750,000. So let's say that luxury homes are going to be at or above this price level. Luxury homes in Barrington are more likely to be located in South Barrington, Barrington Hills or Wynstone North Barrington. With prices at this range these homes are going to have very nicely appointed homes with features and benefits not available at the median price level. Examples will be swimming pools, indoor sports courts, equestrian facilities on site, decorative landscaping with ponds, high end finishes through-out the homes, bridle staircases, etc.
Buyers of luxury homes are likely to be coming in from out of town. Statistically they are going to be either high level management of companies, or CEO's of their own companies. You might find they want to leave behind the crazy worl of downtown Chicago once the day is finished and find somewhere more peaceful to spend their personal time and weekends. Barrington fits the bill for all of these types of buyers. So how do I advertise to them. Aside from listing your home in the MLS and advertising it on my web site, an important couple of online places are the Dupont Registry and New York Tomes online. With most buyers doing their research online, buyers looking for luxury homes will first turn to places they know will have only luxury homes. They will also turn to luxury property web sites and your home should be advertised there as well.
So when selling your luxury home, make sure it gets the right level of exposure both locally and nationally, even internationally.

The black line shows our current marketing times and the orange line shows the same period for last year. It does appear that we are leveling off now and will be interesting to watch progress over the winter months. If you are ready to sell be prepared for a marketing time of about 250 days for your luxury home in Barrington.

The term luxury home no doubt means different things to different people. Essentially your living surroundings will be sumptuous, usually not essential but very pleasurable.
So if you are in the market to buy a luxury home in Barrington HIlls Illinois, or one of the other Barrington areas, your house shopping list may have some of the usual requirements and those sumptuous extras.
Luxury homes in Barrington Hills IL are going to be more indivudual than other areas in Barrington. This is due in part to each home being a true custom build rather than a home of several on a subdivision. An exception to this statement is the new subdivision of Dorvillee Hills. Located to the south off Lake Cook Rd to the west of Barrington village this is a small exclusive subdivision of new custom homes with homes up to 12500 square feet. There are 2 homes currently for sale here built by Pinnacle Homes. There are other individual custom homes recently built in Barrington Hills but you'll also find older homes that have been well maintained and updated in todays style that are worth looking at.
If you are loooking for true opulence the highest priced home in Barrington Hills is currently $17,000,000. Some of the higher priced homes attract their price due to location. Barrington Hills has it's fair share of lakes and those homes with waterfront are not going to be sharing it with many other homes. This will drive the price up, as will total seclusion amongst towering trees. Whatever you are looking for and whatever your price the selection is diverse in style, age and price.
Before you buy a luxury home. You will be required to provide proof of ability to buy. Can you imagine having the most expensive home in Barrington for sale? Everyone is going to be wondering what it has that makes it so special. The only way they can satisfy that curiosity is to go and take a look. So everyone and his uncle will make an appointment and go and see it. Well apart from not being able to get any Barrington Realtor to show it to them on a whim, it is so disrepectful to the owner, that the best way to only have qualified buyers take a look, is to qualify the buyers.
Cash Buyers. When we reach the level of housing that attracts these prices it is very common for the purchases to be in cash. It is also very common for the buyer to find the homes on the internet and to come from 500 miles away or more.
