Just did the year to date stats. After a short down turn in prices, things seem to have leveled off. Prices so far in 2009 are down less than 1%. As i have said all along, we never had the steep increases. MLS average home selling price is just under $63K.
On the down side total homes sales in the MLS are down 25% as compared with the first 2 months of 2008. Market times have increased to an average of 155 days. While the market feels saturated, the numbers are encouraging. Current inventory is approximately 9.5 months. But, a word of caution here: this figure is much more influenced by price. For homes over $200K, the months of inventory grows to 20 months.
The other discouraging thing is home prices. Many homes are going on the market priced too high, period. Our average active list price is about $92,500. The current list to sale ratio is about 88%. Based on the averages, we should see a selling value of just over $81k.
For my local friends: If you feel led to list your home, please be sure to ask an agent for a comparative analysis to show you what appropriate pricing would be.
If you are a friend across the nation and are considering a sale, be sure the agent can give you specifics of your market, and ask for a comparative analysis of your home. If an agent comes to your home and has already made up his/her mind about the homes projected selling price and they have no comps to share, thank them for their time. Then, call another agent.
Remember real estate agents work for you. Conduct the listing appointment as if you were hiring for a company owned. Be sure they have a grasp of the market and have done their due diligence in preparing for their meeting with you. If they haven't done their home work, do you really believe they will do what ever they must to sell you home; even, if it means telling you the cold hard facts that you're asking for too much?.

I just read a new CNN report on line discussing the low numbers for many markets across the nation. While median prices nationally (-5.8)% and regionally (-3.2%) continued to fall, our median price has rebounded (16.1%). Danville continues to be a value in the world of real estate. When we see the national figures just released for the fourth quarter and compare our local market, we can truly celebrate.
The CNN report is lamenting the fact that the nation has begun to follow the major markets. Fortunately for us, we still have the most affordable housing, and are experiencing growth in sales values.
As of Dec 31, 2007 sales in the Danville Area Board of Realtors MLS have taken a turn in the right direction. After a record number of units sold in 2006, we are back to a "normal" pace. Growth in home values continues at the steady rate we saw through the first half of the decade.
The median selling value in Danville increase from $59K for the fourth quarter of 2006 to $68.5K for the same period last year. Contrast with the 9.3 % decrease in the low price leader in the survey, Youngstown, Ohio. Our nearest competitor on the list, Decatur IL fell 15.9% to $75K. In fact, Danville out paced any market on the list with a median selling value under $100K. Only Cumberland MD and Yakima WA showed a high % increase.
Despite the good news, we need to guard against a trend toward overpricing. Our average DOM and the % of list to selling price are both indicating a growing tendency in that direction.
The average selling prices for Danville and the MLS are are also continuing to rise. Danville is still a great market in which to invest in real estate.

Welcome to affordable housing! While the rest of the country and most of the sate of Illinois has experienced huge value drops Vermilion County has been relativly unscathed. We offer a great central location that is 120 miles south of Chicago, 40 miles east of Champaign IL location of the University, and 90 miles west of Indianapolis Ind. Talk about easy driving distance.. When most people think of Central Illinois they think of vast open corn and bean fields and although we do have that we also have a wonderful man made lake "Lake Vermilion" for summer boating and water-sports, we have 2 beautiful state and county parks, nature reserves and very mature neighborhoods with very affordable housing. We are certainly not a shopping haven but do have all the basic amenities to make life enjoyable. We have 3 city local golf courses, 2 additional within a 5 mile drive and enough nice places to eat to satisfy most people. With a very active local comunity involved in the fine arts with many dinner theater productions, private play productions and so much more. Just a great comunity with friendly people all willing to get to know you.
Housing prices for a typical 3 B/R, 2 F/B ranch stle home start at around $100,000 with many homes to choose from, and many bungalows in established neighborhoods priced below $80,000. We have lake front homes for sale with beautiful views of Lake Vermilion for under $200,000!
