Eagle Brook Geneva IL Market Update November 29, 2011

Eagle Brook in Geneva IL offers over 500 custom single family homes set around wetland preserves, parks and the Eagle Brook Golf Course. This subdivision was built in the mid 1990s with wide streets and nicely sized lots. Eagle Brook is located just east of Randall Road and South of Route 38. Eagle Brook Country Club offers a great place for recreation and social activities year round.

There have been 12 closed sales in Eagle Brook in 2011, about half the number of the 22 closed sales in 2010 and the 19 closes in 2009. It may be that more people simply decided to stay put this year rather than selling their homes. Like many 10 to 15 year old subdivisions, the homes in Eagle Brook in good repair and have been updated are the ones that sell. Most buyers do not want to take on expensive renovations in this economy, so if they can’t find an updated home in one subdivision they will move onto a place with newer homes such as Mill Creek in Geneva.

What’s Selling in Eagle Brook?

Like most areas in the western suburbs, the homes that sell usually have updated kitchens and bathrooms. Most buyers prefer that the basement is finished. Buyers look for homes that have been well-maintained and have newer roofs, mechanicals and outdoor features like paver patios and decks.

In 2010 there were 23 closed sales, ranging in price from $351,000 to $550,000 with an average closed price of $45200. So far in 2011, there are 10 closed sales at an average closed price of $481,000 and 2 homes under contract. There are 17 Active Listings for sale in Eagle Brook today.
