I had lunch with a friend today and we were discussing internet advertising and how far it can reach versus print advertising and it's limitations. Of course we were talking real estate but the principal applies to much more. Consider the upcoming Black Friday. Many buyers will do research online, go shopping on Friday or the new trend forget Friday and shop on "Cyber Monday" online.
Back to real estate:
There is no doubt as each year passes, more real estate buyers and sellers are using the internet in their pre-buying or selling research.
Sellers want to know what market conditions are like and with many local agents providing regular market reports on their blogs, this information is freely available, published by Realtors and Brokers online with charts and graphs to back up the "speech". I provide markets reports every month for the Barrington area, and quarterly for Wynstone and Lake Barrington Shores, because these areas are my market. Yet as a member of the MLS in Northern Illinois I can prepare market reports for any area I wish because I have access to the data.
Buyers search for homes by city or area from the comfort of home or even office. They can browse through thousands of listings, save favorites, even request more information or showings. It works well because not all buyers want to have to call to get information. They can digest it at their own pace as often as they like while remaining anonymous until they are ready to take the next step.
Tell me you don't like remaining anonymous while you are internet surfing and I'll eat my hat!
So why does the internet have a far wider reach than newspaper print in the real estate world?
It's available 24/7 365 days a year, and it's updated more than once every day.

Barrington Hills Real Estate Agent Answers "When Should I List My Home?"
When should I list my Barrington Hills real estate with my agent? It's only January, there is still a lot of snow on the ground and it is still cold. Are there really any buyers looking at this time of year?
As your Barrington Hills real estate agent I would first say that this does depend on what your personal moving goals are and this really is the first thing I would want to discuss with you. Once we have established what your home moving time-frame is we can decide on a plan of action for you and your Barrington Hills property.
Now we can address the other two aspects to the question. First let's deal with the weather. Yes it is cold, snow is on the ground and spring is at least three months away. Granted March will bring the spring season but it might not bring much by way of warmer weather. Is it the warmer weather we want to bring buyers out to start looking at homes for sale in Barrington Hills?
If it is cold are their buyers looking? Absolutely yes. Only the hardy will jump in the car and start driving neighborhoods but many many more are at their computers commencing their Barrington Hills real estate search. It's just so easy to get a lot of home buying research done online. I know what you might ask-are they actually looking at homes? Again yes. Both last weekend and the preceeding one I had buyers looking at homes in the Barrington areas. I am also dealing with online enquiries for relocations to the area.

N River Road runs alongside the Fox River in Barrington Hills and Algonquin. There does seem to be more than the usual amount of river front homes for sale on N River Rd but then I suppose that is true of all of Barrington Hills and Algonquin.
The photo of Fox River taken from the north side in Algonquin today under gray skys is a little choppy. Homes on the other side are well hidden by the new spring growth on the trees and only a couple can be seen. This is the part of N River Road that is in Algonquin and is close to Route 62.
Is a river front home in your future? Would a home on N River Rd in Barrington Hills or Algonquin suit you? Here are some considerations. Homes on N River Rd have direct access to Fox River but with a small price to pay. The road is between you and the river. Many properties here have a small portion of real estate beyond the road but some do not. The speed limit on this road is 25 miles an hour but I would caution that it is a well travelled road. Don't get me wrong it is not like a busy road but at certain times in the day it certainly seems that way, specifically rush hour. The busy traffic is caused because there are not a lot of bridges and so cars get funneled to the nearest bridge. N River Rd is used to get to Route 62 from Route 14 in Barrington Hills.
On the other hand if you are a boat enthusiast and want a home on the river with a boat dock, then this might just be the place for you. There are homes for sale on N River Rd in Barrington Hills and Algonquin-you might also consider homes on the other side of the river in Algonquin, Cary or farther up in Fox River Grove or Lake Barrington.
